 ADMINISTRATION.
  
 2017 EXISTING BUILDING CODE. 801.3 COMPLIANCE. ALL NEW
 CONSTRUCTION ELEMENTS, COMPONENTS, SYSTEMS, AND SPACES
 SHALL COMPLY WITH THE REQUIREMENTS OF THE FLORIDA
 BUILDING CODE, BUILDING.

 1) SHEET 1 OF 2 SHOWS THE CONFERENCE ROOM TO BE THE
 SIZE 14X16= 224 SQ. FT. /15 OCC. LOAD FACTOR = 15
 OCCUPANTS. PLEASE REVIEW THE 2017 FBC-B SECTION
 1010.1.2 DOOR SWING AND EXCEPTION # 9. IN OTHER THAN
 GROUP H OCCUPANCIES, MANUALLY OPERATED HORIZONTAL
 SLIDING DOORS ARE PERMITTED IN A MEANS OF EGRESS FROM A
 SPACES WITH AN OCCUPANT LOAD OF 10 OR LESS.
 OFFICE 14X11.5?= 2 OCCUPANT LOAD/ OK.
 BREAK ROOM SIZE 15.66 X 8.5824 = 9 OCC. LOAD/ OK.
  
 2) NEW BREAK ROOM COUNTER TOP AND SINK ARE TO SHOW
 COMPLIANCE WITH THE 2017 FBC-ACCESSIBILITY CODE:
 2A) 2017 FBC-ACCESSIBILITY CODE 606.2 CLEAR FLOOR
 SPACE. A CLEAR FLOOR SPACE COMPLYING WITH 305,
 POSITIONED FOR A FORWARD APPROACH, AND KNEE AND TOE
 CLEARANCE COMPLYING WITH 306 SHALL BE PROVIDED.
 EXCEPTIONS: 1.A PARALLEL APPROACH COMPLYING WITH 305
 SHALL BE PERMITTED TO A KITCHEN SINK, IN A SPACE WHERE
 A COOK TOP OR CONVENTIONAL RANGE IS NOT PROVIDED, AND
 TO WET BARS.
  
 2B) 2017 FBC-ACCESSIBILITY CODE SECTION 606.3 HEIGHT.
 LAVATORIES AND SINKS SHALL BE INSTALLED WITH THE FRONT
 OF THE HIGHER OF THE RIM OR COUNTER SURFACE 34 INCHES
 MAXIMUM ABOVE THE FINISH FLOOR OR GROUND.
  
 2C) 2017 FBC-ACCESSIBILITY CODE 606.4 FAUCETS. CONTROLS
 FOR FAUCETS SHALL COMPLY WITH 309. HAND-OPERATED
 METERING FAUCETS SHALL REMAIN OPEN FOR 10 SECONDS
 MINIMUM.
  
 2D) 2017 FBC-ACCESSIBILITY CODE 606.5 EXPOSED PIPES AND
 SURFACES. WATER SUPPLY AND DRAIN PIPES UNDER LAVATORIES
 AND SINKS SHALL BE INSULATED OR OTHERWISE CONFIGURED TO
 PROTECT AGAINST CONTACT. THERE SHALL BE NO SHARP OR
 ABRASIVE SURFACES UNDER LAVATORIES AND SINKS.
  
 3A) THE PLANS DO NOT SHOW HOW COMPLIANCE WITH THE 2017
 FBC-B SECTION 2902.1 AND TABLE 2902.1 MINIMUM PLUMBING
 FIXTURES FOR A BUSINESS OCCUPANCY, WATER CLOSETS,
 LAVATORIES, DRINKING FOUNTAINS AND SERVICE SINK. IF IN
 COMMON AREA, HOW FAR AWAY ARE SUCH FACILITIES, AND ARE
 THEY ON THE SAME FLOOR. IF IN THE COMMON AREA PROVIDE
 OCCUPANT LOAD COUNT FOR THE FLOOR AND FIXTURE COUNT.
  
 3B) DISPROPORTIONATE COST. PLEASE PROVIDE A LETTER
 EITHER FROM THE CONTRACTOR OR DESIGNER OF RECORD ON
 THEIR LETTERHEAD WHERE UP TO 20 % OF THE CONTRACT
 VALUE, UP TO ($1,640.00) IS GOING TO BE SPENT IN
 ACCESSIBLE UPGRADES TO THE PROJECT. IF ALL EXISTING
 CONDITIONS ARE COMPLETED (COMPLIED) BEFORE
 DISPROPORTIONATION COST IS MET A LETTER IS NOT
 REQUIRED. SHOW COMPLIANCE WITH THE:
 2017 FBC-ACCESSIBILITY CODE SECTION 202.4.1
 DISPROPORTIONATE COST. ALTERATIONS MADE TO PROVIDE AN
 ACCESSIBLE PATH OF TRAVEL TO THE ALTERED AREA WILL BE
 DEEMED DISPROPORTIONATE TO THE OVERALL ALTERATION WHEN
 THE COST EXCEEDS 20% OF THE COST OF THE ALTERATION TO
 THE PRIMARY FUNCTION AREA. COSTS THAT MAY BE COUNTED AS
 EXPENDITURES REQUIRED TO PROVIDE AN ACCESSIBLE PATH OF
 TRAVEL MAY INCLUDE: (I) COSTS ASSOCIATED WITH PROVIDING
 AN ACCESSIBLE ENTRANCE AND AN ACCESSIBLE ROUTE TO THE
 ALTERED AREA; (II) COSTS ASSOCIATED WITH MAKING
 RESTROOMS ACCESSIBLE, SUCH AS INSTALLING GRAB BARS,
 ENLARGING TOILET STALLS, INSULATING PIPES, OR
 INSTALLING ACCESSIBLE FAUCET CONTROLS; (III) COSTS
 ASSOCIATED WITH PROVIDING ACCESSIBLE TELEPHONES, SUCH
 AS RELOCATING THE TELEPHONE TO AN ACCESSIBLE HEIGHT,
 INSTALLING AMPLIFICATION DEVICES, OR INSTALLING A TEXT
 TELEPHONE (TTY); (IV) COSTS ASSOCIATED WITH RELOCATING
 AN INACCESSIBLE DRINKING FOUNTAIN.
  
 4) WHEN RESUBMITTING PLANS PLEASE INDICATE THE REVISION
 & REMOVE ANY VOIDED SHEETS & REPLACE ANY PAGES AS
 NECESSARY. A TRANSMITTAL LETTER LISTING THE ORIGINAL
 REVIEW COMMENT NUMBER, WITH A DESCRIPTION OF THE
 REVISION MADE, IDENTIFYING THE SHEET OR SPECIFICATION
 PAGE WHERE THE CHANGES CAN BE FOUND WILL HELP TO
 EXPEDITE YOUR PERMIT. THANK YOU FOR YOUR ANTICIPATED
 COOPERATION.
  
 A THOROUGH REVIEW OF THE PLANS COULD NOT HAPPEN SINCE
 THERE WAS A GREAT DEFICIENCY IN PLANS AND REQUIRED
 DOCUMENTATION. WITH THE NEXT PLAN REVIEW CYCLE THERE
 MAYBE ADDITIONAL REVIEW COMMENTS BECAUSE OF NEW PLANS
 AND INFORMATION LACKING UNDER THE PRIOR REVIEW.
