 PLEASE PROVIDE A WRITTEN RESPONSE TO THE FOLLOWING PLAN
 REVIEW COMMENTS:
  
 1. THE FOLLOWING COMMENTS WERE ISSUED REGARDING THE
 PLANS SUBMITTED AS PART OF THE MINOR AMENDMENT TO THE
 CMPD, DATED JUNE 2, 2021. MANY (IF NOT ALL) OF THE
 COMMENTS BELOW ARE APPLICABLE TO THE PLANS SUBMITTED AS
 PART OF THIS BUILDING PERMIT.
  
 2. THE SIZE OF THE BEACH CLUB (OVERHANG) HAS INCREASED.
 PURSUANT TO THE DESIGN GUIDELINES, THE BEACH CLUB IS TO
 BE A MINIMUM OF 20 FEET FROM THE SEAWALL. AS THE
 OVERHANG HAS SUPPORT POSTS, THE MINIMUM 20 FOOT SETBACK
 (AS DEFINED BY THE ZLDRS) IS TO BE FROM THE SUPPORT
 COLUMN TO THE SEAWALL. EITHER THE PLAN SHALL BE REVISED
 TO MEET THE MINIMUM SETBACK REQUIREMENT, OR A MAJOR
 AMENDMENT TO THE CMPD SHALL BE APPROVED TO MODIFY THE
 SETBACK REQUIREMENTS.
  
 3. IT IS STAFF?S UNDERSTANDING THAT NUMEROUS PARKING
 SPACES ARE PROPOSED TO BE ASSIGNED (TO RYBOVICH, ETC.).
 AS THE PROJECT WAS DESIGNED UTILIZING THE SHARED
 PARKING PROVISIONS OF SEC. 94-484 OF THE CITY?S ZLDRS,
 PARKING SPACES WHICH ARE RESERVED FOR USE BY SPECIFIED
 INDIVIDUALS OR CLASSES OF INDIVIDUALS SHALL NOT BE
 COUNTED TOWARD MEETING PARKING REQUIREMENTS. THE
 PARKING TABLE/CALCULATION SHALL BE REVISED TO INDICATE
 THE NUMBER OF ASSIGNED SPACES, AND THAT THE PROJECT
 CONTINUES TO COMPLY WITH THE MINIMUM PARKING
 REQUIREMENTS (LESS THE RESERVED SPACES). THE RESERVED
 SPACES SHALL ALSO BE IDENTIFIED ON THE SITE PLAN.
  
 4. THE SITE PLAN INDICATES ADDITIONAL PARKING SPACES
 BEING CONSTRUCTED ON THE FORMER RYBOVICH HELIPAD. THESE
 SPACES SHALL BE DESIGNED TO COMPLY WITH THE CITY?S
 ZLDRS, INCLUDING THE PROVISION OF LANDSCAPE ISLANDS,
 BUFFERS, ETC.
  
 5. THE OVERHANG (WITH SUPPORT POSTS/COLUMNS) FOR THE
 NORTH TOWER ENCROACHES INTO THE REQUIRED SETBACK FROM
 THE NORTH PROPERTY LINE. PURSUANT TO THE CMPD DESIGN
 GUIDELINES, A MINIMUM SETBACK OF 55 FEET SHALL BE
 PROVIDED. ROOF OVERHANGS, BALCONIES, ETC. (WITH NO
 SUPPORT COLUMNS) ARE PERMITTED TO ENCROACH SIX (6) FEET
 INTO THE REQUIRED SETBACK. EITHER THE PLAN SHALL BE
 REVISED TO MEET THE MINIMUM SETBACK REQUIREMENT, OR A
 MAJOR AMENDMENT TO THE CMPD SHALL BE APPROVED TO MODIFY
 THE SETBACK REQUIREMENTS.
  
 6. ALL PLANS NEED TO CLEARLY IDENTIFY ALL ELEMENTS
 SHOWN ON THE PLAN. THERE ARE MANY SHEETS WHERE ELEMENTS
 ARE NOT IDENTIFIED; MANY SHEETS DO NOT HAVE ELEMENTS
 LABELED, OR NOT SHOWN AT ALL (SUCH AS THE OVERHANG ON
 THE NORTH SIDE OF THE NORTH TOWER).
  
 7. PLEASE NUMBER THE PARKING SPACES, AS WAS PROVIDED ON
 PREVIOUS VERSIONS OF THE PLANS.
  
 8. PLEASE EXPLAIN HOW THE DROP-OFF COURT IS PROPOSED TO
 FUNCTION. CARS SHOULD NOT BE COMPELLED TO STOP IN THE
 MIDDLE OF THE DRIVE-AISLE.
  
 9. THE PARKING NUMBERS SHOWN ON SHEET 00.201 DO NOT
 SEEM TO MATCH. IN SOME AREAS ITS INDICATED THAT 654
 SPACES ARE PROVIDED, OTHER AREAS INDICATED 658 SPACES
 ARE PROVIDED. ENSURE THAT ALL INFORMATION SHOWN IN THE
 DATA TABLES, ETC. IS ACCURATE AND MATCHES THAT WHICH IS
 SHOWN ON THE PLAN.
  
 10. AS AREAS OF THE SITE HAVE BEEN CHANGED, REVISED
 LANDSCAPE PLANS SHALL BE PROVIDED AS PART OF THE MINOR
 AMENDMENT, AS WELL AS REVISIONS TO ANY EXISTING
 LANDSCAPE PERMITS.
  
 11. IT APPEARS THAT ADDITIONAL INFORMATION IS BEING
 SHOWN REGARDING THE PROPOSED DOCK. WHAT IS THE STATUS
 OF MOVING FORWARD WITH THIS? RESIDENTIAL DOCKS SHALL
 CONFORM TO THE REQUIREMENTS OF SEC. 94-313 OF THE
 CITY?S ZLDRS.
  
 12. PLEASE INDICATE IN THE DATA TABLE THE NUMBER OF
 ELECTRIC CAR CHARGING SPACES AND CARPOOL SPACES ARE
 BEING PROVIDED. AS PROVIDED IN THE DESIGN GUIDELINES, A
 MINIMUM OF 5% OF THE NON-RESIDENTIAL PARKING SHALL BE
 ELECTRIC CAR CHARGING SPACE (AND SHALL BE OPEN TO THE
 PUBLIC) AND CARPOOL SPACES (EQUIVALENT TO 2% OF THE
 NON-RESIDENTIAL PARKING) SHALL BE PROVIDED.
  
 13. THE EASTERN END OF THE PARKING ROW SOUTH OF THE
 SOUTH TOWER DOES NOT APPEAR TO PROVIDE THE REQUIRED
 TERMINAL LANDSCAPE ISLAND (SPECIFICALLY ON SHEET
 A1.101). THIS AREA SEEMS TO BE INCOMPLETE AND NOT ALL
 OF THE IMPROVEMENTS ARE SHOWN (AS DEPICTED ON SHEET
 A1.100).
  
 14. A TURNAROUND SPACE WILL NEED TO BE PROVIDED AT THE
 EASTERN END OF THE PARKING ROW SOUTH OF THE SOUTH
 TOWER.
  
 15. THE REVISED PEDESTRIAN PATHWAYS SOUTH OF THE SOUTH
 TOWER ARE UNCLEAR. IT IS HARD TO IDENTIFY WHAT IS
 SIDEWALK, LANDSCAPE AREA, ETC. PURSUANT TO THE DESIGN
 GUIDELINES, A CONTINUOUS SIDEWALK (OPEN TO THE PUBLIC)
 SHALL BE PROVIDED SOUTH OF THE SOUTH TOWER ? CONNECTING
 NORTH FLAGLER DRIVE TO THE PUBLIC PROMENADE.
  
 16. THE ARE LOCATIONS WHERE THE LABELS FOR BIKE RACKS
 ARE POINTING TO PARKING SPACES. PLEASE ENSURE THAT ALL
 LABELS ARE CORRECTLY POINTING TO THE INTENDED ELEMENT.
 PURSUANT TO THE DESIGN GUIDELINES, BIKE RACKS ARE TO BE
 DISTRIBUTED AMONGST BUILDING ENTRANCES, ETC. THE
 REVISED PLAN APPEARS TO HAVE REMOVED THE BIKE RACKS
 THAT WERE IN FRONT OF THE SOUTH TOWER, AND NO RACKS ARE
 LABELED IN FRONT OF THE ENTRANCE TO THE NORTH TOWER.
