 OVERVIEW:
  
 PROPERTY IS LOCATED IN A SPECIAL FLOOD HAZARD AREA
 (SFHA) WITH TWO AE ZONES. AE 6 AND AE 7. BASED ON THE
 VALUE OF THIS SUBMITTAL WITH THE ADDITIONAL VALUE OF
 WORK ON THE PROPERTY FOR THE LAST FIVE YEARS, THE WORK
 ON THE PROPERTY IS CONSIDERED A SUBSTANTIAL IMPROVEMENT
 PER FEMA P-758. THE OWNER HAS ELECTED TO PROVIDE A NEW
 APPRTAISAL OF THE PROPERTY TO RAISE THE VALUE OF THE
 SUBJECT IMPROVEMENTS ABOVE FEMA'S 50% RULE.
  
 NOTE: 6TH REVIEW
  
 A NEW APPRAISAL IS BEING SUBMITTED FOR REVIEW. THIS
 APPRAISAL IS A MARKET VALUE APPRAISAL OF THE SUBJECT
 PROPERTY BASED ON COMPARABLE SALES ANALYSIS.
  
 FEMA REQUIRES AN ACTUAL CASH VALUE APPRAISAL PER FEMA
 DESK REFERENCE P-758 SECTION 4.5.3. AN ACTUAL CASH
 VALUE APPRAISAL IS THE COST TO REPLACE A BUILDING ON
 THE SAME PARCEL WITH A NEW BUILDING OF LIKE KIND AND
 QUALITY, MINUS DEPRECIATION DUE TO AGE, USE AND
 NEGLECT.
  
 PROVIDE A NFIP COMPLIANT APPRAISAL TO ADDRESS THE SI/SD
 CLASSIFICATION OF THIS STRUCTURE.
  
 THE APPRAISAL SHALL:
  
 1. BE NARRATIVE BASED.
 2. PROVIDE ACTUAL REPLACEMENT COST.
 3. PROVIDE DEPRECIATION.
 4. PROVIDE SOURCES SUPPORTING COST AND DEPRECIATION.
 5. STATE INTENDED USER - NFIP REQUIRES THE OWNER AND
 THE FLOOD PLAIN MANAGER (ROBERT BROWN, BO, CITY OF WPB,
 FL) TO BE LISTED AS USERS.
 6. STATE INTENDED USE - I.E. "TO SUPPORT A BUILDING
 PERMIT APPLICATION SUBJECT TO SIGNIFICANT
 IMPROVEMENTS/SIGNIFICANT DAMAGE (SI/SD) UNDER NFIP
 REGULATIONS.
 7. CLEARLY DESCRIBE THE BUILDING.
 8. PROVIDE PHOTOGRAPHIC EVIDENCE.
 9. STATE METHODOLOGY USED TO DETERMINE DEPRECIATION.
 10. PROVIDE ADEQUATE DOCUMENTATION SUPPORTING THE
 REPLACEMENT COST AND DEPRECIATION, ( I.E.
 MARSHALL/SWIFT, ETC.)

 THE APPRAISAL PROVIDED FOR THE 5TH NFIP REVIEW ONLY
 NEEDED THE FOLLOWING CHANGES.
  
 1. PROVIDE A COPY OF APPRAISAL WITH ORIGINAL SINATURE
 OF APPRAISER.

 1. APPRAISAL ESTABLISHES (ACV) ACTUAL COST VALUE
 (REPLACEMENT COST MINUS DEPRECIATION) AT $317,000.00.
 VALUE OF PROPOSED RES REMOD PERMIT 20011283 PLUS FIVE
 YEAR TAIL EQUALS $140,078.00. PROPERTY IS NO LONGER
 REQUIRED TO COMPLY WITH FEMA SUBSTANTIAL IMPROVEMENT
 REQUIREMENTS.
 NOTE: DATE OF ORIGINAL APPRAISAL IS 04/14/2019 (COVER
 PAGE). APPRAISER DATED REVISED REPORT (SEE PG. 10 OF
 27) ON 03/11/2020. PLEASE UPDATE REPORT DATE TO
 03/11/2020 (COVER PAGE). APPRAISER TO PROVIDE APPRAISAL
