 PLAN REVIEW RESULTS: DENIED.
  
 1) THE EDGE CONDOMINIUMS WERE DESIGNED IN ACCORDANCE
 WITH THE FAIR HOUSING ACT, WHICH REQUIRES ALTERATIONS
 IN THE DWELLINGS TO ALSO BE IN COMPLIANCE. BASED ON THE
 FLOOR PLAN DRAWINGS SHOWING THE TOILETS ADJACENT TO THE
 BATHTUBS IT APPEARS TYPE A COMPLIANCE WAS THE DESIGN
 INTENTION FOR THE UNIT. TYPE A DESIGN ALLOWS FOR A
 30X48 INCH CLEAR FLOOR SPACE FORWARD APPROACH TO THE
 TUB HOWEVER SHOWERS REQUIRE A 30X40 INCH CLEAR FLOOR
 SPACE POSITIONED PARALLEL APPROACH TO THE SHOWER. IT
 APPEARS THE CLEAR FLOOR SPACE CANNOT BE PROVIDED UNLESS
 THE TOILET IS RELOCATED. PLEASE SEE PAGES 7.34-7.38,
 AND 7.56-7.58 OF THE FHDA MANUAL FOR FURTHER
 INFORMATION AND PROVIDE AN ENLARGED DRAWINGS IN
 COMPLIANCE WITH COMMENTS 2 & 3 LISTED BELOW.
  
 PLEASE NOTE: AS AN ALTERNATIVE TO MEETING THE
 GUIDELINES FOR THE BATH ALTERATIONS, THE OWNER AND
 DESIGNER OF RECORD FOR THE PROPOSED PROJECT MAY PROVIDE
 A SIGNED AND NOTARIZED AFFIDAVIT WHICH WOULD INDICATE
 ACKNOWLEDGEMENT THAT THE PROPOSED DESIGN DOES NOT MEET
 THE REQUIREMENTS OF THE FAIR HOUSING ACCESSIBILITY
 GUIDELINES, BUT WILL ALSO REQUIRE THE OWNER TO AGREE TO
 REVERT THE UNIT BACK TO COMPLIANCE AT TIME OF SALE IF
 REQUESTED BY THE BUYER. IF THIS OPTION IS CHOSEN,
 PLEASE SEND AN EMAIL TO [email protected] AND I WILL SEND A
 COPY OF THE FAIR HOUSING AFFIDAVIT.
  
 2) PLEASE REFER TO PAGES 7.56- 7.59 OF THE FHDA MANUAL
 AND INDICATE ON THE PLANS THE REQUIRED 30X48-INCH CLEAR
 FLOOR SPACES POSITONED FOR PARALLEL APPROACHES TO THE
 SHOWER. PLEASE NOTE THAT NO FIXTURES ARE ALLOWED TO
 OVERLAP THE CLEAR FLOOR SPACES REQUIRED FOR THE SHOWER.
  
 3) REFER TO PAGES 6.12- 6.13 OF THE FHDA MANUAL AND
 PROVIDE AN ELEVATION DETAIL SHOWING THE SHOWER CONTROLS
 LOCATION, AND THE GRAB BAR AND SEAT REINFORCEMENT
 DETAILS. SHOW THE LENGTHS, WIDTHS AND HEIGHTS AND THE
 TYPE OF REINFORCEMENT MATERIAL TO BE USED. SEE SECTION
 603.1 FOR ALLOWABLE MATERIALS IN NON-COMBUSTIBLE
 BUILDINGS.
  
 4) THE SIGNATURE OF THE CONTRACTOR OR QUALIFIER SHOW BE
 ON THE DRAWINGS- SEC.107.2.1 WPB, AND FL. STATUTES
 471.003(2)(H) & 471.025.
  
 WHEN RESUBMITTING, IT IS HELPFUL TO PROVIDE A RESPONSE
 LETTER ADDRESSING EACH ITEM ALONG WITH THE CITY
 RE-SUBMITTAL FORM.
