 PLAN REVIEW RESULTS: DENIED.
  
 1) COMPLIANCE WITH THE FAIR HOUSING ACCESSIBILITY
 GUIDELINES IS REQUIRED FOR THE REPLACED BATHROOM
 FIXTURES AND THE NEW SHOWER CONVERSION. PLEASE REVIEW
 COMMENTS #1 AND #1A FROM THE 1ST REVIEW PRINTED BELOW.
 BASED ON THE DRAWINGS IT IS NOT CLEAR IF USUABLE
 BATHROOM TYPE A OR B WAS CHOSEN AS THE ORIGINAL DESIGN.
 THE DESIGNER OF RECORD MUST INDICATE WHCH TYPE DESIGN
 WAS USED ON THE PLAN, AND THEN PROVIDE USABLE BATHROOM
 DETAILS FOR THE REPLACED FIXTURES AND THE NEW SHOWER
 ACCORDING TO THE GUIDELINES. PLEASE REVIEW CHAPTER 7 OF
 THE FAIR HOUSING ACT DESIGN MANUAL AND PROVIDE THE
 ENLARGED DRAWINGS AND DETAILS (WHERE REQUIRED) AS
 REQUESTED IN THE 1ST REVIEW. PLEASE NOTE THAT USABLE
 BATHROOM DESIGN TYPE A REQUIRES BOTH BATHROOMS TO MEET
 COMPLIANCE, WHEREAS TYPE B REQUIRES ONE OF THE TWO TO
 MEET FULL COMPLIANCE- SEE PAGE 7.34.
  
 1) FAIR HOUSING ACCESSIBILITY GUIDELINES: BECAUSE THE
 BUILDING WAS CONSTRUCTED IN ACCORDANCE WITH THE
 ACCESSIBILITY REQUIREMENTS OF THE FAIR HOUSING ACT AND
 THE DESIGN GUIDELINES FOR USABLE BATHROOMS IN DWELLING
 UNITS, THE ALTERATIONS THAT ARE PROPOSED IN THE
 BATHROOMS SHALL ALSO BE IN COMPLIANCE WITH THE FAIR
 HOUSING ACT. THE FAIR HOUSING ACCESSIBILITY GUIDELINES
 ARE INCLUDED IN THE FLORIDA ACCESSIBILITY CODE- 2017
 SIXTH EDITION. COMPLIANCE WITH THE GUIDELINES REQUIRES
 THAT CLEAR FLOOR SPACES FOR WHEELCHAIR APPROACHES TO
 BATH FIXTURES SHALL EITHER BE MAINTAINED AS ORIGINALLY
 DESIGNED OR PROVIDED WHERE NEW FIXTURES ARE BEING
 INSTALLED. THE PLAN IS INDICATING COMPLETE REPLACEMENT
 OF PLUMBING FIXTURES IN BATHS 1 AND 2; AND THE
 CONVERSION OF A BATHTUB TO A SHOWER IN BATH 2. ENLARGED
 DIMENSIONED DRAWINGS OF THE BATHROOMS ARE REQUIRED WITH
 CLEAR FLOOR SPACE DIAGRAMS CONFIGURED ON THE DRAWINGS.
 PLEASE SEE REQUIREMENT 7 CONTAINED IN THE GUIDELINES
 AND FIGURE 5, AND FIGURES 7A, 7C, & 7D FOR GUIDANCE.
 CONCERNING THE SHOWER, GRAB BAR AND WALL HUNG BENCH
 SEAT REINFORCEMENTS SHALL BE INSTALLED IN THE SHOWER
 WALLS TO ACCOMMODATE FUTURE INSTALLATIONS. PLEASE
 PROVIDE DIMENSIONED ELEVATION VIEWS SHOWING THE
 LOCATIONS OF THE WALL REINFORCEMENTS.
  
 1A) AS AN ALTERNATIVE TO MEETING THE GUIDELINES FOR THE
 BATH ALTERATIONS, THE OWNER AND DESIGNER OF RECORD FOR
 THE PROPOSED PROJECT MAY PROVIDE A SIGNED AND NOTARIZED
 AFFIDAVIT WHICH WOULD INDICATE ACKNOWLEDGEMENT THAT THE
 PROPOSED DESIGN DOES NOT MEET THE REQUIREMENTS OF THE
 FAIR HOUSING ACCESSIBILITY GUIDELINES, BUT WILL ALSO
 REQUIRE THE OWNER TO AGREE TO REVERT THE UNIT BACK TO
 COMPLIANCE AT TIME OF SALE IF SO REQUESTED BY THE
 BUYER. IF THIS OPTION IS CHOSEN, PLEASE SEND AN EMAIL
 TO [email protected] AND I WILL SEND A COPY OF THE FAIR
 HOUSING AFFIDAVIT. IF CHOOSING THIS OPTION IT WOULD BE
 ADVISABLE AT A MINIMUM TO INSTALL THE SHOWER WALL
 REINFORCEMENTS.
  
 WHEN RESUBMITTING, IT IS HELPFUL TO PROVIDE A RESPONSE
 LETTER ADDRESSING EACH ITEM ALONG WITH THE CITY
 RE-SUBMITTAL FORM.
