 1) FAIR HOUSING ACCESSIBILITY GUIDELINES: DUE TO THE
 FACT THAT THE BUILDING WAS CONSTRUCTED IN ACCORDANCE
 WITH THE ACCESSIBILITY REQUIREMENTS OF THE FAIR HOUSING
 ACT AND THE DESIGN GUIDELINES FOR USABLE BATHROOMS IN
 DWELLING UNITS, THE ALTERATIONS THAT ARE PROPOSED IN
 THE BATHROOMS SHALL ALSO BE IN COMPLIANCE WITH THE FAIR
 HOUSING ACT. THE FAIR HOUSING ACCESSIBILITY GUIDELINES
 ARE INCLUDED IN THE FLORIDA ACCESSIBILITY CODE- 2017
 SIXTH EDITION. COMPLIANCE WITH THE GUIDELINES REQUIRES
 THAT CLEAR FLOOR SPACES FOR WHEELCHAIR APPROACHES TO
 BATH FIXTURES SHALL EITHER BE MAINTAINED AS ORIGINALLY
 DESIGNED OR PROVIDED WHERE NEW FIXTURES ARE BEING
 INSTALLED. NEW FIXTURES IN THE PROPOSED ALTERATION ARE
 THE TWO SHOWERS AND THE SECOND LAVATORY IN THE MASTER
 BATH. ADDITIONALLY, REINFORCEMENTS SHALL ALSO BE
 INSTALLED IN THE SHOWER WALLS TO SUPPORT FUTURE GRAB
 BARS AND OPTIONAL WALL HUNG BENCH SEATS. PLEASE SEE
 REQUIREMENT 7 CONTAINED IN THE GUIDELINES AND FIGURES
 5, 7A, 7C, & 7D. PROVIDE ENLARGED DIMENSIONED FLOOR
 PLAN DRAWINGS OF THE BATHROOMS SHOWING THE REQUIRED
 CLEAR FLOOR SPACES, AND DIMENSIONED ELEVATION VIEWS
 SHOWING THE LOCATIONS OF THE WALL REINFORCEMENTS.
 1A) AS AN ALTERNATIVE TO MEETING THE GUIDELINES FOR THE
 BATH ALTERATIONS, THE OWNER AND DESIGNER OF RECORD FOR
 THE PROPOSED PROJECT MAY PROVIDE A SIGNED AND NOTARIZED
 AFFIDAVIT WHICH WOULD INDICATE EACH PERSON ACKNOWLEDGES
 THAT THE PROPOSED DESIGN DOES NOT MEET THE REQUIREMENTS
 OF THE FAIR HOUSING ACCESSIBILITY GUIDELINES, BUT AS A
 CONDITION OF THE ACKNOWLEDGEMENT, THE OWNER AGREES TO
 REVERT THE UNIT BACK TO COMPLIANCE AT TIME OF SALE IF
 SO REQUESTED BY THE BUYER. IF THIS OPTION IS CHOSEN,
 PLEASE SEND AN EMAIL TO [email protected] AND I WILL SEND A
 COPY OF THE FAIR HOUSING AFFIDAVIT. IF CHOOSING THIS
 OPTION IT WOULD BE ADVISABLE AT A MINIMUM TO INSTALL
 THE SHOWER WALL REINFORCEMENTS.
  
 2) SHEET A102: A) REFER TO SECTION 1002.1 FBC P: THE
 HORIZONTAL DISTANCE FROM THE CENTERLINE OF THE NEW
 SHOWER DRAIN OUTLETS TO THE CENTERLINES OF THE INLETS
 OF THE EXISTING TRAPS SHALL NOT EXCEED 30". PLEASE
 PLACE A NOTE ON THE PLAN INDICATING COMPLIANCE. B)
 PLEASE WRITE THE PLAN SHEET NUMBER (A102) ON THE PLAN-
 SECTION 107.2.1 WPB.
