 1- PROVIDE DRAINAGE PLAN SHOWING COMPLIANCE WITH THE
 FOLLOWING:
 R401.3 FBC-RESIDENTIAL.
 SEC. 107.2.5 CITY AMENDMENTS.
 SEC. 110.9 CITY AMENDMENTS.
  
 2- PROVIDE ENERGY CALCULATIONS (2 COPIES) AS REQUIRED
 BY SEC. 1106 FBC-EXISTING BUILDING AND SEC. R101.5
 FBC-ENERGY CONSERVATION.
 NOTE: PLEASE MAKE SURE FORMS ARE PROPERLY SIGNED BY ALL
 REQUIRED PARTIES AND IS COORDINATED WITH PLANS TO AVOID
 CONFLICTS/DELAYS.
  
 3- PROVIDE SOIL TEST REPORT (2 COPIES) AS REQUIRED BY
 SEC. R401.4 FBC-RESIDENTIAL.
  
 4- PROPERTY IS LOCATED IN FLOOD ZONE AE WITH BASED
 FLOOR ELEVATION OF 6 FEET NAVD 88. ELEVATION
 CERTIFICATES ARE REQUIRED BASED ON CONSTRUCTION
 DRAWINGS, BUILDING UNDER CONSTRUCTION AND FINISHED
 CONSTRUCTION. PROVIDE THE REQUIRED CONSTRUCTION
 DRAWINGS ELEVATION CERTIFICATE. SEC. 18-284 CITY
 ORDINANCE NO. 4729-17.
  
 5- THIS BUILDING IS GOING TO BE BUILT IN A AE FLOOD
 ZONE WITH THE BASE FLOOD BFE: 6 FEET BASED ON NAVD
 1988.
 CITY OF WEST PALM BEACH ORDINANCE REQUIRES A TWO (2)
 FOOT FREE BOARD ABOVE THE BASE FLOOD ELEVATION (SEC.
 18-284 CITY ORDINANCE NO. 4729-17). CLEARLY SPECIFY ON
 PLANS THE GARAGE PROPOSED FINISHED ELEVATION. IF THE
 GARAGE FINISH FLOOR ELEVATION IS BELOW THE TWO FEET
 FREE BOARD, THEN PROVIDE COMPLETE DETAILS AND
 SPECIFICATIONS SHOWING HOW TO MEET THE OPENING AND WET
 FLOODPROOFING REQUIREMENTS FOR ENCLOSURES AS REQUIRED
 BY SEC. R322.2.2 FBC-RESIDENTIAL. THE OTHER OPTION IS
 TO RAISE THE FINISH FLOOR ELEVATION OF THE GARAGE AT
 THE LOWEST LEVEL TO 2 FEET ABOVE THE BASE FLOOD
 ELEVATION.
  
 6- PROVIDE COMPLETE FRAMING DETAILS AND SPECIFICATIONS
 FOR THE PROPOSED DORMER. SPECIFY ALL FRAMING MEMBERS
 AND CONNECTORS. DETAIL PROVIDED ON SHEET A-2 IS
 INCOMPLETE. PROVIDE DETAILS AND SPECIFICATIONS FOR THE
 REINFORCEMENT OF THE ROOF OPENING AND CONNECTION OF THE
 DORMER TO THE MAIN ROOF (TOP AND BOTTOM). SEC. R301.2.1
 FBC-RESIDENTIAL.
  
 7- PROVIDE COMPLETE INFORMATION FOR THE CONSTRUCTION OF
 THE EXTERIOR STAIRWAY. SPECIFY ALL FRAMING MEMBERS AND
 CONNECTORS, POSTS (STAIRWAY AND BALCONY), FOOTINGS
 (STAIRWAY AND BALCONY), TREADS AND RISERS, BALUSTERS,
 RAILINGS AND GUARDRAILS (STAIRWAY AND BALCONY), ETC.
 SHOWING COMPLIANCE WITH SEC. R301.2.1 AND SEC. R311.7
 FBC-RESIDENTIAL.
  
 7- ROOF FRAMING PLAN: PROPOSED ROOF FRAMING MEMBERS ARE
 NOT ENGINEERED ROOF TRUSSES. PROVIDE COMPLETE DETAILS
 ANS SPECIFICATIONS FOR THE PROPOSED CONVENTIONAL ROOF
 FRAMING. CLEARLY SPECIFY CONNECTORS TO THE RIDGE BEAM.
 ALSO, SPECIFY COLLAR TIES OR RIDGE STRAPS AS REQUIRED
 BY SEC. R3802.3.1 FBC-RESIDENTIAL. AND, CLARIFY SIZE OF
 RIDGE VENT SPECIFIED ON THE ROOF FRAMING PLAN. SEE SEC.
 R3802.3.1 FBC-RESIDENTIAL FOR MINIMUM SIZE REQUIRED.
 ALSO, PROVIDE DETAIL/SPECIFICATIONS AT THE GABLE END.
 SPECIFY FRAMING MEMBERS AND CONNECTORS.
 SEC. R301.2.1 FBC-RESIDENTIAL.
  
 8- CLEARLY SPECIFY SIZE OF HURRICANE STRAPS AT SECOND
 FLOOR JOISTS. SEC. R301.2.1 FBC-RESIDENTIAL.
 NOTE: REVISE TITLE OF THE SECOND FLOOR FRAMING PLAN ON
 SHEET A-1. IT IS SECOND FLOOR FRAMING PLAN NOT FIRST
 FLOOR.
  
 8- PROVIDE STRUCTURAL BUCK DETAIL AND SPECIFICATIONS
 FOR NEW OVERHEAD GARAGE DOOR. SEC. R301.1
 FBC-RESIDENTIAL.
  
 9- SPECIFY THE 6" CLEARANCE FOR TERMITE INSPECTION AS
 REQUIRED BY SEC. R318.7 INSPECTION FOR TERMITES.
  
 10- FOOTING SIZE SPECIFIED ON THE FOUNDATION PLAN AND
 FOOTING SIZE SPECIFIED ON THE WALL SECTION DON'T MATCH.
 REVISE AS REQUIRED TO MATCH AND COORDINATE SIZE WITH
 ITEM 9 ABOVE TO AVOID CONFLICT/DELAYS. SEC. 107.2.1

 C-1 IS MISSING THE STAIRWAY. PROVIDE COMPLETE
 INFORMATION. NEED TO VERIFY COMPLIANCE WITH THE FIRE
 RESISTANT PROTECTION SEC. R302.1 FBC-RESIDENTIAL
  
 14- VALUATION DECLARED IN THE PERMIT APPLICATION IS TOO
 LOW. VALUATION TO INCLUDE ALL LABOR, MATERIALS,
 CONTRACTOR'S OVERHEAD AND PROFIT AND DESIGN
 PROFESSIONAL FEES AS REQUIRED BY SEC. 109.3 CITY
 AMENDMENTS. VALUATION WAS UPDATED TO $98,333. THE
 PERMIT FEE BALANCE IS $2269.30.
  
 15- A UNITY OF TITLE IS REQUIRED. SUBMIT APPLICATION TO
 THE ENGINEERING DEPARTMENT:

 AS REQUIRED BY SEC. R803.2.3.1 FBC-RESIDENTIAL.
 NOTE: NEED TO SPECIFY RING SHANK NAILS AND GABLE ROOFS
 ENDS ARE IN ZONE #3 (5'-0" MIN.).
  
  
 17- PROVIDE PRODUCT APPROVAL (2 COPIES) AS REQUIRED BY
 FAC 61G20-3.001 FOR:

 18- ARCHITECT OF RECORD TO REVIEW AND APPROVE IN
 WRITING (NOT SIGNING AND SEALING) ALL PRODUCT APPROVALS
 AS REQUIRED BY SEC. 107.3.4.1 CITY AMENDMENTS.
