 CONSTRUCTION ELEMENTS, COMPONENTS, SYSTEMS, AND SPACES
 SHALL COMPLY WITH THE REQUIREMENTS OF THE FLORIDA
 BUILDING CODE, BUILDING.

 1A) 2017 EXISTING BUILDING CODE METHOD OF PLAN
 DEVELOPMENT. 2017 EXISTING BUILD. CODE SECTION 301.1.
 THE REPAIRS, ALTERATIONS, CHANGE OF OCCUPANCY,
 ADDITIONS OR RELOCATION OF ALL EXISTING BUILDINGS SHALL
 COMPLY WITH ONE OF THE METHODS LISTED IN SECTIONS

 INTERPRETATION. THE NEW OCCUPANT LOAD IS 50.
  
 1C) THE PROJECT DATA NOR THE LIFE SAFETY SHEET INDICATE
 HOW MANY EXITS ARE REQUIRED EXITS. PLEASE REVIEW TABLE
 10060201 THE OCCUPANT LOAD GREATER THAN 49 REQUIRES 2
 EXITS AND REVIEW TRAVEL DISTANCE (COMMON PATH OF
 TRAVEL) FOR AN OCCUPANT LOAD OF OVER 30 OCCUPANTS,
 NON-SPRINKLERED BUILDING IS 75 FEET. IN BOTH CASES 2
 EXITS ARE REQUIRED.
  
 2) LS1 THE LIFE SAFETY SHEET:
 2A) THE LIFE SAFETY SHEET ALSO NEEDS TO BE UPDATED TO A
 OVERALL OCCUPANT LOAD OF 50 OCCUPANTS. . YOU ALWAYS
 ROUND UP TO THE NEXT FULL OCCUPANT THERE ARE NEVER
 PARTS OF OCCUPANTS. FBC-B TABLE 1004.1.2, BUILDING
 OFFICIALS INFORMAL INTERPRETATION.
  
 2B) THE LIFE SAFETY PLAN STATES EXIT SEPARATION 1/3RD
 OF THE DIAGONAL DISTANCE SEE PLAN. ON THE LIFE SAFETY
 PLAN THERE IS NO OVERALL DIAGONAL DISTANCE SHOWN NOR IS
 THERE A 1/3RD THE DISTANCE SHOWN ON THE PLANS. PLEASE
 NOTE THE LIFE SAFETY PLAN STATES THE BUILDING IS
 NON-SPRINKLERED. THE 1/3RD THE OVERALL DISTANCE BETWEEN
 REQUIRED EXITS IS FOR FIRE SPRINKLERED BUILDINGS. THE
 DISTANCE REQUIRED BETWEEN THE 2 REQUIRED EXITS WOULD BE
 ? OF THE OVERALL DIAGONAL DISTANCE, SECTION 1007.1.1 OF
 THE 2017 FBC-B.
  
 2C) PLEASE NOTE THE COMMENTS FROM THE FIRE MARSHALLS
 OFFICE REGARDING THE 2 EXISTING RESTROOM DOORS. UNDER
 THE 2017 EXISTING BUILDING CODE 805.2 EXCEPTION 1.
 WHERE THE WORK AREA AND MEANS OF EGRESS SERVING IT
 COMPLIES WITH NFPA 101. MUST SHOW COMPLIANCE WITH NFPA
 101.
  
 3) SHEET A-1:
 3A) ADA TOILET ROOM 102 SHOWS AN ACCESSIBLE RESTROOM
 AND TRIES TO MAKE CODE COMPLIANCE WITH DOOR SWING IN
 THE 2017 FBC-ACCESSIBILITY CODE SECTION 603.2.3
 EXCEPTION2 BUT THE 30X48 WHEELCHAIR IS SHOWN TO
 ENCROACH INTO THE REQUIRED CLEAR FLOOR SPACE FOR THE
 DOOR.
  
 3B) PLEASE NOTE AS NOTED THE WATER CLOSET GRAB BARS
 DEPICTED 2 FEET 10 INCHES CENTER LINE FROM THE FLOOR IS
 CODE COMPLIANT BUT THEY GRAB BARS SHOULD BE MEASURED
 FROM THE TOP OF THE GRASPING SURFACE. THIS IS SOMETHING
 THAT ALWAYS COMES UP AT TIME OF C. O. AND IS AN ISSUE.
 GRAB BARS/ RESTROOMS> 2017 FBC-ACCESSIBILITY CODE
 SECTION 609.4 POSITION OF GRAB BARS. GRAB BARS SHALL BE
 INSTALLED IN A HORIZONTAL POSITION, 33 INCHES MINIMUM
 AND 36 INCHES MAXIMUM ABOVE THE FINISH FLOOR MEASURED
 TO THE TOP OF THE GRIPPING SURFACE, NOT CENTERLINE.
  
 3C) ROOM FINISH SCHEDULE RESTROOM WALL FINISHES. 2017
 FBC-B 1210.2.2. WALLS & PARTITIONS. THIS COMMENT IS A
 RESULT OF THE BUILDING OFFICIAL INTERPRETATION. IN
 RESTROOMS EPOXY PAINT IS NO LONGER CONSIDERED A SMOOTH
 HARD, NON-ABSORBENT SURFACE.
 WALLS & PARTITIONS WITHIN 2 FEET OF SERVICE SINKS,
 URINALS, AND WATER CLOSETS SHALL HAVE A SMOOTH, HARD,
 NON-ABSORBENT SURFACE TO A HEIGHT OF NOT LESS THAN 4
 FEET ABOVE THE FLOOR, EXCEPT FOR STRUCTURAL ELEMENTS,
 THE MATERIAL USED IN SUCH WALLS SHALL BE OF A TYPE THAT
 IS NOT ADVERSELY AFFECTED BY MOISTURE.
  
 3D) 2017 FBC-B 2509.2 BASE FOR TILE. MATERIALS USED AS
 A BASE FOR WALL TILE IN TUB AND SHOWER AREAS AND WALLS
 AND CEILING PANELS IN SHOWER AREAS SHALL BE OF
 MATERIALS LISTED IN TABLE 2509.2 AND INSTALLED IN
 ACCORDANCE WITH MANUFACTURER?S RECOMMENDATIONS. WATER
 RESISTANT GYPSUM BACKING BOARD SHALL BE USED AS A BASE
 FOR TILE IN WATER CLOSET COMPARTMENT WALLS WHEN
 INSTALLED IN ACCORDANCE WITH GA-216 OR ASTM C840 AND
 THE MANUFACTURE?S RECOMMENDATIONS.
  
 4) THE BREAK ROOM CABINETRY HAS A NOTE A. EXISTING
 CABINETRY/ SINK TO REMAIN MAY NOT BE ACCESSIBLE.

 UP TO IN DISPROPORTIONATE COST.
 DISPROPORTIONATE COST 202.4.1. PLEASE REVIEW HOW YOU
 ARE TO MEET DISPROPORTIONATE COST. EITHER THE
 CONTRACTOR OR THE DESIGNER OF RECORD ON THEIR
 LETTERHEAD NEED TO SHOW HOW THEY ARE GOING TO SPEND UP
 TO THE 20% DISPROPORTIONATE FUNDS LISTED FOR EACH
 ELEMENT WHERE THE FUNDS ARE BEING SPENT AND IN THE
 ORDER LISTED IN SECTION 202.4.1 DISPROPORTIONATE COST

 EGRESS SHALL COMPLY WITH SECTION 1003.2.13 OF THE
 INTERNATIONAL BUILDING CODE (2000 EDITION AND 2001
 SUPPLEMENT) OR SECTION 1007 OF THE INTERNATIONAL
 BUILDING CODE (2003 EDITION).
  
 2003 IBC-B 1007.1 WHERE MORE THAN ONE MEANS OF EGRESS
 IS REQUIRED BY SECTIONS 1014.1 OR 1018.1 FROM ANY
 ACCESSIBLE SPACE, EACH ACCESSIBLE PORTION OF THE SPACE
 SHALL BE SERVED BY NOT LESS THAN TWO MEANS OF EGRESS.
  
 4B) RECEPTION DESK LOW WALL (L) IS TO FINISH AT 36
 INCHES FROM FINISH FLOOR.
 4B)(1) CHECK WRITING SURFACES. 2017 ACCESS. CODE
 904.3.3 CHECK WRITING SURFACES. WHERE PROVIDED, CHECK
 WRITING SURFACES SHALL COMPLY WITH 902.3. 902.3HEIGHT.
 THE TOPS OF WORK SURFACES SHALL BE 28 INCHES (710 MM)
 MINIMUM AND 34 INCHES (865 MM) MAXIMUM ABOVE THE FINISH
 FLOOR OR GROUND.
  
 4B)(2) SHOW COMPLIANCE WITH THE ACCESS. CODE 305.5
 POSITION. UNLESS OTHERWISE SPECIFIED, CLEAR FLOOR OR
 GROUND SPACE SHALL BE POSITIONED FOR EITHER A FORWARD
 OR PARALLEL APPROACH TO AN ELEMENT.
  
 4B)(3) 904.4 SALES AND SERVICE COUNTERS. SALES COUNTERS
 AND SERVICE COUNTERS SHALL COMPLY WITH 904.4.1 OR
 904.4.2. THE ACCESSIBLE PORTION OF THE COUNTERTOP SHALL
 EXTEND THE SAME DEPTH AS THE SALES OR SERVICE
 COUNTERTOP.
  
 4C) PLEASE PROVIDE THE MEASUREMENT FOR THE HALLWAY 105.
 107.2.1.2 ADDITIONAL INFORMATION IS REQUIRED.
  
 4D) HALLWAY 105 HAS DOORWAYS ON BOTH SIDES, PLEASE
 REVIEW THE 2017 FBC-ACCESSIBILITY CODE DEPENDING ON
 WHICH SIDE OF THE SWING DOOR APPROACH THE HALLWAY WIDTH
 COULD REQUIRE A 5-FOOT-WIDE CORRIDOR SEE ACC. CODE
 FIGURE 404..2.4.1(D), AND (I). OFFICE 107 IS ALSO A
 CONCERN IN MAKING THE TURN INTO HALLWAY 105.
  
 5) A TRANSMITTAL LETTER LISTING THE ORIGINAL REVIEW
 COMMENT NUMBER, WITH A DESCRIPTION OF THE REVISION
 MADE, IDENTIFYING THE SHEET OR SPECIFICATION PAGE WHERE
 THE CHANGES CAN BE FOUND WILL HELP TO EXPEDITE YOUR
 PERMIT. THANK YOU FOR YOUR ANTICIPATED COOPERATION.
  
 A THOROUGH REVIEW OF THE PLANS COULD NOT HAPPEN SINCE
 THERE WAS A GREAT DEFICIENCY IN PLANS AND REQUIRED
 DOCUMENTATION. WITH THE NEXT PLAN REVIEW CYCLE THERE
 MAYBE ADDITIONAL REVIEW COMMENTS BECAUSE OF NEW PLANS
 AND INFORMATION LACKING UNDER THE PRIOR REVIEW.
