 PER STAFF RESEARCH A PERMIT WAS NEVER ISSUED FOR AN
 ACCESSORY APARTMENT, OUR RECORDS INDICATE THE ACCESSORY
 STRUCTURE IS A GARAGE THAT WAS NEVER LEGALLY
 TRANSFORMED INTO A ADU. THEREFORE, IT MUST BE CONVERTED
 BACK INTO A GARAGE
  
 DUE TO THE SIZE OF THE LOT WIDTH BEING LESS THAN 60
 FEET, PER SECTION 94-303 IN THE EVENT A PROPERTY OWNER
 CAN NOT MEET ANY OF THE ADDITIONAL STANDARDS SHOWN IN
 SUBSECTION (B), SUCH WAIVER SHALL REQUIRE APPROVAL BY
 THE ZONING BOARD OF APPEALS AS A CLASS B SPECIAL USE
 PERMIT.
  
 SEPARATE PERMIT REQUIRED FOR:
 FENCE/WALL, DRIVEWAY, GENERATOR, MECHANICAL/AC/POOL
 EQUIPMENT, IRRIGATION, LANDSCAPE, OTHER ACCESSORY
 STRUCTURES.
  
 THE VALUE OF THE CONSTRUCTION ($150,000) EXCEEDS 50% OF
 THE STRUCTURE'S VALUE ($128,294) ACCORDING TO THE
 P.B.C. PROPERTY APPRAISER'S OFFICE; THEREFORE, PURSUANT
 TO SECTION 94-441(B) OF THE ZONING AND LAND DEVELOPMENT
 REGULATIONS (ZLDR), THE LANDSCAPE ON THE SITE SHALL BE
 IN COMPLIANCE WITH ALL APPLICABLE REGULATIONS FOUND IN
 ARTICLE XIV OF THE ZLDR. IF THE SITE CONFORMS TO
 ARTICLE XIV, THEN TWO (2) COPIES OF A LANDSCAPE PLAN
 DEMONSTRATING COMPLIANCE SHALL BE INCLUDED WITH THE
 PERMIT RE-SUBMITTAL. IF THE SITE DOES NOT CONFORM TO
 ARTICLE XIV, THEN PRIOR TO THE ZONING APPROVAL OF THIS
 PERMIT A SEPARATE LANDSCAPE PERMIT AND IRRIGATION
 PERMIT SHALL BE SUBMITTED SHOWING MATERIAL TO BRING THE
 SITE INTO CONFORMITY.
