 PLAN REVIEW RESULTS: DENIED.
  
 1) FAIR HOUSING ACCESSIBILITY GUIDELINES: BECAUSE THE
 BUILDING WAS CONSTRUCTED IN ACCORDANCE WITH THE
 ACCESSIBILITY REQUIREMENTS OF THE FAIR HOUSING ACT AND
 THE DESIGN GUIDELINES FOR USABLE BATHROOMS IN DWELLING
 UNITS, THE ALTERATIONS THAT ARE PROPOSED IN THE
 BATHROOMS SHALL ALSO BE IN COMPLIANCE WITH THE FAIR
 HOUSING ACT. THE FAIR HOUSING ACCESSIBILITY GUIDELINES
 ARE INCLUDED IN THE FLORIDA ACCESSIBILITY CODE- 2017
 SIXTH EDITION. COMPLIANCE WITH THE GUIDELINES REQUIRES
 THAT CLEAR FLOOR SPACES FOR WHEELCHAIR APPROACHES TO
 BATH FIXTURES SHALL EITHER BE MAINTAINED AS ORIGINALLY
 DESIGNED OR PROVIDED WHERE NEW FIXTURES ARE BEING
 INSTALLED. THE PLAN IS INDICATING COMPLETE REPLACEMENT
 OF PLUMBING FIXTURES IN BATHS 1 AND 2; AND THE
 CONVERSION OF A BATHTUB TO A SHOWER IN BATH 2. ENLARGED
 DIMENSIONED DRAWINGS OF THE BATHROOMS ARE REQUIRED WITH
 CLEAR FLOOR SPACE DIAGRAMS CONFIGURED ON THE DRAWINGS.
 PLEASE SEE REQUIREMENT 7 CONTAINED IN THE GUIDELINES
 AND FIGURE 5, AND FIGURES 7A, 7C, & 7D FOR GUIDANCE.
 CONCERNING THE SHOWER, GRAB BAR AND WALL HUNG BENCH
 SEAT REINFORCEMENTS SHALL BE INSTALLED IN THE SHOWER
 WALLS TO ACCOMMODATE FUTURE INSTALLATIONS. PLEASE
 PROVIDE DIMENSIONED ELEVATION VIEWS SHOWING THE
 LOCATIONS OF THE WALL REINFORCEMENTS.
  
 1A) AS AN ALTERNATIVE TO MEETING THE GUIDELINES FOR THE
 BATH ALTERATIONS, THE OWNER AND DESIGNER OF RECORD FOR
 THE PROPOSED PROJECT MAY PROVIDE A SIGNED AND NOTARIZED
 AFFIDAVIT WHICH WOULD INDICATE ACKNOWLEDGEMENT THAT THE
 PROPOSED DESIGN DOES NOT MEET THE REQUIREMENTS OF THE
 FAIR HOUSING ACCESSIBILITY GUIDELINES, BUT WILL ALSO
 REQUIRE THE OWNER TO AGREE TO REVERT THE UNIT BACK TO
 COMPLIANCE AT TIME OF SALE IF SO REQUESTED BY THE
 BUYER. IF THIS OPTION IS CHOSEN, PLEASE SEND AN EMAIL
 TO [email protected] AND I WILL SEND A COPY OF THE FAIR
 HOUSING AFFIDAVIT. IF CHOOSING THIS OPTION IT WOULD BE
 ADVISABLE AT A MINIMUM TO INSTALL THE SHOWER WALL
 REINFORCEMENTS.
  
 2) SHEET A1 & A2: PLEASE CLARIFY IF THE EXISTING TUB
 DRAIN OUTLETS WILL BE RELOCATED TO ACCOMMODATE THE NEW
 SHOWER AND TUB AND SHOWER INSTALLATIONS. IF RELOCATING
 THE DRAINS PLEASE NOTE THE FOLLOWING:
 A) REFER TO SECTION 1002.1 FBC P: THE HORIZONTAL
 DISTANCE FROM THE CENTERLINE OF THE NEW SHOWER DRAIN
 OUTLET TO THE CENTERLINE OF THE INLET OF THE EXISTING
 TRAPS SHALL NOT EXCEED 30". PLEASE PLACE A NOTE ON THE
 PLAN INDICATING COMPLIANCE.
 B) RELOCATING THE SHOWER DRAIN OUTLETS WILL REQUIRE THE
 FLOOR TO BE X-RAYED TO IN ORDER TO LOCATE REINFORCING
 STEEL OR POST STRESSED FLOOR TENDONS. PLEASE PLACE A
 NOTE ON THE PLANS TO VERIFY COMPLIANCE WILL BE MET-
 SECTION 1-07.2.1 WPB.
 C) NEW DRAIN PIPE PENETRATIONS OF THE EXISTING SLAB
 WILL REQUIRE FIRESTOPPING TO SEAL THE ANNULAR SPACE
 AROUND THE PIPING. PROVIDE A UL TESTED AND APPROVED
 FIRESTOPPING ASSEMBLY DETAIL ON THE PLAN- SECTION
 714.4.1.2 FBC B.
  
 3) A-2, SHOWER DETAIL: PROVIDE THE SLOPE OF THE SHOWER
 PAN LINER IN THE DETAIL- SEE SECTION 417.5.2 FBC P.
  
 WHEN RESUBMITTING, IT IS HELPFUL TO PROVIDE A RESPONSE
 LETTER ADDRESSING EACH ITEM ALONG WITH THE CITY
 RE-SUBMITTAL FORM.
