 PLAN REVIEW RESULTS: DENIED.
  
 1) FAIR HOUSING ACT COMPLIANCE: THE CONDOMINIUMS AT 200
 ARKONA CT. ARE SUBJECT TO COMPLIANCE WITH FAIR HOUSING
 ACCESSIBILITY GUIDELINES WHICH CAME INTO EFFECT FOR
 MULTIFAMILY HOUSING BUILT FOR FIRST OCCUPANCY AFTER
 MARCH 13, 1991. THE SUBMITTED PLAN SHOWING THE NEW
 ROLL-IN SHOWER IN THE MASTER BATH APPEARS TO BE
 NON-COMPLIANT WITH THE GUIDELINES BECAUSE THERE IS A
 LAVATORY SINK INSIDE THE STALL WHERE GRAB BARS WOULD BE
 REQUIRED- PAGE 6.13 FHDA MANUAL. THE SHOWER SHALL BE
 RECONFIGURED IN ACCORDANCE WITH COMMENTS #2 & 2A BELOW.
 PLEASE NOTE: AS AN ALTERNATIVE TO MEETING THE
 GUIDELINES FOR THE BATH ALTERATIONS AND COMMENTS #2 &
 2A, THE OWNER AND DESIGNER OF RECORD FOR THE PROPOSED
 PROJECT MAY PROVIDE A SIGNED AND NOTARIZED AFFIDAVIT
 WHICH WOULD INDICATE ACKNOWLEDGEMENT THAT THE PROPOSED
 DESIGN DOES NOT MEET THE REQUIREMENTS OF THE FAIR
 HOUSING ACCESSIBILITY GUIDELINES, BUT WILL ALSO REQUIRE
 THE OWNER TO AGREE TO REVERT THE UNIT BACK TO
 COMPLIANCE AT TIME OF SALE IF REQUESTED BY THE BUYER.
 IF THIS OPTION IS CHOSEN, PLEASE SEND AN EMAIL TO
 [email protected] AND I WILL SEND A COPY OF THE FAIR
 HOUSING AFFIDAVIT.
  
 2) SHEETS A-2.1, A-5.1, & P-1: PLEASE REMOVE THE
 LAVATORY SINK AND PROVIDE GRAB REINFORCEMENT DETAILS IN
 COMPLIANCE WITH PAGES 6.12, 6.13 FDHA MANUAL. THE
 ELEVATION DETAILS ON A-5.1 CAN BE MODIFIED TO SHOW THE
 CORRECT GRAB BAR BACKING LOCATION LENGTHS AND HEIGHTS.
  
 2A) SHOW THE MOUNTING HEIGHT AND DIMENSIONS OF THE
 SHOWER SEAT- PAGE 6.13.
  
 3) P-1: RELOCATING THE SHOWER DRAIN OUTLET MAY REQUIRE
 THE FLOOR TO BE X-RAYED TO IN ORDER TO LOCATE
 REINFORCING STEEL OR POST STRESSED FLOOR TENDONS.
 PLEASE PLACE A NOTE ON THE PLANS TO VERIFY COMPLIANCE
 WILL BE MET- SEC. 107.2.1 WPB.
  
 4) P-1: NEW DRAIN PIPE PENETRATIONS OF THE EXISTING
 SLAB WILL REQUIRE FIRESTOPPING TO SEAL THE ANNULAR
 SPACE AROUND THE PIPING. PROVIDE UL TESTED AND APPROVED
 FIRESTOPPING ASSEMBLY DETAIL ON THE PLAN- SEC. 315.1
 FBC P AND SEC. 714.4.1.2 FBC B.
  
 WHEN RESUBMITTING, IT IS HELPFUL TO PROVIDE A RESPONSE
 LETTER ADDRESSING EACH ITEM ALONG WITH THE CITY
 RE-SUBMITTAL FORM.
