2022-03-21 16:03:01PROVISO 1: EXACT PRIVATE OPEN SPACE TYPE & LANDSCAPE
 REQUIREMENTS (TREE CANOPY AND VEGETATED AREA) SHALL BE
 INCLUDED WITH THE PROPERTY?S PHASE II PERMIT. IF THE
 PHASE I CONSTRUCTION IS COMPLETED PRIOR TO THE
 COMMENCEMENT OF PHASE II PERMITTING & CONSTRUCTION,
 THEN THE REQUIRED PRIVATE OPEN SPACE REQUIREMENTS SHALL
 BE COMPLETED/MET BEFORE ISSUANCE OF THE PHASE I CO.
  
 PROVISO 2: THE 3FT. PORTION OF WIDENED SIDEWALK SHALL
 BE EXTENDED/CONTINUED ACROSS THE N ROSEMARY STREET
 FRONTAGE TO PROVIDE A CONTINUOUS 6 FT. OF SIDEWALK
 CLEARANCE BETWEEN THE TREE GRATES AND INTERIOR OF SITE.
 THIS SHALL BE INCLUDED WITH THE PROPERTY?S PHASE II
 PERMIT. IF THE PHASE I CONSTRUCTION IS COMPLETED PRIOR
 TO THE COMMENCEMENT OF PHASE II PERMITTING
 CONSTRUCTION, THEN THE WIDENED SIDEWALK PORTION SHALL
 BE COMPLETED BEFORE ISSUANCE OF THE PHASE I CO.
