 ADMINISTRATION
  
 2020 EXISTING BUILDING CODE. 801.3 COMPLIANCE. ALL NEW
 CONSTRUCTION ELEMENTS, COMPONENTS, SYSTEMS, AND SPACES
 SHALL COMPLY WITH THE REQUIREMENTS OF THE FLORIDA
 BUILDING CODE, BUILDING.

 5) 2ND REQUEST. THE BUILDING DEPARTMENT UNDESTANDS THE
 OWNERS REQUEST TO LIMIT THE BUILDING TO 499 OCCUPANTS.
 WHEN LOOKING AT BUILDINGS EXSPECAILLY ASSEMBLY
 OCCUPNCIES WE LOOK AT THE WORSE CASE SCENIRO FOR
 EXITING WHICH YOUR BUILDING COMPLIES. THE ISSUE WITH
 THRESHOLD STATUTES WE HAVE NO CONTROL OVER. THERE ARE
 AREAS IN YOUR BUILDING ANALYSIS WHERE YOU NEED TO TAKE
 A CLOSER LOOK, FOR EXAMPLE YOU SHOW THE BUSINESS
 OCCUPANCY FACTOR OF 100 SF GROSS WHEREAS THE 2020
 FBC-BUILDING CODE TABLE 1004.5 USES A FACTOR OF 150 SF/
 OCCUPANT. THE COURT IS POSSIBLY ANOTHER AREA WHERE THE
 OCCUPANT LOAD COULD BE REDUCED. PLEASE TAKE A LOOK AT
 SECTION 1004.1.2 THE EXCEPTION TO A REDUCED OCCUPANT
 LOAD, PLEASE SUBMIT A REDUCED OCCUPANT LOAD ANALYSIS
 FOR THE BUILDING OFFICIAL TO REVIEW TO SEE IF HE WILL
 APPROVE THE CONCEPT. THIS SAME DESIGN THEN SHOULD BE
 USED FOR THE PLUMBING FIXTURE COUNT. YOU WILL NEED TO
 SHOW WHERE THE REDUCED OCCUPANT LOAD IF APPROVED
 COMPLIES WITH THE 2020 FBC-BUILDING TABLE 2902.1 &
 PLUMBING CODE TABLE 403.1.
  
 1ST ROUND OF COMMENTS. THIS PORTION OF THE BUILDING IS
 TO BE CLASSIFIED AS AN THRESHOLD BUILDING, FL. S. S.
 553.71 (7) ANY BUILDING WHICH HAS AN ASSEMBLY OCCUPANCY
 WHICH EXCEEDS 5,000 SQ. FT. IN AREA AND AN OCCUPANT
 CONTENT OF GREATER THAN 500 PERSONS, AS STATED ON PLAN
 796 OCCUPANTS.
 5A) 109.3.6.1 THRESHOLD INSPECTION PLAN. THE ENFORCING
 AGENCY SHALL REQUIRE A (WRITTEN/ TYPED) SPECIAL
 INSPECTOR TO PERFORM STRUCTURAL INSPECTIONS ON A
 THRESHOLD BUILDING PURSUANT TO A STRUCTURAL INSPECTION
 PLAN PREPARED BY THE ENGINEER OF RECORD. THE STRUCTURAL
 INSPECTION PLAN MUST BE SUBMITTED TO THE ENFORCING
 AGENCY PRIOR TO THE ISSUANCE OF A BUILDING PERMIT FOR
 THE CONSTRUCTION OF A THRESHOLD BUILDING. THE PURPOSE
 OF THE STRUCTURAL INSPECTION PLAN IS TO PROVIDE
 SPECIFIC INSPECTION PROCEDURES AND SCHEDULES SO THAT
 THE BUILDING CAN BE ADEQUATELY INSPECTED FOR COMPLIANCE
 WITH THE PERMITTED DOCUMENTS.

 CONSTRUCTION SERVICES DEPARTMENT REQUEST FOR THRESHOLD
 BUILDINGS A SPECIAL INSPECTOR AS REQUIRED BY FL S S
 553.79(5) FLORIDA STATUTES TO THE MINIMUM INSPECTIONS
 REQUIRED BY THIS CODE. THE THRESHOLD INSPECTION FORMS
 ARE REQUIRED TO BE FILED OUT BY ALL PARTIES WITH
 INTEREST, NOTARIZED AND RETURNED TO THIS OFFICE, AND
 REVIEWED AND APPROVED BEFORE PERMIT ISSUANCE WILL TAKE
 PLACE.
  
 5C) THRESHOLD BLDG., REQUIRED STATEMENT: W.P.B.
 AMENDMENT 110.3.7.4.4 ALL PLANS FOR THE BUILDING WHICH
 ARE REQUIRED TO BE SIGNED AND SEALED BY THE ARCHITECT
 OR ENGINEER OF RECORD CONTAIN A STATEMENT THAT, TO THE
 BEST OF THE ARCHITECT'S OR ENGINEER'S KNOWLEDGE, THE
 PLANS AND SPECIFICATIONS COMPLY WITH THE APPLICABLE
 FIRE-SAFETY STANDARDS AS DETERMINED BY THE LOCAL
 AUTHORITY IN ACCORDANCE WITH THIS SECTION AND 633
 FLORIDA STATUTE.
  
 5D) FOR THE SPECIAL INSPECTOR PLEASE PROVIDE A RESUME'
 OF INSPECTION EXPERIENCE ON PREVIOUS PROJECT. THE
 RESUME' MUST BE ACCOMPANIED BY ALL CERTIFICATES AS
 SPECIFIED HEREIN. THE BUILDING OFFICIAL OR HIS DESIGNEE
 WILL REVIEW THE RESUME'. AFTER THE RESUME' IS REVIEWED,
 AN INTERVIEW WILL BE SCHEDULED. UNDER NO CIRCUMSTANCES
 WILL AN INSPECTOR BE INTERVIEWED FOR WORK WITHOUT FIRST
 MEETING THE ABOVE CRITERIA.
  
 5E) THE CONTRACTOR WILL PRODUCE A JOB SUMMARY OR
 HISTORY FOR THIS TYPE OF CONSTRUCTION.

 OWNERS TENANT AGREEMENT, THE LANDLORD RETAINS

 EQUIPMENT. PLEASE SHOW HOW ACCESS IS TO BE OBTAINED,
 ACCESS ROUTE AND THE DOCUMENT IN QUESTION TO BE
 SUBMITTED FOR REVIEW AND APPROVAL.

 (33-PERCENT SLOPE). SUCH ACCESS SHALL NOT REQUIRE THE
 USE OF PORTABLE LADDERS. WHERE ACCESS INVOLVES CLIMBING
 OVER PARAPET WALLS, THE HEIGHT SHALL BE MEASURED TO THE
 TOP OF THE PARAPET WALL.

 1011.12.2. IN BUILDINGS THAT DO NOT HAVE AN OCCUPIED
 ROOF SHALL BE PERMITTED TO BE A ROOF HATCH OR TRAP DOOR
 NOT LESS THAN 16 SQUARE FEET IN AREA AND HAVING A
 MINIMUM DIMENSION OF 2 FEET.

 ON THE ROOF DECK. SHEET M701 PACKAGED ROOFTOP AIR
 CONDITIONER TIE-DOWN DETAIL, IS A GENERIC DESIGN,
 STATES THE DESIGN IS TO COMPLY WITH THE FLORIDA
 BUILDING CODE SECTION 1609 FOR WIND LOADS. THERE ARE NO
 DETAILS FOR NEW ROOF PENETRATIONS, ADDITIONAL STEEL
 ROOF FRAMING, WELDING INFORMATION FOR NEW ROOF FRAMING
 TO BAR JOIST, NO ANALYSES FOR ANCHORING OF CURB TO ROOF
 FRAMING NOR THE ATTACHMENT OF RTU TO THE ROOF CURB.
 2020 FBC-M- 301.15 WIND RESISTANCE. MECHANICAL
 EQUIPMENT, APPLIANCES AND SUPPORTS THAT ARE EXPOSED TO
 WIND SHALL BE DESIGNED AND INSTALLED TO RESIST THE WIND
 PRESSURES DETERMINED IN ACCORDANCE WITH THE FLORIDA
 BUILDING CODE, BUILDING.
 LATERAL FORCE-RESISTING SYSTEM. FOR ALL ROOF TOP
 EQUIPMENT, CURBS, FANS OR A/C STANDS, AND OR VENTS,
 DETAILED ATTACHMENT TO THE ROOF FRAMING & DECK AS WELL
 AS FROM THE CURB OR ROOF STAND TO THE EQUIPMENT ABOVE.
 2020 FBC-B 1604.4 ANALYSIS. LOAD EFFECTS ON STRUCTURAL
 MEMBERS AND THEIR CONNECTIONS SHALL BE DETERMINED BY
 METHODS OF STRUCTURAL ANALYSIS THAT TAKE INTO ACCOUNT
 EQUILIBRIUM, GENERAL STABILITY, GEOMETRIC COMPATIBILITY
 AND BOTH SHORT- AND LONG-TERM MATERIAL PROPERTIES.
 EVERY STRUCTURE SHALL BE DESIGNED TO RESIST THE
 OVERTURNING EFFECTS CAUSED BY THE LATERAL FORCES
 SPECIFIED IN THIS CHAPTER. SEE SECTION 1609 FOR WIND
 LOADS.

 REMODELED AS A SHELL PERMIT WITH TENANT FIT UPS. WITH
 THE BUILDING HAVING AN ASSEMBLY OCCUPANCY GREATER THAN
 300 THE BUILDING RISK CATEGORY GOES FROM II TO RISK
 CATEGORY III WITH 180 VULT WINDS VULT. THE STRUCTURAL
 ENGINEER IS GOING TO HAVE TO DO A STRUCTURAL ANLYSIS ON
 THE BUILDING AND COMPONENTS AND CLADDING. SEE 2020
 FBC-TABLE 1604.5 & 2020 EXISTING BUILDING CODE. 801.3
 COMPLIANCE. ALL NEW CONSTRUCTION ELEMENTS, COMPONENTS,
 SYSTEMS, AND SPACES SHALL COMPLY WITH THE REQUIREMENTS
 OF THE FLORIDA BUILDING CODE, BUILDING.
