 OCCUPANTS IN THERE UNITS ON THE SAME FLOOR AS OTHER
 UNITS ARE BEING REMODELED? PLEASE SHOW COMPLIANCE WITH
 THE 2017 FBC-B:
 1E)(1) 3302.1 ALTERATIONS AND REPAIRS. REQUIRED EXITS,
 EXISTING STRUCTURAL ELEMENTS, FIRE PROTECTION DEVICES
 AND SANITARY SAFEGUARDS SHALL BE MAINTAINED AT ALL
 TIMES DURING CONSTRUCTION, ALTERATIONS AND OR REPAIRS
 TO ANY BUILDING OR STRUCTURE.
 1E)(2) 3302.2 MANNER OF REMOVAL. WASTE MATERIALS SHALL
 BE REMOVED IN A MANNER THAT PREVENTS INJURY OR DAMAGE

 SEPARATION BETWEEN THE DWELLING UNITS AS WELL AS A FIRE
 RATED CORRIDOR. PLEASE REVIEW THE REQUIREMENTS OF THE
 2017 FBC-EXISTING BUILDING SECTION 803.6 FIRE
 RESISTANCE RATINGS AND IN THE FBC-B SECTION 420.2
 REQUIRED SEPARATION WALLS.

 BUILDING CODE SECTION 805.4.2 SHOW A INSWING DOOR,
 PLEASE SHOW COMPLIANCE WITH SECTION 805.4.2 AND OR
 PROVIDE THE OCCUPANT LOAD FOR THE 2ND FLOOR AND 3RD
 FLOOR SEPARATELY, NOT COMBINED.

 MARKING ARE NOT SPECIFIED BY THESE REQUIREMENTS BUT MAY
 BE ADDRESSED BY STATE OR LOCAL LAWS OR REGULATIONS.
 BECAUSE THESE REQUIREMENTS PERMIT THE VAN ACCESS AISLE
 TO BE AS WIDE AS A PARKING SPACE, IT IS IMPORTANT THAT
 THE AISLE BE CLEARLY MARKED. FLORIDA LAW, S.553.5041

 PARKING PROVIDES A DOUBLE LINED DIMENSIONED PARKING

 3) SHEETS A-202 THE 1ST FLOOR LEVEL, SHEET A-203 THE
 2ND FLOOR LEVEL AND A-204 THE 3RD FLOOR LEVEL ALL SHOW
 THE PROPOSED WORK ON EACH OF THE FLOORS. WHAT ALL OF
 THESE FLOORS SHOW IS NEW A/C SPLIT SYSTEMS BEING
 INSTALLED IN EACH OF THESE UNITS. PLEASE PROVIDE HOW
 COMPLIANCE WILL BE ACHIEVED WITH THE 2017 ENERGY CODE
 SECTIONS:
 R101.5.1.2 COMMERCIAL AND RESIDENTIAL> 3 STORIES. SEE
 FBC- ENERGY CONSERVATION COMMERCIAL PROVISIONS.
 C401.2 APPLICATION. COMMERCIAL BUILDINGS SHALL COMPLY
 WITH ONE OF THE FOLLOWING:
 1) REQUIREMENTS OF ANSI/ ASHRAE/ IESNA 90.1 EXCLUDING
 9.4.1.1(G) OF THE STANDARD.
 2) THE REQUIREMENTS OF SECTIONS C402 THROUGH C405 IN
 ADDITION, COMMERCIAL BUILDINGS SHALL COMPLY WITH
 SECTION C406 AND TENANT SPACES SHALL COMPLY WITH
 SECTION C406.1.1.
 3) THE REQUIREMENTS OF SECTIONS C402.5, C403.2, C404,
 C405.2, C405.3, C405.5, C405.6 AND C405.7. THE BUILDING
 ENERGY COST SHALL BE EQUAL TO OR LESS THAN 85% OF THE
 STANDARD REFERENCE DESIGN BUILDING.
  
 4) SHEET A-302 SHOW THE EAST & WEST WALLS WITH NEW
 PROPOSED MECHANICAL CHASES TO HOUSE THE MECHANICAL
 REFRIGERANT LINES. THERE IS NO STRUCTURAL PLANS ON HOW
 THE MECHANICAL CHASE ON THE EXTERIOR SIDES OF THE
 BUILDING ARE TO BE BUILT, SECURED TO THE BUILDING, AND
 THE SEALING OF THE EXTERIOR WALL PENETRATION OF THE
 REFRIGERANT LINES, FIRE RATING FOR THROUGH
 PENETRATIONS. NOR DOES SHEET A-703 DEPICT CORRECTLY THE
 ROOF PENETRATION FOR THE REFRIGERANT LINES. THEY SHOULD
 BE A THROUGH THE WALL PARAPET PENETRATION, OR IF THEY
 PENETRATE THE ROOF AS SHOWN THEN THERE NEEDS MORE CUT
 SECTIONS OF HOW THE REFRIGERANT LINES LEAVE THE NEW
 EXTERIOR CHASE AND RUN THROUGH THE ATTIC SPACE AND THEN
 PENETRATE FROM THE ATTIC SPACE AND THROUGH THE ROOF.
 THERE IS NOT ENOUGH INFORMATION TO THOROUGHLY DO A
 REVIEW ON THIS SUBJECT!!!!!
 CHASES VERSES SHAFTS. FBC-B 707.3.1 SHAFT ENCLOSURES
 SHALL COMPLY WITH 713.4.
 707.7 PENETRATIONS OF FIRE BARRIERS SHALL COMPLY WITH
 SECTION 714.
 FIRE BLOCKING SHALL COMPLY WITH 2017 FBC-B SECTION
 718.2.
 718.2.2 CONCEALED WALL SPACES.
  
 5) SHEET A-703 THE SPLIT SYSTEM SHOWS THE USER OF WOOD
 SLEEPERS TO MOUNT THE NEW A/C CONDENSING UNITS WITH
 LESS THAN 6 INCHES FROM THE ROOF FINISH TO THE
 UNDERSIDE OF THE NEW CONDENSING INSTALLATION. PLEASE
 NOTE IN THE 2017 FBC-B THE EXCEPTION TO USING SLEEPERS
 ON THE ROOF DECK IS IN EXISTING CONDITIONS, NOT NEW
 INSTALLATIONS. THE 2017 FBC-B REQUIRES MECHANICAL UNITS
 TO BE RAISED UP OFF THE ROOF TOP FOR THE APPLICATION OF
 RE-ROOFING, THERE IS ENOUGH CLEARANCE UNDER THE UNITS
 THAT THE A/C COMPRESSORS DO NOT NEED TO BE DETACHED AND
 RE-INSTALLED FOR RE-ROOFING. PLEASE REVIEW TABLE
 1510.10 FOR THE REQUIRED MINIMUM CLEARANCE BENEATH THE
 A/C STAND. THIS IS THE LOWEST HORIZONTAL FRAMING MEMBER
 OF THE STAND.
  
 6) SINCE THE A/C STANDS ARE TO BE INSTALLED ON THE 3RD
 FLOOR ROOF PLEAS PROVIDE THE WIND DESIGN CRITERIA.
  
 2017 FBC-B 1603.1.4 WIND DESIGN DATA. THE FOLLOWING
 INFORMATION RELATED TO WIND LOADS SHALL BE SHOWN,
 REGARDLESS OF WHETHER WIND LOADS GOVERN THE DESIGN OF
 THE LATERAL FORCE-RESISTING SYSTEM OF THE STRUCTURE:
 1. ULTIMATE DESIGN WIND SPEED, VULT, (3-SECOND GUST),
 MILES PER HOUR AND NOMINAL DESIGN WIND SPEED, VASD, AS
 DETERMINED IN ACCORDANCE WITH SECTION 1609.3.1.

 3. WIND EXPOSURE. APPLICABLE WIND DIRECTION IF MORE

 TO BE REVIEWED BY THE DESIGNER OF RECORD. PLEASE
 IDENTIFY THE FOLLOWING REQUIREMENTS CALCULATING THE
 AREA (SIDE VIEW) OF THE ROOF TOP COMPRESSORS,
 CONFIGURATION ON STAND, THE MEAN ROOF HEIGHT OF THE

 UNITS. 2017 FBC-M 306.5. EQUIPMENT AND APPLIANCES ON
 ROOFS OR ELEVATED STRUCTURES. WHERE EQUIPMENT REQUIRING
 ACCESS OR APPLIANCES ARE LOCATED ON AN ELEVATED
 STRUCTURE OR ROOF OF A BUILDING SUCH AS PERSONNEL WILL
 HAVE TO CLIMB HIGHER THAN 16 FEET ABOVE GRADE TO ACCESS
 SUCH EQUIPMENT OR APPLIANCES, AN INTERIOR OR EXTERIOR
 MEANS OF EGRESS SHALL BE PROVIDED.
  
 7E) WHEN VIEWING THE ROOF TOP THROUGH GOGGLE MAPS IT
 APPEARS THE PARAPETS AROUND THE PERIMETER AND
 COURTYARDS MAY NEED GUARDS WHERE THE A/C CONDENSERS ARE
 WITHIN 10 FEET OF THE EDGE OF THE BUILDING.
 SHOW COMPLIANCE WITH FBC-B 1013.7 ROOF GUARDS/ ACCESS.
 GUARDS SHALL BE PROVIDED WHERE THE ROOF HATCH OPENING
 IS LOCATED WITHIN 10 FEET OF A ROOF EDGE OR OPEN SIDE
 OF A WALKING SURFACE AND SUCH EDGE OR OPEN SIDE IS
 LOCATED MORE THAN 30 INCHES ABOVE THE FLOOR, ROOF OR
 GRADE BELOW. THE GUARD SHALL BE CONSTRUCTED SO AS TO
 PREVENT THE PASSAGE OF A SPHERE 21 INCHES (533 MM) IN
 DIAMETER.
  
 7F) ZONING MAY REQUIRE THE NEW A/C CONDENSERS TO BE
 SCREENED FROM VIEW. IF SO SHOW COMPLIANCE WITH THE 2017
 FBC-B SECTIONS:
 1509.6 MECHANICAL EQUIPMENT SCREENS. MECHANICAL
 EQUIPMENT SCREENS SHALL BE CONSTRUCTED OF THE MATERIALS
 SPECIFIED FOR THE EXTERIOR WALLS IN ACCORDANCE WITH THE
 TYPE OF CONSTRUCTION OF THE BUILDING. WHERE THE FIRE
 SEPARATION DISTANCE IS GREATER THAN 5 FEET (1524 MM),
 MECHANICAL EQUIPMENT SCREENS SHALL NOT BE REQUIRED TO
 COMPLY WITH THE FIRE-RESISTANCE RATING REQUIREMENTS.
 1509.6.1 HEIGHT LIMITATIONS. MECHANICAL EQUIPMENT
 SCREENS SHALL NOT EXCEED 18 FEET (5486 MM) IN HEIGHT
 ABOVE THE ROOF DECK, AS MEASURED TO THE HIGHEST POINT
 ON THE MECHANICAL EQUIPMENT SCREEN.
  
 8) A TRANSMITTAL LETTER LISTING THE ORIGINAL REVIEW
 COMMENT NUMBER, WITH A DESCRIPTION OF THE REVISION
 MADE, IDENTIFYING THE SHEET OR SPECIFICATION PAGE WHERE
 THE CHANGES CAN BE FOUND WILL HELP TO EXPEDITE YOUR
 PERMIT. THANK YOU FOR YOUR ANTICIPATED COOPERATION.
 A THOROUGH REVIEW OF THE PLANS COULD NOT HAPPEN SINCE
 THERE WAS A GREAT DEFICIENCY IN PLANS AND REQUIRED
 DOCUMENTATION. WITH THE NEXT PLAN REVIEW CYCLE THERE
 MAYBE ADDITIONAL REVIEW COMMENTS BECAUSE OF NEW PLANS
 AND INFORMATION LACKING UNDER THE PRIOR REVIEW.
