 1ST FLOOR FASCIA IDENTITY SIGN
  
 1) THE ROSEMARY SQUARE TENANT SIGN CRITERIA PERMIT A
 MAXIMUM LETTER HEIGHT OF 18 INCHES FOR A FASCIA
 IDENTITY SIGN UNLESS CITYPLACE RETAIL SUBMITS AND IS
 GRANTED A WAIVER II (MINOR PLANNED DEVELOPMENT
 AMENDMENT). THE WAIVER II MAY INCREASE THE SIGN'S
 DIMENSION BY UP TO 50 PERCENT, SO THE PROPOSED 24 INCH
 LETTER HEIGHT FALLS WITHIN THIS RANGE.
  
 2) THE ROSEMARY SQUARE TENANT SIGN CRITERIA MEASURES
 SIGNAGE ALLOWANCE AS FOLLOWS - ONE SQUARE FOOT OF
 SIGNAGE FOR EACH ONE LINEAR FOOT OF STORE FRONTAGE.
 SINCE THIS SIGN IS ON THE 1ST FLOOR, THE SIZE OF THE
 SIGN IS BASED ON THE 1ST FLOOR FRONTAGE. PROVIDE THE
 LINEAR FEET OF 1ST FLOOR STORE FRONTAGE (APPEARS TO BE
 APPROXIMATELY 30 FEET). BASED ON A 30 FOOT FRONTAGE,
 THE FASCIA IDENTITY SIGN AT 38.25 SQUARE FEET EXCEEDS
 THE SIGNAGE ALLOWANCE. THE SIGN AREA MAY BE INCREASED
 BY BETWEEN 25 AND 50 PERCENT WITH THE APPROVAL OF A
 WAIVER II, WHICH WOULD PERMIT THE SIGNAGE AREA OF 38.25
 SQUARE FEET.
  
 3) THE ROSEMARY SQUARE TENANT SIGN CRITERIA PERMIT A
 FASCIA IDENTITY SIGN TO HAVE A MAXIMUM WIDTH OF
 40PERCENT OF THE STOREFRONT FRONTAGE. ONCE THE 1ST
 FLOOR STORE FRONTAGE DIMENSION IS PROVIDED, THEN STAFF
 CAN VERIFY IF THE PROPOSED 1ST FLOOR FASCIA IDENTITY
 SIGN MEETS THIS STANDARD. HOWEVER, BASED ON THE SITE
 PLAN, IT APPEARS THAT THE 1ST FLOOR FRONTAGE IS
 APPROXIMATELY 30 FEET, WHICH WOULD ONLY PERMIT A 12
 FOOT LONG SIGN BY RIGHT. THE PROPOSED 19 FOOT LONG SIGN
 EXCEEDS THE 40 PERCENT ALLOWANCE. THE SIGN WIDTH MAY BE
 INCREASED BY 25 PERCENT WITH THE APPROVAL OF A WAIVER
 II, WHICH WOULD PERMIT A SIGN UP TO 15 FEET IN LENGTH.
 NOTE: EXACT DIMENSIONS WILL BE BASED ON THE ACTUAL 1ST
 FLOOR FRONTAGE THAT HAS NOT YET BEEN PROVIDED.
  
 4) THE ROSEMARY SQUARE TENANT SIGN CRITERIA PERMIT A
 FASCIA IDENTITY SIGN TO HAVE A MAXIMUM HEIGHT FROM THE
 FINISHED FLOOR OF 16 FEET. THE ELEVATION PLAN CALLS OUT
 THE BOTTOM OF THE SIGN AS 14 FEET PLUS OR MINUS FROM
 THE FINISHED FLOOR AND A TWO FOOT HIGH SIGN. THIS COULD
 RESULT IN A SIGN HIGHER THEN 16 FEET. THE PLANS MUST
 STATE THE EXACT DIMENSION FROM THE BOTTOM OF THE SIGN
 TO THE FINISHED FLOOR AND IT MAY NOT EXCEED 14 FEET.
  
 5) THE ROSEMARY SQUARE TENANT SIGN CRITERIA REQUIRE
 THAT FASCIA IDENTITY SIGNS MUST BE REVERSE CHANNEL
 LETTERS. NO WAIVER OPTION IS PROVIDED TO PERMIT FASCIA
 IDENTITY SIGNS TO BE FACE LIT CHANNEL LETTERS.
 ADDITIONALLY, TRANSLUCENT ACRYLIC IS PROHIBITED FOR THE
 FRONT OF THE SIGN.
  
 6) THE ROSEMARY SQUARE TENANT SIGN CRITERIA REQUIRE
 THAT CHANNEL LETTERS BE MOUNTED A MAXIMUM OF ONE (1)
 INCH FROM THE FACE OF THE WALL. THE PERMIT PLANS SHOW
 THAT PORTIONS OF THE SIGN ARE PROPOSED TO BE MOUNTED
 FOUR (4) INCHES OFF THE WALL, WHICH IS NOT PERMITTED.
 THE SIGN MOUNTING OFF THE WALL MAY BE INCREASED BY 25
 PERCENT WITH THE APPROVAL OF A WAIVER II, WHICH WOULD
 PERMIT UP TO 1.24 INCHES.
  
 7) THE ROSEMARY SQUARE TENANT SIGN CRITERIA REQUIRE ALL
 CONDUIT, RACEWAYS, WIRING, BALLAST BOXES, TRANSFORMERS,
 AND OTHER EQUIPMENT NECESSARY FOR SIGN CONNECTION SHALL
 BE CONCEALED AND NOT VISIBLE TO THE PUBLIC. THE SECTION
 DETAIL SHOWS THE POWER SUPPLY AND CONDUIT ON THE INSIDE
 OF THE ARCADE FASCIA, WHICH IS VISIBLE TO THE PUBLIC.
 PROVIDE VERIFICATION THAT THE CONCEALMENT CRITERIA IS
 MET.
  
 8) THE ROSEMARY SQUARE TENANT SIGN CRITERIA REQUIRE THE
 STUD MOUNTS TO BE SERIES 316 STAINLESS STEEL ANCHOR
 BOLTS. PROVIDE VERIFICATION OF THIS REQUIREMENT ON THE
 PLANS. NOTE: STAFF'S RESEARCH HAS NOT VERIFIED THAT
 TAPCONS ARE STAINLESS STEEL.
