 CODE: FBC 6TH EDITION (2017) AND CITY AMENDMENTS.
  
 NOTE: SEC. 801.3 FBC-EXISTING BUILDING. ALL NEW
 CONSTRUCTION ELEMENTS, COMPONENTS, SYSTEMS, AND SPACES
 SHALL COMPLY WITH THE REQUIREMENTS OF THE FLORIDA
 BUILDING CODE.
  
 1- THIS BUILDING IS BUILT IN A AE FLOOD ZONE WITH THE
 BASE FLOOD BFE: 12.1 FEET BASED ON NAVD 1988. THE
 PROPOSED SCOPE OF WORK IS CONSIDERED SUBSTANTIAL
 IMPROVEMENT.
 CITY OF WEST PALM BEACH ORDINANCE REQUIRES A TWO (2)
 FOOT FREE BOARD ABOVE THE BASE FLOOD ELEVATION (SEC.
 18-284 CITY ORDINANCE NO. 4729-17). CLEARLY SPECIFY ON
 PLANS THE FINISHED ELEVATION USING THE NAVD 1988
 REFERENCE. NOTE: THE FINISHED FLOOR ELEVATION NEEDS TO
 BE AT 14.1 FEET NAVD 1988 OR HIGHER.
 IF THE FINISH FLOOR ELEVATION IS BELOW 14.1 FEET NAVD
 1988, THEN ENTIRE HOUSE NEEDS TO BE RAISED. NOTE:
 COORDINATE WITH ITEM #2 BELOW.
  
 2- PROPERTY IS LOCATED IN FLOOD ZONE AE WITH BASED
 FLOOR ELEVATION OF 12.1 FEET NAVD 88. ELEVATION
 CERTIFICATES ARE REQUIRED BASED ON CONSTRUCTION
 DRAWINGS, BUILDING UNDER CONSTRUCTION AND FINISHED
 CONSTRUCTION. PLEASE PROVIDE THE REQUIRED CONSTRUCTION
 DRAWINGS ELEVATION CERTIFICATE TO VERIFY COMPLIANCE
 WITH THE REQUIRED 2 FEET FREEBOARD.

 3- THIS IS AN ALTERATION LEVEL 3. PLANS SUBMITTED SHOW
 THAT ALL EXTERIOR WALLS ARE GOING TO BE DEMOLISHED AND
 REBUILT. THIS MEANS THAT ALL WINDOW AND DOORS FRAME
 OPENINGS ARE NEW. NONE OF THE WINDOW SIZES SPECIFIED ON
 THE WINDOW SCHEDULE FOR BEDROOMS #1 AND #2 ON SHEET S-7
 COMPLY WITH THE EGRESS REQUIREMENTS. SINGLE HUNG
 WINDOWS WITH A HEIGHT OF 4'-6"
 DON'T PROVIDE THE 24" MIN. CLEAR HEIGHT OPENING. REVISE
 AS REQUIRED.

 4- REVISE ENERGY CALCULATIONS. COORDINATE WITH
 ARCHITECTURAL PLANS TO AVOID CONFLICTS/DELAYS:
 A) ENERGY CALCULATIONS FORM IS REQUIRED TO BE CERTIFIED
 AT THE BOTTOM OF THE FORM BY THE OWNER, THE OWNER'S
 ARCHITECT OR OTHER AUTHORIZED AGENT LEGALLY DESIGNED BY
 THE OWNER PRIOR TO RECEIVE THE PERMIT AS REQUIRED BY
 SEC. R103.1.1.2 FBC-ENERGY CONSERVATION, 6TH EDITION
 (2017).
  
 B) PROVIDE COMPLETE INFORMATION ON TOP OF FORM,
 INCLUDING OWNER'S NAME, BUILDER'S NAME, CORRECT
 PERMITTING OFFICE (WEST PALM BEACH NOT PALM BEACH
 COUNTY), AND JURISDICTION NUMBER (THIS JURISDICTION IS
 604700). SEC. R101.5.1.1.2 FBC-ENERGY CONSERVATION.
  
 C) R-VALUE SPECIFIED ON ITEM #9 ON PAGE 1 OF 5 FOR
 EXTERIOR WALLS DON'T MATCH PLANS. SEE PLANS AND REVISE
 AS REQUIRED. SEC. R101.5.1.1.2 FBC-ENERGY CONSERVATION.
  
 D) COOLING AND HEATING INFORMATION SHOWN ON ITEMS #12
 AND #13 ON PAGE 1 OF 5 DOESN'T MATCH INFORMATION SHOWN
 ON PLANS AND LOAD CALCULATIONS SUBMITTED. REVISE AS

 5 WHY THERE ARE NO OCCUPANTS IN THIS HOUSE?. SEC.
 107.2.1 CITY AMENDMENTS AND SEC. R101.5.1.1.2

 G) WINDOWS INFORMATION SHOWN ON PAGE 4 OF 5 IS
 INCORRECT. REVISE THE BUILDING ORIENTATION, AND
 OVERHANG DEPTH AND SEPARATION TO MATCH PLANS. SEE PLANS

 5- PROVIDE PRODUCT APPROVAL (2 COPIES) AS REQUIRED BY

 INCOMPLETE. NEED TO PROVIDE COMPLETE FLORIDA PRODUCT
 APPROVAL (2 COPIES), INCLUDING THE FLORIDA PRODUCT
 APPROVAL COVER PAGE THAT CORRESPONDS TO THE DRAWINGS
 SUBMITTED. THE FLORIDA PRODUCT APPROVAL IS REQUIRED
 BECAUSE IT SHOWS IF PRODUCT IS APPROVED AND CURRENT
 CODE IN EFFECT.
  
 E) METAL ROOF PRODUCT APPROVAL:
 PLEASE CLEARLY MARK WHICH FASTENING OPTION FROM TABLE

 INSTALLED. THIS IS REQUIRED TO VERIFY COMPLIANCE WITH
 THE DESIGN PRESSURES OF ALL ROOF ZONES. SEC. R301.2.1

 ALSO, DRAWINGS SUBMITTED ARE NOT THE OFFICIAL DRAWINGS
 THAT WERE APPROVED BY THE FLORIDA BUILDING COMMISSION.
 THEY DON'T HAVE THE COPY OF THE ENGINEER OF RECORD SEAL
 AND SIGNATURE. PLEASE PROVIDE COPY OF THE FLORIDA
 PRODUCT APPROVAL COVER PAGE AND ALL DRAWINGS THAT
 CORRESPOND THIS PRODUCT APPROVAL.

 11- VALUATION DECLARED IN THE PERMIT APPLICATION IS TOO
 LOW BASED ON ALL SCOPE OF WORK SHOWN ON PLANS.
 VALUATION TO INCLUDE ALL LABOR, MATERIALS, CONTRACTOR'S
 OVERHEAD AND PROFIT AND DESIGN PROFESSIONAL FEES AS
 REQUIRED BY SEC. 109.3 CITY AMENDMENTS. UPDATE
 VALUATION TO INCLUDE ALL MATERIALS, LABOR OVERHEAD AND
 PROFIT AND DESIGN PROFESSIONAL FEES OR PROVIDE COPY
 SIGNED CONTRACTS INCLUDING DESIGN PROFESSIONAL FEES.
  
 12- SITE PLAN ON SHEET S-1 AND PALM BEACH COUNTY
 PROPERTY APPRAISER SHOW AN EXISTING SHED. THE PROPERTY
 APPRAISER SHOWS THAT THIS SHED WAS BUILT ON 2019. THIS
 IS A BIG STRUCTURE AND ACCORDING TO CITY RECORDS THERE
 ARE NO PERMITS FOR THE CONSTRUCTION OF THIS BUILDING. A
 BUILDING PERMIT IS REQUIRED FOR THE CONSTRUCTION OF ANY
 STRUCTURE. SEC. 105.1 CITY AMENDMENTS. NEED TO PROVIDE
 COMPLETE DRAWINGS AND SPECIFICATIONS FOR THE
 CONSTRUCTION OF THIS SHED.
 NOTE: THIS COMMENT WILL NOT AFFECT THE PROCESS OF THE
 PERMIT FOR THE MAIN HOUSE BUT IT WILL NEED TO BE
 ADDRESSED. INFORMATION CAN BE SUBMITTED ALONG WITH THIS
 PERMIT OR IT CAN BE SUBMITTED UNDER A SEPARATE PERMIT.
 PLEASE ADVISE HOW DEALING WITH THIS COMMENT.

 REMOVE ANY VOIDED SHEETS & REPLACE ANY PAGES AS

 REVISION MADE, IDENTIFYING THE SHEET OR SPECIFICATION
