 2020 EXISTING BUILDING CODE. 801.3 COMPLIANCE. ALL NEW
 CONSTRUCTION ELEMENTS, COMPONENTS, SYSTEMS, AND SPACES
 SHALL COMPLY WITH THE REQUIREMENTS OF THE FLORIDA
 BUILDING CODE, BUILDING.
  
 2ND REVIEW
 DATE: 1101/2021
 ACTION: DENIED
  
 1) 2ND REQUEST. WITH THE INCREASE IN THE VALUE OF
 $4,200.00 + $2,400.00 = $6, 600.00 DOLLARS OF VALUE THE
 VALUE STILL SEAMS LOW.
 1ST ROUND OF COMMENTS. WITH THE VALUE OF JOB. 109.3
 BUILDING PERMIT VALUATION. IF, IN THE OPINION OF THE
 BUILDING OFFICIAL, THE CLAIMED VALUATION OF BUILDING,
 ALTERATION APPEARS TO BE UNDERESTIMATED ON THE
 APPLICATION, THE PERMIT SHALL BE DENIED. FOR PERMITTING
 PURPOSES, VALUATION OF BUILDINGS AND SYSTEMS SHALL BE
 TOTAL REPLACEMENT PURPOSES, VALUATION OF BUILDINGS AND
 SYSTEMS SHALL BE THE TOTAL REPLACEMENT VALUE TO INCLUDE
 STRUCTURAL, ARCHITECTURAL AND DESIGN FEES, MARKETING
 COST, OVERHEAD AND PROFIT, EXCLUDING ONLY LAND VALUE.
 VALUATION REFERENCES MAY INCLUDE THE LATEST PUBLISHED
 DATA OF NATIONAL CONSTRUCTION COST ANALYSIS SERVICES
 (MARSHALL-SWIFT, MEANS, ETC.) WITH REGIONAL ADJUSTMENTS
 FOR LOCATION AS PUBLISHED BY THE INTERNATIONAL CODE
 CONGRESS.
  
 2) 2ND REQUEST. PLEASE HAVE A SURVEYOR UPDATE THEIR
 SURVEY SHOWING THE LOCATION OF THE NEW DECK WITH
 DIMENSIONS OF THE DECK AND TO THE PROPERTY LINE.
 THE SURVEY DOES NOT SHOW THE PROPOSED DECK LOCATION ON
 THE SURVEY. IF THIS IS AN EXISTING DECK AND REPAIR IT
 SHOULD HAVE SHOWN UP ON THE SURVEY. 107.2.1.2
 ADDITIONAL INFORMATION IS REQUIRED.
  
 3) 2ND REQUEST. THE VERSION 2 OF THE APPLICATION THE
 DESCRIPTION OF WORK IS LEFT BLANK, PLEASE UPDATE NEW
 WOOD DECK REAR OF BUILDING, PROVIDE THE SQ. FOOT AREA
 OF NEW DECK.
 LOOKING THROUGH COMMUNITY PLUS BACK TO 2004 FOR THE
 ADDRESS 3700 S. DIXIE HWY. THERE WAS NEVER A PERMIT
 PULLED FOR ANY DECK CONSTRUCTION. THE SURVEY WAS DATED
 2/03/2010 AND NOTED A PAVER BRICK PATIO. WITH NO PERMIT
 PULLED THIS IS AN ILLEGAL DECK TO BE CONSIDERED NEW
 WORK.
 2020 EXISTING BUILDING CODE LEVEL II 801.3 COMPLIANCE.
 ALL NEW CONSTRUCTION ELEMENTS, COMPONENTS, SYSTEMS, AND
 SPACES SHALL COMPLY WITH THE REQUIREMENTS OF THE
 FLORIDA BUILDING CODE, BUILDING. CREATION OR EXTENSION
 OF NONCONFORMITY. ALL NEW WORK, RE-CONFIGURATION SHALL
 NOT CREATE OR EXTEND ANY NONCONFORMITY IN THE EXISTING
 BUILDING TO WHICH THE RE-CONFIGURATION OF SPACE IS
 BEING MADE WITH REGARD TO ACCESSIBILITY, STRUCTURAL
 STRENGTH, FIRE SAFETY, MEANS OF EGRESS, OR THE CAPACITY
 OF MECHANICAL, PLUMBING, OR ELECTRICAL SYSTEMS.
  
 4) 2ND REQUEST. PLEASE SUBMIT A SITE PLAN SHOWING THE
 LOCATION OF THE BUILDING, IDENTIFY THE TENANT SPACE # 3
 SINCE THIS PERMIT IS BEING PULLED UNDER THAT TENANT
 ADDRESS. PLEASE ALSO INCLUDE A LETTER FROM THE OWNERS
 (MARA MANAGEMENT LLC) ON THE OWNERS LETTERHEAD THEIR
 APPROVAL OF THE DECK (PROVIDE SQUARE FEET OF DECK) AND
 THEIR NOTARIZED SIGNATURE SINCE THE DECK LOCATION IS
 PAST THE TENANT WALLS/ AREA. 107.2.1.2. ADDITIONAL
 INFORMATION IS REQUIRED.

 FLOOR/ DECK PLAN.
  
 5A) RUSH DECK FLOOR PLAN. THE FLOOR/ DECK PLAN
 INDICATES THE OCCUPANCY TYPE AS A-3 ART GALLERY WITH
 SEATING. OCCUPANT LOAD NOT GIVEN. 15 X51 = 765 SQ. FT.
 765/ 15= 51 OCCUPANTS. THE PLAN INDICATES THE DECK IS
 RAISED 6 INCHES ABOVE GRADE. THE FLOOR PLAN DOES NOT
 INDICATE IF THE NEW DECK IS THE SAME LEVEL AS THE
 FINISH FLOOR FROM THE 4 DOORS THAT LEAD FROM THE
 INTERIOR. IT IS ASSUMED TO GAIN ENTRY ONE HAS TO GO
 THROUGH THE TENANT SPACE TO GET TO THE WOOD DECK.
 PLEASE SHOW COMPLIANCE WITH 2020 FBC-ACCESS. CODE
 CHANGES IN LEVEL 303.2 AND 303.3. WHERE CHANGES IN
 LEVEL ARE PERMITTED IN THE FLOOR OR GROUND SURFACES,
 THEY SHALL COMPLY WITH SECTION 303. SEE 303.1 & 303.2.
  
 5B) IN CASE OF FIRE, ONE IS NOT TO GO BACK INTO THE
 BUILDING, ONCE OUT OF THE BUILDING SECTION 1028.1 OF
 THE 2020 FBC-B, THE EXIT DISCHARGE SHALL NOT REENTER
 THE BUILDING. PLEASE SHOW THE 2 REQUIRED ACCESSIBLE
 EXITS FROM THE DECK, THE PLANS DO NOT SHOW RAMPS NOR
 HANDRAILS. 2020 FBC-ACCESSIBILITY CODE SECTION 207.1
 MEANS OF EGRESS SHALL COMPLY WITH SECTION 1003.2.13 OF
 THE INTERNATIONAL BUILDING CODE (2000 EDITION AND 2001
 SUPPLEMENT) OR SECTION 1007 OF THE INTERNATIONAL
 BUILDING CODE (2003 EDITION). 2003 IBC-B 1007.1 WHERE
 MORE THAN ONE MEANS OF EGRESS IS REQUIRED BY SECTIONS
 1014.1 OR 1018.1 FROM ANY ACCESSIBLE SPACE, EACH
 ACCESSIBLE PORTION OF THE SPACE SHALL BE SERVED BY NOT
 LESS THAN TWO MEANS OF EGRESS.
  
 5C) THE DECK FLOOR PLAN DATED 10/29/2021 SHOWS A DECK
 FRAMING PLAN BUT NO RAMPS FOR EGRESS. SHOW COMPLIANCE
 WITH THE 2020 FBC-ACCESSIBILITY CODE SECTIONS 405.1
 THROUGH 405.10.
  
 5D) THE DECK FLOOR PLAN DATED 10/29/2021 SHOWS A DECK
 FRAMING DETAIL AND CUT SECTION DETAIL SHOWING THE
 DECKING TO BE 5/4 PT DECKING. WHAT IS MISSING IS THE
 SPACING BETWEEN BOARDS. NOTE THAT THE PT DECKING WILL
 SHRINK MAKING THE SPACE BETWEEN THE DECK BOARDS TO
 EXPAND WITH AGE. PLEASE PROVIDE WHAT THE ACTUAL SPACING
 IS BETWEEN THE DECK BOARDS, AND DO THEY COMPLY WITH THE
 2020 FBC-ACCESIBILITY CODE SECTION 302.3.
 1ST ROUND OF COMMENTS. THE DECK CAD SHEET PROVIDED DOES
 NOT INDICATE ANY INFORMATION ON THE DECK. SINCE IT IS A
 WOOD DECK IT IS ALSO A RAISED DECK. NO INFORMATION IS
 GIVEN AS TO THE FOUNDATION OF THE DECK, SIZE OF FOOTERS
 & REINFORCING, IF VERTICAL PIERS WERE USED, A FRAMING
 MEMBER OF THE RIM JOIST, FLOOR JOIST, IF PRESSURE
 TREATED, SIZE, SPACING, SPAN, GRADE OF LUMBER, IF
 MID-SPAN BLOCKING WAS INSTALLED, STRAPS FROM THE
 FOUNDATION TO FRAMING MEMBERS, TYPE OF LUMBER IF
 PRESSURE TREATED, USED FOR THE DECKING MATERIAL, SIZE
 OF DECK MEMBERS.
  
 6A) SEMI-COMPLIED. THE PLAN IS ALSO SILENT AS TO WHAT
 OCCUPANT LOAD FACTOR WAS USED FOR AN OCCUPANT LOAD
 SINCE THIS PLAN NEEDS TO SHOW IT IS UNDER THE 2020
 FBC-B NOTE SO ON THE PLAN. THE OCCUPANCY NEEDS TO BE
 DETERMINED. SINCE IT CAME IN UNDER TENANT SPACE 3, SEAN
 RUSH ATELIER INC. AN ART GALLERY IS THIS AREA TO BE
 CONSIDERED AN ASSEMBLY AREA? WITH SEATING PLEASE
 PROVIDE THE OCCUPANT LOADS USING TABLE 1004.5 FOR
 STANDING AND FOR BENCH SEATING.
  
 6B) SEMI-COMPLIED. IS THIS TO BE CONSIDERED AN A2
 OCCUPANCY WHERE DRINKS ARE TO BE SERVED? 107.2.1.2.

 TABLE 1607.1(4) LIVE LOADS FOR ASSEMBLY USAGE @ 150 PSF
 FOR PLATFORMS. PLEASE ALSO NOTE THESE PLANS WILL NEED
 TO BE COMPLETED BY AN ENGINEER FOR THE LOADING AND
 SPACING OF ALL FRAMING MEMBERS.
  
 8) SEE COMMENTS 5A-5D. THE PLANS DO NOT INDICATE
 COMPLIANCE WITH THE 2020 FBC-ACCESSIBILITY CODE FOR
 ACCESSIBILITY, RAMPS WILL BE REQUIRED 1 POSSIBLE 2 IF
 THE OCCUPANT LOAD IS OVER 49 OCCUPANTS. RAMPS WILL NEED
 TO SHOW COMPLIANCE WITH THE 2020 FBC-ACCESSIBILITY CODE
 AND SECTIONS OF 405 OF THE ACCESSIBILITY CODE INCLUDING
 HANDRAILS AND EDGE PROTECTION.

 SUN. PLEASE SHOW COMPLIANCE WITH THE 2020
 FBC-ACCESSIBILITY CODE SECTION 302. 3 ELONGATED
 OPENINGS IN FLOORING.
