 11 DISTRICT, FRONT SETBACKS ARE CONSIDERED CONTEXTUAL.
 THIS MEANS THAT THE FRONT SETBACK FOR A NEW RESIDENCE
 MUST FALL BETWEEN THE TWO ADJACENT PROPERTIES. PLEASE
 CONFIRM THAT THE LOT TO THE EAST OF THE SUBJECT
 PROPERTY IS VACANT AND PROVIDE THE SETBACK DISTNCE OF
 THE PROPERTY DIRECTLY TO THE WEST OF THE PROPERTY.
  
 THE BUILDING HEIGHT APPEARS TO BE IN COMPLIANCE WITH
 CITY CODE. HOWEVER BUILDING HEIGHT MUST BE MEASURE FROM
 FINISHED GRADE AND THE ELEVATION DIAGRAM MEASURES
 HEIGHT FROM THE FINISHED FLOOR ELEVATION. IN ALL
 LIKELIEHOOD THIS DIFFERENCE IS NEGLIGIBLE BUT PLEASE
 CORRECT FOR FUTURE APPLICATIONS.
  
 THE FRONT YARD DOES NOT APPEAR TO MET THE MINIMUM
 LIVING PLANT MATERIAL REQUIREMENTS. THE LESSER OF 1000
 SQUARE FEET OR 75 PERCENT OF THE FRONT YARD SHALL BE
 LANDSCAPED WITH LIVING PLANT MATERIAL, HOWEVER THE
 DRIVEWAY AND WALKAY SEEM TO COVER MORE THAN 25% OF THE
 FRONT YARD AND THE SITE PLAN DOES NOT PROVIDE THE
 SQUARE FOOTAGE OF THE FRONT YARD NOT COVERED BY THE
 DRIVEWAY. PLEASE MAKE THESE CALCULATIONS AND NOTE THEM
 ON THE SITE PLAN, AND IF THEY DO NOT COMPLY WITH THIS
 CITY CODE PLEASE ADJUST THE SITEPLAN.
  
 SEPARATE PERMIT REQUIRED FOR IRRIGATION AND LANDSCAPE
 PLANS, THEREFORE THEY WERE LOCKED OUT OF THE BUILDING
 PERMIT APPLICATION.
