1. Remove the existing garage door on the front (north) elevation and install three sash-style multi-light windows with trellis above to con vert the garage into an office. 2. Remove the easternmost bay window at the rear of the residence and construct a one-story addition consisting of a master bedroom and open -air Florida room. The addition will feature a hip roof with rafter ta ils and will be surfaced with horizontal hardie board siding. Double- hung, Pella aluminum-clad windows with a 6/6 pane configuration are to be installed. The proposed fenestration will feature colonial shutte rs, headers and sills. The open-air Florida room addition will have a gable roof supported by four (4) brick columns. The gable end will f eature louvered panels. 3. Remove the southern portion of the west wall and the bay window on the south wall of the primary residence and construct a two-story addi tion. The addition will consist of a two-car garage (side-loading), f amily room, kitchen and breakfast room on the first floor, three bedro oms, three baths, closet space and a laundry room on the second floor. The addition will have a hip roof surfaced with dimensional asphalt shingles and rafter tails. The exterior finish will be hardieboard si ding on the first story and board and batten on the second story. Pro posed fenestration includes a projecting bay window in the breakfast r oom, Pella double-hung, multi-light aluminum-clad windows with colonia l shutters, headers and sills. Proposed outdoor areas include a secon d-story balcony facing south and a covered loggia supported by four (4 ) wood columns adjoining the two-story addition and the existing acces sory structure. 4. Remove two (2) windows and the easternmost exterior walls of the ac cessory structure to allow for construction of the proposed two-story addition.
