 2.) DRIVEWAY IMPROVEMENT SHALL BE SETBACK AT LEAST 3

 OR 75% OF LANDSCAPE AREA WITHIN THE REQUIRED FRONT YARD
 (THE AREA WITHIN THE FIRST 25 FT. OF THE FRONT PROPERTY
 LINE). PLEASE PROVIDE CALCULATIONS TO SHOW THAT THE
 LANDSCAPE REQUIREMENT BE MAINTAINED WITH THE PROPOSED

 4.) THE PLAN SHOWS A WOOD DECK AT THE REAR OF THE
 PROPERTY WHICH DOES NOT MEET THE SETBACK REQUIREMENTS
 FOR A PATIO AND IT ALSO ENCROACHES INTO A 3 FT. WIDE
 UTILITY EASEMENT AT THE REAR OF THE PROPERTY. THIS IS
 NOT PERMITTED. IS THE WOOD DECK EXISTING? AND IF SO,
 WAS A PERMIT ISSUED (AS ZONING STAFF DOES NOT SEE ANY
 RECORD OF A PERMIT FOR THE WOOD DECK). A CLEAN UPDATED
 SURVEY IS REQUIRED TO SHOW IF THE DECK EXISTS OR NOT.
 IF THE DECK EXISTS, A PERMIT MUST BE SUBMITTED AND THE
 INCONSISTENCIES WITH THE REQUIRED SETBACKS SHALL BE
 CORRECTED/RESOLVED TO MEET THE SETBACK REQUIREMENTS OF
 THE ZONING CODE.
