 CODE: FBC 6TH EDITION (2017) AND CITY AMENDMENTS.
  
 NOTE: SEC. 801.3 FBC-EXISTING BUILDING. ALL NEW
 CONSTRUCTION ELEMENTS, COMPONENTS, SYSTEMS, AND SPACES
 SHALL COMPLY WITH THE REQUIREMENTS OF THE FLORIDA
 BUILDING CODE.
  
 1- PLANS SUBMITTED SHOW A DINING ROOM AND BEDROOM #2 ON
 THE REAR OF THE MAIN HOUSE. ACCORDING TO CITY RECORDS
 AND PROPERTY APPRAISER THIS AREA WAS A PORCH NOT
 LIVABLE SPACE.
 THERE ARE NO CITY RECORDS SHOWING PERMITS FOR THE
 CONVERSION OF THE PORCH TO LIVABLE SPACE. IT LOOKS LIKE
 THE WORK WAS DONE WITHOUT PERMITS AND INSPECTIONS. NEED
 TO REVISE PLANS TO SHOW THE ENCLOSURE OF THE PORCH TO
 INCREASE THE LIVABLE SPACE. PROVIDE COMPLETE
 INFORMATION, INCLUDING DIMENSIONS FOR THE ROOMS AND
 FRAMING DETAILS FOR THE DOORS AND WINDOWS. SPECIFY ALL
 FRAMING MEMBERS AND CONNECTORS. SEC. 801.3 FBC-EXISTING
 BUILDING AND SEC. R301.2.1 FBC-RESIDENTIAL.
 SEC. 107.2.1 CITY AMENDMENTS.
  
 2- WINDOW SIZE FOR NEW BEDROOM #2 DOESN'T COMPLY WITH
 THE EGRESS REQUIREMENTS. REVISE AS REQUIRED SHOWING
 COMPLIANCE. SEC. 801.3 FBC-EXISTING BUILDING AND SEC.
 R310.2.1 FBC-RESIDENTIAL.
  
 3- WINDOW REPLACEMENT ON THE REST OF THE HOUSE: CLEARLY
 SPECIFY TYPE AND SIZE OF EXISTING WINDOWS AND TYPE AND
 SIZE OF PROPOSED WINDOWS TO VERIFY COMPLIANCE WITH THE
 EGRESS REQUIREMENTS OF SEC. 702.5 FBC-EXISTING
 BUILDING.
  
 NOTE: NEED TO VERIFY MANUFACTURER'S LARGEST STANDARD
 SIZE WINDOW THAT WILL FIT WITHIN THE EXISTING FRAME OR
 EXISTING ROUGH OPENING AND THAT WILL NOT REDUCE THE
 EGRESS SIZE OPENING OF EXISTING WINDOW AS REQUIRED BY
 SEC. 702.5 FBC-EXISTING BUILDING.
  
 4- SHUTTERS FLORIDA PRODUCT APPROVAL FL11398-R4
 SUBMITTED: PROVIDE COMPLETE INSTALLATION SCHEDULE AS
 REQUIRED BY CITY IMPLEMENTATION STANDARD FOR WIND-BORNE
 DEBRIS IMPACT PROTECTION FOR THE FLORIDA BUILDING CODE.
 SEE CITY SAMPLE. ALL THE COLUMNS NEED TO BE COMPLETED.
 ALTERNATIVELY, YOU MAY PROVIDE COMPLETE INSTALLATION
 SCHEDULE IN ANY OTHER FORMAT AS LONG AS ALL THE
 REQUIRED INFORMATION IS PROVIDED. SEC. 107.2.1 CITY
 AMENDMENTS.
  
 5- IMPACT FEES: BECAUSE OF THE LIVABLE AREA ADDITION
 THE PLANS REQUIRE REVIEW BY THE PBC IMPACT FEE OFFICE.
 CALL (561) 233-5025. UPON APPROVAL OF PLANS, YOU MAY
 CHECK OUT ONE PLAN SET AND TAKE TO THAT OFFICE FOR
 REVIEW. PLEASE RETURNED STAMPED AND WITH A COPY OF THE
 RECEIPT AS APPLICABLE. PLEASE PROVIDE THE MUNICIPAL
 IMPACT FEE QUESTIONNAIRE FORM TO THE PBC IMPACT FEE
