 1.) PLEASE PROVIDE MORE INFORMATION ON THE SUBJECT
 PROPERTY (1037 W. LAKEWOOD RD). WAS THE PROPERTY AT ONE
 POINT JOINED WITH THE ADJACENT PROPERTY TO THE WEST
 (1041 W. LAKEWOOD RD.)? BOTH PROPERTIES SEEM TO BE
 OWNED BY THE SAME PROPERTY OWNER, BUT UNDER A DIFFERENT
 CORPORATION. IF THE PROPERTY WAS SPLIT, PLEASE PROVIDE
 DOCUMENTATION FROM THE CITY THAT IT WAS APPROVED FOR A
 LOT SPLIT. IF NOT, AN APPLICATION FOR A LOT SPLIT MUST
 BE SUBMITTED TO THE CITY'S DEVELOPMENT SERVICES
 DEPARTMENT - PLANNING DIVISION FOR REVIEW AND APPROVAL.
 PLEASE NOTE THAT THE LEGAL DESCRIPTION AND SURVEY OF
 THE PROPERTY INDICATES THE SPLIT OF THE LOT WOULD NOT
 BE NORMALLY BE APPROVED BY THE CITY.
  
 [7/27/2021 REPEAT COMMENT: COMMENT NOT SATISFIED. THERE
 IS NO EVIDENCE THAT THE LOT SPLIT HAD GONE THROUGH THE
 PROPER CHANNELS THROUGH THE CITY'S LOT SPLIT PROCESS.
 BASED ON THE INFORMATION PROVIDED, THE LOT DOES NOT
 MEET THE MINIMUM LOT SIZE STANDARDS FOR THE SF7 ZONING
 DISTRICT, NOR IS THE LOT SPLIT ALONG THE ORIGINAL
 PLATTED LOT LINES. THE LOT SPLIT PROCESS THROUGH THE
 CITY ENSURES CONSISTENCY WITH THE CITY?S ZONING AND
 LAND DEVELOPMENT REGULATIONS. IF THIS CANNOT BE
 CORRECTED, THEN THE PROPERTY OWNER WILL NEED TO SEEK A
 VARIANCE FROM THE MINIMUM LOT WIDTH REQUIREMENT. THE
 VARIANCE MUST DEMONSTRATE A HARDSHIP, AND THE VARIANCE
 APPLICATION WILL NEED TO BE HEARD BY THE ZONING BOARD
 OF APPEALS (ZBA) FOR APPROVAL.]
