 2017 EXISTING BUILDING CODE. 801.3 COMPLIANCE. ALL NEW
 CONSTRUCTION ELEMENTS, COMPONENTS, SYSTEMS, AND SPACES
 SHALL COMPLY WITH THE REQUIREMENTS OF THE FLORIDA
 BUILDING CODE, BUILDING.

 1) SHEET A-10 LIFE SAFETY SHEET OCCUPANT LOAD
 CALCULATIONS:
  
 1A) THE MERCANTILE OCCUPANT LOAD FACTOR IS BEING TAKEN
 AT 30 WHEN IT SHOULD BE TAKEN AT 60, (A CHANGE IN THE
 2017 FBC-B BLACK LINE IN THE MARGIN). PLEASE UPDATE THE
 PLANS.
  
 1B) THE OCCUPANT LOAD CALCULATION IS TAKING THE
 RESTROOMS AS A BUSINESS OCCUPANCY. PLEASE REVIEW IN THE
 2017 FBC-B TABLE 1004.1.2 FOR MERCANTILE YOU ARE
 SUPPOSED TO TAKE THE GROSS AREA FOR THE MERCANTILE, SEE
 FLOOR AREA GROSS.
 2017 FBC-B 201 DEFINITIONS: FLOOR AREA, GROSS. THE
 FLOOR AREA WITHIN THE INSIDE PERIMETER OF THE EXTERIOR
 WALLS OF THE BUILDING UNDER CONSIDERATION, EXCLUSIVE OF
 VENT SHAFTS AND COURTS, WITHOUT DEDUCTION FOR
 CORRIDORS, STAIRWAYS, CLOSETS, THE THICKNESS OF
 INTERIOR WALLS, COLUMNS OR OTHER FEATURES. THE FLOOR
 AREA OF A BUILDING, OR PORTION THEREOF, NOT PROVIDED
 WITH SURROUNDING EXTERIOR WALLS SHALL BE THE USABLE
 AREA UNDER THE HORIZONTAL PROJECTION OF THE ROOF OR
 FLOOR ABOVE. THE GROSS FLOOR AREA SHALL NOT INCLUDE
 SHAFTS WITH NO OPENINGS OR INTERIOR COURTS.
  
 2017 FBC-B 201: FLOOR AREA, NET. THE ACTUAL OCCUPIED
 AREA NOT INCLUDING UNOCCUPIED ACCESSORY AREAS SUCH AS
 CORRIDORS, STAIRWAYS, TOILET ROOMS, MECHANICAL ROOMS
 AND CLOSETS.
  
 2)SHEET A-11:
  
 2A) SHEET A-11 THE LIFE SAFETY PLAN ONLY SHOWS THE EXIT
 LIGHTS AND BATTERY BACKUP LIGHTS. THERE ARE NO
 DIRECTIONAL SIGNS INDICATING THERE IS A SECONDARY REAR
 EXIT. NOR IS THERE ANY DIRECTIONAL LIGHTS WITHIN THE
 STOCKROOM INDICATING THE EGRESS PATH. WITH STORAGE
 SHELVING IN THE STOREROOM EGRESS LIGHTS MAYBE BLOCKED.
 SEE THE 2017 FBC-B SECTION 1013.1. THE PATH OF EGRESS
 TRAVEL TO EXITS AND WITHIN EXITS SHALL BE MARKED BY
 READILY VISIBLE EXIT SIGNS TO CLEARLY INDICATE THE
 DIRECTION OF EGRESS TRAVEL IN CASES WHERE THE EXIT OR
 THE PATH OF EGRESS TRAVEL IS NOT IMMEDIATELY VISIBLE TO
 THE OCCUPANT.
  
 2B) THE DOOR THAT LEADS INTO THE NEXT TENANT SPACE IS
 NOT STATED AS AN EXIT BUT SHOULD BE MARKED NOT AN EXIT
 SINCE YOU DO NOT KNOW WHEN THIS DOOR MAYBE LOCKED OR
 BLOCKED FROM THE OTHER TENANTS SIDE. 2017 FBC-B SECTION
 1016.2 , 2 AND 3.
  
 3)SHEET A-03:
  
 3A) IDENTIFIES A SINGLE WATER FOUNTAIN. PLEASE REVIEW
 IN THE 2017 ACCESSIBILITY CODE SECTION 211.2 MINIMUM
 NUMBER OF DRINKING FOUNTAINS AND HEIGHTS AT WHICH THEY
 ARE TO BE INSTALLED.
  
 3B) THIS SAME FLOOR PLAN INDICATES A KITCHEN, YOU MAY
 WANT TO DEFINE THIS SPACE AS A BREAK AREA. COMMERCIAL
 KITCHENS ARE TO HAVE A HOOD AND ENSILE SYSTEM. THE
 BREAK AREA WILL ALSO NEED TO SHOW COMPLIANCE THAT THE
 CABINETRY AND SINK ARE AT 34 INCHES ABOVE FINISH FLOOR.
 PLEASE SHOW COMPLIANCE WITH THE 2017 ACCESSIBILITY CODE
 SECTIONS:
 606.2-606.5.
 902.3 WORKING SURFACES SHALL BE A MAXIMUM 34 INCHES.
  
 3C) RECEPTION DESK INDICATES DETAIL ON SHEET A-06. THIS
 AREA DOES NOT PROVIDE A AREA FOR HANDICAPPED PERSONS IN
 WHEEL CHAIRS TO WRITE CHECKS. SEE 904.3.3 CHECK WRITING
 SURFACES.
  
 4) SHEET A07 SHOWS THE REMOVAL OF AN EXTERIOR INFILLED
 WALL AND NEW ROLL-UP EXTERIOR DOOR. THE PLANS DO NOT
 PROVIDE ANY WIND DESIGN CRITERIA. 2017 FBC-B 1603.1.4
 WIND DESIGN DATA.
 THE FOLLOWING INFORMATION RELATED TO WIND LOADS SHALL
 BE SHOWN, REGARDLESS OF WHETHER WIND LOADS GOVERN THE
 DESIGN OF THE LATERAL FORCE-RESISTING SYSTEM OF THE
 STRUCTURE:

 61G20 SHALL BE REVIEWED AND APPROVED IN WRITING BY THE
 DESIGNER OF RECORD PRIOR TO SUBMITTAL FOR
 JURISDICTIONAL APPROVAL. FL 61G1-23.015 (2) THE
 ARCHITECT IS RESPONSIBLE FOR SUPERVISING AND REVIEWING
 ALL PROJECT DATA, REPORTS, SHOP DRAWINGS ETC..
  
 6B) 107.3.4.2 DEFERRED SUBMITTALS. FOR THE PURPOSES OF
 THIS SECTION, DEFERRED SUBMITTALS ARE DEFINED AS THOSE
 PORTIONS OF THE DESIGN THAT ARE NOT SUBMITTED AT THE
 TIME OF THE APPLICATION AND THAT ARE TO BE SUBMITTED TO
 THE BUILDING OFFICIAL WITHIN A SPECIFIED PERIOD.
 DEFERRAL OF ANY SUBMITTAL ITEMS SHALL HAVE THE PRIOR
 APPROVAL OF THE BUILDING OFFICIAL. THE REGISTERED
 DESIGN PROFESSIONAL IN RESPONSIBLE CHARGE SHALL LIST
 THE DEFERRED SUBMITTALS ON THE CONSTRUCTION DOCUMENTS
 FOR REVIEW BY THE BUILDING OFFICIAL.
  
 DOCUMENTS FOR DEFERRED SUBMITTAL ITEMS SHALL BE
 SUBMITTED TO THE REGISTERED DESIGN PROFESSIONAL IN
 RESPONSIBLE CHARGE WHO SHALL REVIEW THEM AND FORWARD
 THEM TO THE BUILDING OFFICIAL WITH A NOTATION
 INDICATING THAT THE DEFERRED SUBMITTAL DOCUMENTS HAVE
 BEEN REVIEWED AND FOUND TO BE IN GENERAL CONFORMANCE TO
 THE DESIGN OF THE BUILDING. THE DEFERRED SUBMITTAL
 ITEMS SHALL NOT BE INSTALLED UNTIL THE DEFERRED
 SUBMITTAL DOCUMENTS HAVE BEEN APPROVED BY THE BUILDING
 OFFICIAL.
  
 6C) WILL THERE BE WOOD BUCKS THAT THE ROLL-UP DOOR BE
 ANCHORED TO? THIS IS NOT PART OF THE PRODUCT APPROVAL.

 7) SHEET A-09 THE LAYOUT OF THE 2 RESTROOMS BUT THERE
 ARE NO MEASUREMENTS FOR THE ELEMENTS LISTED FOR
 ACCESSIBILITY IN CHAPTER 6 OF THE 2017 ACCESSIBILITY
 CODE.
 7A) MIRRORS SHALL COMPLY WITH SECTION 603.3.
 7B) WATER CLOSETS SHALL SHOW COMPLIANCE WITH 604.3.1
 AND FIGURE 604.3.1.
 7C) WATER CLOSET SEATS SHALL COMPLY WITH 604.4.
 7D) GRAB BARS SHALL SHOW COMPLIANCE WITH 604.5, SIDE
 WALL 604.5.1, REAR WALL 604.5.2.
 7E) FLUSH CONTROLS 604.6.
 7F)TOILET PAPER DISPENSERS SHALL COMPLY WITH 604.7.
 7G) SINKS AND LAVATORIES SHALL SHOW COMPLIANCE WITH

 8) THE PERMIT VALUE OF THE JOB STATED IS $70.000.00
 DOLLARS IN VALUE. THE 2017 ACCESSIBILITY CODE REQUIRES
 UP TO 20% OF THE JOB VALUE TO BE MADE IN ACCESSIBLE
 UPGRADES. IF ALL OF THE REQUIRED CODE SECTIONS CAN NOT
 BE COMPLETED (NOT NEW WORK) PLEASE REVIEW SECTION
 202.4.1 FOR DISPROPORTIONATE COST AND IN WHAT ORDER THE
 FUNDS ARE TO BE SPENT. WE WILL NEED AN ITEMIZED LETTER
 FROM EITHER THE CONTRACTOR OR DESIGN PROFESSIONAL ON
 THEIR LETTER HEAD LISTING IN ORDER GIVEN IN SECTION
 202.4.1 AND THE ASSOCIATED COST FOR EACH ITEM ON THE
 ITEMIZED LIST.
  
 9) A TRANSMITTAL LETTER LISTING THE ORIGINAL REVIEW
 COMMENT NUMBER, WITH A DESCRIPTION OF THE REVISION
 MADE, IDENTIFYING THE SHEET OR SPECIFICATION PAGE WHERE
 THE CHANGES CAN BE FOUND WILL HELP TO EXPEDITE YOUR
 PERMIT. THANK YOU FOR YOUR ANTICIPATED COOPERATION.
  
 A THOROUGH REVIEW OF THE PLANS COULD NOT HAPPEN SINCE
 THERE WAS A GREAT DEFICIENCY IN PLANS AND REQUIRED
 DOCUMENTATION. WITH THE NEXT PLAN REVIEW CYCLE THERE
 MAYBE ADDITIONAL REVIEW COMMENTS BECAUSE OF NEW PLANS
 AND INFORMATION LACKING UNDER THE PRIOR REVIEW.
