 1) THIS PERMIT SHOWS AN INCREASE IN THE SIZE OF THE
 RESTAURANT BUILDING. THE MARINA DESIGN GUIDELINES
 STIPULATE THE FOLLOWING PROCESS THAT MUST BE APPROVED
 PRIOR TO THE EXPANSION OF ANY BUILDING WITHIN THE
 INTERIM MARINA PORTION OF THE DEVELOPMENT. PRIOR TO
 ZONING APPROVAL OF THIS PERMIT, A SITE PLAN REVIEW
 APPLICATION MUST BE APPROVED.
  
 PBA DEVELOPMENT THAT REQUIRES A MODIFICATION OF THE
 INTERIM MARINA MASTER PLAN SHALL SUBMIT A FSPR-III TO
 THE CITY AS OUTLINED IN THE SITE PLAN APPROVAL SECTION
 OF THESE DESIGN GUIDELINES ALONG WITH A SEPARATE,
 CONCURRENT FSPR-II APPLICATION TO THE CITY TO MODIFY
 THE INTERIM MARINA MASTER PLAN. ALL MODIFICATIONS TO
 THE INTERIM MARINA MASTER PLAN WHICH RESULT IN NO NET
 INCREASE TO ANY PROVISION OF THE INTERIM MARINA MASTER
 PLAN MAY BE MODIFIED THROUGH THE FSPR-II PROCESS.
 MODIFICATIONS TO THE INTERIM MARINA MASTER PLAN WHICH
 RESULT IN AN INCREASE OF ANY PROVISION OF THE INTERIM
 MARINA MASTER PLAN SHALL SUBMIT A FSPR-III APPLICATION
 TO THE CITY FOR APPROVAL.
  
 2) STAFF HAS NOTED THE FOLLOWING ITEMS THAT MUST BE
 ADDRESSED AS PART OF THE SITE PLAN REVIEW PROCESS.
  
 A. PROVIDE INFORMATION ON THE OVERALL TRAFFIC IMPACT OF
 THE ADDITIONAL SQUARE FOOTAGE VERSUS WHAT IS APPROVED
 FOR THE ESTABLISHED MASTER PLAN. THIS WILL AFFECT WHICH
 REVIEW PROCESS IS REQUIRED.
  
 B. THE BUILDING EXPANSION OCCURS IN AN AREA THE
 CURRENTLY CONTAINS LANDSCAPE (SPECIFICALLY A TERMINAL
 LANDSCAPE ISLAND). THE INTERIM MARINA MASTER PLAN IS
 APPROVED TO PERMIT A WAIVER THAT REDUCED THE MINIMUM
 REQUIRED LANDSCAPE TO FOR 12.9% OF THE INTERIM MARINA.
 THE APPROVED PLAN SHOWS THAT THIS MINIMUM IS CURRENTLY
 BEING MET, SO ANY ADDITIONAL REDUCTION IS NOT
 PERMITTED.
  
 C. THE BUILDING EXPANSION REMOVES AT LEAST TWO PARKING
 SPACES. THE INTERIM MARINA MASTER PLAN SHOWS THE SITE
 PROVIDES THE EXACT NUMBER OF SPACES THAT ARE REQUIRED.
 THE EXPANSION OF THE RESTAURANT REQUIRES ADDITIONAL
 PARKING SPACES AND WHEN COUPLED WITH THE REMOVAL OF
 PARKING, RESULTS IN A PARKING DEFICIENCY FOR THE
 INTERIM MARINA. NOTE: THE REMOVED TERMINAL ISLAND WOULD
 NEED TO BE REPLACED, WHICH REMOVE ADDITIONAL PARKING
 SPACES.
  
 D. THE PLANS MUST CLEARLY VERIFY THAT THE MAXIMUM
 MARINE INDUSTRIAL AND CREW AMENITIES DENSITIES LISTED
 IN THE MARINA DESIGN GUIDELINES ARE NOT EXCEEDED WITH
 THIS EXPANSION.
  
 E. A FULL REVIEW OF THE PLANS WILL BE PERFORMED AS PART
 OF THE SITE PLAN REVIEW.
