 PLAN REVIEW RESULTS: DENIED.
  
 1) SHEET CS-1: NOTE 8 ON THE PLAN INDICATES NO CHANGES
 TO THE PLUMBING FIXTURES, HOWEVER THE PLANS SHOW A
 KITCHEN REMODEL AND SHOWER AND VANITY ALTERATIONS IN
 THE BATHROOMS. PLEASE PROVIDE A MORE DETAILED SCOPE OF
 PLUMBING WORK TO CLARIFY IF THE FIXTURES INVOLVED-
 SINKS, FAUCETS, SHOWER PANS, SHOWER VALVES AND DRAINS,
 DISHWASHER, AND COMPONENTS SUCH AS P-TRAPS, DRAINS,
 SHUTOFF VALVES ETC. WILL BE REUSED, RELOCATED OR
 REPLACED.
  
 2) FAIR HOUSING ACCESSIBILITY GUIDELINES: BECAUSE THE
 BUILDING WAS CONSTRUCTED IN ACCORDANCE WITH THE
 ACCESSIBILITY REQUIREMENTS OF THE FAIR HOUSING ACT AND
 THE DESIGN GUIDELINES FOR USABLE BATHROOMS IN DWELLING
 UNITS, THE ALTERATIONS THAT ARE PROPOSED IN THE
 BATHROOMS SHALL ALSO BE IN COMPLIANCE WITH THE FAIR
 HOUSING ACT. THE FAIR HOUSING ACCESSIBILITY GUIDELINES
 ARE INCLUDED IN THE FLORIDA ACCESSIBILITY CODE- 2017
 SIXTH EDITION. COMPLIANCE WITH THE GUIDELINES REQUIRES
 THAT CLEAR FLOOR SPACES FOR WHEELCHAIR APPROACHES TO
 BATH FIXTURES, FIXTURE HEIGHTS AND REACH RANGES SHALL
 EITHER BE MAINTAINED AS ORIGINALLY DESIGNED OR PROVIDED
 WHERE NEW FIXTURES ARE BEING INSTALLED.
 BASED ON THE DRAWING IT IS NOT CLEAR IF USABLE BATHROOM
 TYPE A OR B WAS CHOSEN AS THE ORIGINAL DESIGN. THE
 DESIGNER OF RECORD MUST INDICATE WHICH TYPE DESIGN WAS
 USED ON THE PLAN, AND THEN PROVIDE ENLARGED DIMENSIONED
 DRAWINGS OF ANY ALTERATIONS PROPOSED FOR BATHROOM
 FIXTURES THAT MAY AFFECT THE ORIGINAL FAIR HOUSING
 COMPLIANCES. IF COMPLIANCE IS REQUIRED PLEASE SEE
 REQUIREMENT 7 CONTAINED IN THE GUIDELINES AND FIGURES
 3- 7 FOR GUIDANCE. SEE FIGURE 4 FOR SHOWER GRAB BAR
 REINFORCEMENT LOCATIONS. SHOWER SEAT COMPLIANCES ARE
 FOUND UNDER SECTIONS 610.3 -610.4 FBC ACC.
  
 2A) AS AN ALTERNATIVE TO MEETING THE GUIDELINES FOR THE
 BATH ALTERATIONS, THE OWNER AND DESIGNER OF RECORD FOR
 THE PROPOSED PROJECT MAY PROVIDE A SIGNED AND NOTARIZED
 AFFIDAVIT WHICH WOULD INDICATE ACKNOWLEDGEMENT THAT THE
 PROPOSED DESIGN DOES NOT MEET THE REQUIREMENTS OF THE
 FAIR HOUSING ACCESSIBILITY GUIDELINES, BUT WILL ALSO
 REQUIRE THE OWNER TO AGREE TO REVERT THE UNIT BACK TO
 COMPLIANCE AT TIME OF SALE IF SO REQUESTED BY THE
 BUYER. IF THIS OPTION IS CHOSEN, PLEASE SEND AN EMAIL
 TO [email protected] AND I WILL SEND A COPY OF THE FAIR
 HOUSING AFFIDAVIT.
  
 WHEN RESUBMITTING, IT IS HELPFUL TO PROVIDE A RESPONSE
 LETTER ADDRESSING EACH ITEM ALONG WITH THE CITY
 RE-SUBMITTAL FORM.
