 PLEASE ADDRESS THE FOLLOWING COMMENTS. RESPOND TO THE
 COMMENTS IN WRITING AND/OR ON THE PLANS WHERE
 APPLICABLE:
  
 1.) CHANGES DETECTED IN THE PERMIT PLANS THAT DO NOT
 MATCH THE APPROVED PLANS ON FILE WITH THE PLANNING
 DIVISION (REFERENCE: ISPR 19-07). AN APPLICATION FOR A
 MINOR SITE PLAN AMENDMENT SHALL BE SUBMITTED, REVIEWED
 AND APPROVED WITH THE PLANNING DIVISION PRIOR TO THE
 APPROVAL OF THIS PERMIT.
  
 2.) NO ENCUMBRANCES (I.E. PAVEMENT, LANDSCAPING, ETC.)
 SHALL BE PERMITTED WITHIN THE 3 FT. WIDE ACCESS
 EASEMENT ALONG BROADWAY AVENUE.
  
 3.) THE PROPOSED PLACEMENT OF THE FPL TRANSFORMER SEEMS
 TO CONFLICT WITH THE LOCATION OF THE 3 FT. HIGH STREET
 WALL AND THE EXTENSION OF THE WALL FOR PHASE II OF THE
 PROJECT. PLEASE WORK WITH PLANNING STAFF (ZONING AND
 LANDSCAPING) FOR THE RELOCATION OF THE FPL (IF
 NECESSARY) TO ENSURE THERE IS NO CONFLICT WITH THE
 ZONING AND LAND DEVELOPMENT REGULATIONS (ZLDRS), ANY
 PROPOSED/REQUIRED STRUCTURES AND LANDSCAPING
 REQUIREMENTS.
  
 4.) THE LANDSCAPE PERMIT SHALL BE SUBMITTED AT THIS
 TIME TO ADDRESS ANY CONFLICTS AND CONSISTENCY WITH THE
 ZLDRS. PLEASE SUBMIT THE LANDSCAPE PLAN AS A SEPARATE
 PERMIT.
  
 5.) PLEASE SHOW THE REQUIRED 2 FT. VEHICULAR CURB
 OVERHANG. THE CURB OVERHANG MUST BE ABLE TO ACCOMMODATE
 REQUIRED CLEARANCES AND CANNOT BE IN CONFLICT WITH ANY
 STRUCTURES/REQUIRED LANDSCAPING.
  
 6.) SHOW SETBACK DISTANCE OF THE PROPOSED NEW STEPS ON
 THE SOUTH SIDE OF THE PROJECT SITE TO THE PROPERTY
 LINE. THE STEPS MUST BE SETBACK AT LEAST 3 FT. FROM THE
 PROPERTY LINE. [ZLDR S.94-220(B)(5)]
  
 7.) ALL PLANS SHALL MATCH FOR CONSISTENCY. THERE SEEMS
 TO BE SOME INCONSISTENCIES DETECTED WITH THE SITE PLAN
 AND LANDSCAPE PLAN.

 * PROJECT MUST SATISFY ALL CONDITIONS OF APPROVAL PER
 THE SITE PLAN APPROVAL LETTER ISSUED BY PLANNING STAFF
 ON 7/8/2020 PRIOR TO THE ISSUANCE OF A CERTIFICATE OF
 OCCUPANCY (C.O.). (REFERENCE: ISPR CASE NO. 19-07)
  
 * SEPARATE PERMITS REQUIRED FOR: LANDSCAPING, PARKING
 AREA, BICYCLE RACKS, SITE LIGHTING, WALL/FENCE
