 SHALL COMPLY WITH THE REQUIREMENTS OF THE FLORIDA
 BUILDING CODE, BUILDING.

 PROFESSIONALS? DOCUMENTS, IF A LOCAL GOVERNMENT FINDS
 IT NECESSARY, IN ORDER TO ENFORCE COMPLIANCE WITH THE
 FLORIDA BUILDING CODE AND ISSUE A PERMIT, TO REJECT
 DESIGN DOCUMENTS REQUIRED BY THE CODE THREE OR MORE
 TIMES FOR FAILURE TO CORRECT A CODE VIOLATION
 SPECIFICALLY AND CONTINUOUSLY NOTED IN EACH REJECTION,
 INCLUDING, BUT NOT LIMITED TO, EGRESS, FIRE PROTECTION,
 STRUCTURAL STABILITY, ENERGY, ACCESSIBILITY, LIGHTING,
 VENTILATION, ELECTRICAL, MECHANICAL, PLUMBING, AND GAS
 SYSTEMS, OR OTHER REQUIREMENTS IDENTIFIED BY RULE OF
 THE FLORIDA BUILDING COMMISSION ADOPTED PURSUANT TO
 CHAPTER 120, THE LOCAL GOVERNMENT SHALL IMPOSE, EACH
 TIME AFTER THE THIRD SUCH REVIEW THE PLANS ARE REJECTED
 FOR THAT CODE VIOLATION, A FEE OF FOUR TIMES THE AMOUNT
 OF THE PROPORTION OF THE PERMIT FEE ATTRIBUTED TO PLANS
 REVIEW.

 3) SEMI-COMPLIED. 2020 EXISTING BUILDING CODE LEVEL II
 801.3 COMPLIANCE. ALL NEW CONSTRUCTION ELEMENTS,
 COMPONENTS, SYSTEMS, AND SPACES SHALL COMPLY WITH THE
 REQUIREMENTS OF THE FLORIDA BUILDING CODE, BUILDING.
 CREATION OR EXTENSION OF NONCONFORMITY. ALL NEW WORK,
 RE-CONFIGURATION SHALL NOT CREATE OR EXTEND ANY
 NONCONFORMITY IN THE EXISTING BUILDING TO WHICH THE
 RE-CONFIGURATION OF SPACE IS BEING MADE WITH REGARD TO
 ACCESSIBILITY, STRUCTURAL STRENGTH, FIRE SAFETY, MEANS
 OF EGRESS.

 5A) COMPLIED. ARCHITECT LETTER STATES NEW WOOD DECK
 SAME LEVEL AS THE INTERIOR FINISH FLOOR.
  
 5B) 4TH REQUEST. SEMI- COMPLIED. THE DECK FRAMING PLAN
 DOES NOT SHOW COMPLIANCE WITH %A BUT ARCHITECTS LETTER
 STATES THE NEW DECK IS THE SAME LEVEL AS THE INTERIOR
 FINISH FLOOR. THE S1 SHEET DOES ALSO SHOW WHAT APPEARS
 TO BE 2 EGRESS RAMPS DOWN TO GRADE BUT THERE IS ALSO A
 DETAIL OF A EXISTING BUILDING WALL, LANDING THEN RAMP
 DOWN TO GRADE. THAT DETAIL IS DRAWN AS IF YOU WERE
 GOING OUT OF THE BUILDING TO A LANDING THEN DOWN TO
 EXISTING PAVEMENT WHICH IS NOT THE CASE.
 THE 2NS ISSUE THAT WAS NOT ADDRESSED RAMPS WITH A
 HEIGHT GREATER THAN 6 INCHES REQUIRE HANDRAILS
 INCOMPLIANCE WITH 1012.8 OF THE 2020 FBC-BUILDING CODE.
 3RD REVIEW COMMENT. IN CASE OF FIRE, ONE IS NOT TO GO
 BACK INTO THE BUILDING, ONCE OUT OF THE BUILDING
 SECTION 1028.1 OF THE 2020 FBC-B, THE EXIT DISCHARGE
 SHALL NOT REENTER THE BUILDING. PLEASE SHOW THE 2
 REQUIRED ACCESSIBLE EXITS FROM THE DECK, THE PLANS DO
 NOT SHOW RAMPS NOR HANDRAILS. 2020 FBC-ACCESSIBILITY
 CODE SECTION 207.1 MEANS OF EGRESS SHALL COMPLY WITH
 SECTION 1003.2.13 OF THE INTERNATIONAL BUILDING CODE
 (2000 EDITION AND 2001 SUPPLEMENT) OR SECTION 1007 OF
 THE INTERNATIONAL BUILDING CODE (2003 EDITION). 2003
 IBC-B 1007.1 WHERE MORE THAN ONE MEANS OF EGRESS IS
 REQUIRED BY SECTIONS 1014.1 OR 1018.1 FROM ANY
 ACCESSIBLE SPACE, EACH ACCESSIBLE PORTION OF THE SPACE
 SHALL BE SERVED BY NOT LESS THAN TWO MEANS OF EGRESS.

 SHOWS A DECK FRAMING PLAN AND RAMPS BUT NOT COMPLIANCE
 WITH THE 2020 FBC-ACCESSIBILITY CODE SECTIONS 405.1

 SECTION DETAIL SHOWING THE DECKING TO BE 5/4 PT
 DECKING. WHAT IS MISSING IS THE SPACING BETWEEN BOARDS.
 NOTE THAT THE PT DECKING WILL SHRINK MAKING THE SPACE
 BETWEEN THE DECK BOARDS TO EXPAND WITH AGE. PLEASE
 PROVIDE WHAT THE ACTUAL SPACING IS BETWEEN THE DECK
 BOARDS, AND DO THEY COMPLY WITH THE 2020
 FBC-ACCESSIBILITY CODE SECTION 302.3.

 MYSELF ON WED. DEC. 22ND AT CITY HALL BUILDING
 CONFERENCE ROOM 2:00PM TO DISCUSS THIS PERMIT
 (UNPERMITTED DECK) AND UNPERMITTED WORK ON THE INTERIOR
 OF UNIT 3. MR. DYLAN PULLED UP OLD PERMITS TO BE VIEWED
 ON THE BIG SCREEN TO SHOW THE LAST PERMITTED WORK
 VERSES WHAT IS THERE NOW. ISSUES THAT ARE OF CONCERN
 NEW UNDERGROUND PLUMBING, VENTING AND NEITHER OF THE
 RESTROOMS HAVE BEEN UPDATED FOR ACCESSIBILITY
 REQUIREMENTS.
  
 9) NEW COMMENT. WITH THE 2 UNITS THAT WERE THERE AND
 INCREASED OCCUPANT LOAD OF THE A3/ A2 ASSEMBLY USAGE ON
 THE INTERIOR AND NEW OCCUPANT LOAD ON THE RAISED DECK,
 EVEN IF ON GRADE AND THE SAME EXTERIOR AREA IS GOING TO
 USE THIS EXTERIOR AREA THE ADDITIONAL OCCUPANT LOAD
 WILL NEED TO BE SHOWN THAT THE EXISTING RESTROOM
 FACILITIES WILL SHOW COMPLIANCE WITH 2020 FBC-BUILDING
 CODE TABLE 2902.1.
