 DENIED BY BUILDING
 PLEASE ADDRESS THE ITEMS NOTED BELOW:
  
 1) BASED ON MY RESEARCH THE BUILDING IN THE REAR WAS
 ORIGINALLY PERMITTED AS A DETACHED GARAGE. THE WORK THE
 IS BEING PROPOSED IS TO CONVERT THE GARAGE TO HABITABLE
 SPACE. ACCORDING TO THE FBC EXISTING BUILDING SECTION
 1001.2.1 & 901, THIS IS A CHANGE OF USE WITHIN THE SAME
 OCCUPANCY CLASSIFICATION AND A LEVEL 3 ALTERATION.
 PLEASE REVISE NOTE THREE ON SHEET A1 FROM LEVEL 2
 ALTERATION.
  
 2) AN IMPACT FEE REVIEW IS REQUIRED TO DETERMINE IF
 ADDITIONAL IMPACT FEES ARE DUE, WHEN CONVERTING STORAGE
 SPACE TO HABITABLE SPACE. SEE THE IMPACT FEE REVIEW
 STOP FOR DETAILS.
  
 3) THIS IS AN ENCLOSED STRUCTURE. PLEASE REVISE NOTE
 UNDER DESIGN CRITERIA ON SHEET A1.
  
 4) IN THE DESIGN CRITERIA ON SHEET A3 FOR THE MAIN
 HOUSE LIST THE ROOF HEIGHT AS 10 FEET AND IT IS TWO
 STORIES. PLEASE CORRECT. FBC 107
  
 5) ON SHEET A2 THERE ARE SOME INCONSISTENCIES. THE
 TYPICAL WALL SECTION SHOWS A FLAT SINGLE ASSEMBLY ROOF
 SYSTEM WITH NO EAVE VENTS. THE ENERGY CALCULATIONS HAS
 A VENTED ATTIC SPACE AND A CATHEDRAL CEILING. PLEASE
 CLARIFY AND MAKE CORRECTIONS. FBC 107
  
 6) ON SHEET A2 THE MECHANICAL DETAILS SHOW THE BATH
 EXHAUST ROUTED THROUGH THE ATTIC TO THE EAVE AND THERE
 MAY NOT BE THE SPACE TO DO THIS WITHOUT INTERFERING
 WITH THE REQUIRED INSULATION IN A SINGLE ASSEMBLY ROOF
 SYSTEM. PLEASE CLARIFY. FBC ENERGY CONSERVATION
  
 7) SPECIFY THE SIZE OF THE RAFTER/CEILING JOISTS IN THE
 EXISTING SINGLE ASSEMBLY ROOF SYSTEM. R806.3 VENT AND
 INSULATION CLEARANCE. WHERE EAVE OR CORNICE VENTS ARE
 INSTALLED, INSULATION SHALL NOT BLOCK THE FREE FLOW OF
 AIR. NOT LESS THAN A 1-INCH (25 MM) SPACE SHALL BE
 PROVIDED BETWEEN THE INSULATION AND THE ROOF SHEATHING
 AND AT THE LOCATION OF THE VENT.
  
 8) SPECIFY THE ROOF TO WALL CONNECTIONS. FBC-R301.1
  
 9) PROVIDE EXTERIOR ELEVATIONS OF THE BUILDING AND
 SPECIFY THE ROOF SLOPE. FBC 107.2.1
  
 10) SPECIFY THE REQUIRED WIND LOAD DESIGN PRESSURES FOR
 ALL EXTERIOR OPENINGS. FBC 107.3.5.3 - PROVIDE WIND
 DESIGN LOADS AND COMPONENT AND CLADDING DESIGN
 PRESSURES PURSUANT TO FBC-R301.2.
  
 11) THE VALUATION THAT WAS APPLIED TO THIS PROJECT OF
 $6865.00 IS TOO LOW. THE IMPACT WINDOWS ALONE FOR BOTH
 THESE BUILDINGS IS MUCH MORE THAN THAT. PLEASE PROVIDE
 AN ACCURATE VALUATION. FBC 109.3 BUILDING PERMIT
 VALUATION. FOR PERMITTING PURPOSES, VALUATION OF
 BUILDINGS AND SYSTEMS SHALL BE TOTAL REPLACEMENT VALUE
 TO INCLUDE STRUCTURAL, ELECTRIC, PLUMBING, MECHANICAL,
 INTERIOR FINISH, RELATIVE SITE WORK, ARCHITECTURAL AND
 DESIGN FEES, MARKETING COSTS, OVERHEAD AND PROFIT;
 EXCLUDING ONLY LAND VALUE. VALUATION REFERENCES MAY
 INCLUDE THE LATEST PUBLISHED DATA OF NATIONAL
 CONSTRUCTION COST ANALYSIS SERVICES (MARSHALL-SWIFT,
 MEANS, ETC.), AS PUBLISHED BY INTERNATIONAL CODE
 CONGRESS. FINAL BUILDING PERMIT VALUATION SHALL BE SET
 BY THE BUILDING OFFICIAL.
  
 12) PLEASE BE ADVISED THE INSPECTOR MAY REQUIRE
 PREVIOUSLY COMPLETED WORK TO BE MADE ACCESSIBLE AND
 OPEN FOR INSPECTION OR REQUIRE ADDITIONAL DOCUMENTATION
 FOR ALL CONCEALED WORK PREVIOUSLY COMPLETED PURSUANT TO
 FBC 110 & FBC 117.
  
 FBC 110.1 GENERAL - CONSTRUCTION OR WORK FOR WHICH A
 PERMIT IS REQUIRED SHALL BE SUBJECT TO INSPECTION BY
 THE BUILDING OFFICIAL AND SUCH CONSTRUCTION OR WORK
 SHALL REMAIN ACCESSIBLE AND EXPOSED FOR INSPECTION
 PURPOSES UNTIL APPROVED.
  
 FBC 117 - THE BUILDING OFFICIAL MAY REQUIRE TESTS OR
 TEST REPORTS AS PROOF OF COMPLIANCE. REQUIRED TESTS ARE
 TO BE MADE AT THE EXPENSE OF THE OWNER, OR AGENT, BY AN
 APPROVED TESTING LABORATORY OR OTHER APPROVED AGENCY.
  
 13) WHEN RESUBMITTING, PLEASE PROVIDE A RESPONSE LETTER
 ADDRESSING EACH ITEM ALONG WITH THE CITY RE-SUBMITTAL
