 PLAN REVIEW RESULTS: DENIED.
  
 1) SHEETS A-200 & P-200: THE BATHTUB IS BEING CONVERTED
 INTO A SHOWER. PLEASE CORRECT THE NOTES BY THE FLOOR
 PLANS INDICATING THE SHOWER IS BEING REPLACED IN THE
 SAME LOCATION- SECTION 107.2.1 WPB.
  
 2) A-200 & P-200: THE PLAN INDICATES COMPLIANCE WITH
 FAIR HOUSING SPECIFICATION A FOR THE BATHTUB IN THE
 GUEST BATHROOM HOWEVER A SHOWER IS BEING INSTALLED.
 REFER TO PAGE 7.56 OF THE FAIR HOUSING DESIGN ACT
 MANUAL- "A 30-INCH X 48-INCH CLEAR FLOOR SPACE MUST BE
 PROVIDED AT SHOWER STALLS PARALLEL TO THE FIXTURE AND
 FLUSH WITH THE CONTROL WALL". THE PLAN IS INCORRECTLY
 SHOWING A CLEAR FLOOR SPACE FORWARD APPROACH WHICH IS
 NOT ACCEPTABLE.
 PLEASE NOTE: AS AN ALTERNATIVE TO MEETING THE
 GUIDELINES FOR THE BATHTUB/SHOWER CONVERSION, THE OWNER
 AND DESIGNER OF RECORD FOR THE PROPOSED PROJECT MAY
 PROVIDE A SIGNED AND NOTARIZED AFFIDAVIT WHICH WOULD
 INDICATE ACKNOWLEDGEMENT THAT THE PROPOSED DESIGN DOES
 NOT MEET THE REQUIREMENTS OF THE FAIR HOUSING
 ACCESSIBILITY GUIDELINES, BUT WILL ALSO REQUIRE THE
 OWNER TO AGREE TO REVERT THE UNIT BACK TO COMPLIANCE AT
 TIME OF SALE IF SO REQUESTED BY THE BUYER. IF THIS
 OPTION IS CHOSEN, PLEASE SEND AN EMAIL TO [email protected]
 AND I WILL SEND A COPY OF THE FAIR HOUSING AFFIDAVIT.
  
 3) PROVIDE NOTES OR DETAILS INDICATING THE NEW SHOWER
 AND TUB AND SHOWER VALVES WILL BE IN COMPLIANCE WITH
 SECTIONS 412.3 - BALANCED PRESSURE, THERMOSTATIC OR
 COMBINATION BALANCED-PRESSURE/THERMOSTATIC VALVES THAT
 CONFROM TO THE REQUIRMENTS OF ASSE 1016/ASME
 A112.1016/CSA B125.16 OR ASME A112.18.1/CSA B125.1.
  
 4) ADVISORIES:
 REFER TO SECTION 1002.1 FBC P: THE HORIZONTAL DISTANCE
 FROM THE CENTERLINE OF THE NEW SHOWER DRAIN OUTLET TO
 THE CENTERLINE OF THE INLET OF THE EXISTING TRAP SHALL
 NOT EXCEED 30". PLEASE PLACE A NOTE ON THE PLAN
 INDICATING COMPLIANCE.
 RELOCATING THE BATHTUB TRAIN OUTLETS WILL REQUIRE THE
 FLOOR TO BE X-RAYED TO IN ORDER TO LOCATE REINFORCING
 STEEL OR POST STRESSED FLOOR TENDONS. PLEASE PLACE A
 NOTE ON THE PLANS TO VERIFY COMPLIANCE WILL BE MET-
 SECTION 1-07.2.1 WPB.
 NEW DRAIN PIPE PENETRATIONS OF THE EXISTING SLAB WILL
 REQUIRE FIRESTOPPING TO SEAL THE ANNULAR SPACE AROUND
 THE PIPING. PROVIDE A UL TESTED AND APPROVED
 FIRESTOPPING ASSEMBLY DETAIL ON THE PLAN- SECTION 315.1
 FBC P, AND SECTION 714.4.1.2 FBC B.
  
 WHEN RESUBMITTING, IT IS HELPFUL TO PROVIDE A RESPONSE
 LETTER ADDRESSING EACH ITEM ALONG WITH THE CITY
 RE-SUBMITTAL FORM.
