2019-11-05 19:04:31RESIDENTIAL (R3) EXTERIOR DECK BUILDING REVIEW COMMENTS
 CODE: FBC 6TH EDITION (2017) AND CITY AMENDMENTS.
  
 NOTE: SEC. 801.3 FBC-EXISTING BUILDING. ALL NEW
 CONSTRUCTION ELEMENTS, COMPONENTS, SYSTEMS, AND SPACES
 SHALL COMPLY WITH THE REQUIREMENTS OF THE FLORIDA
 BUILDING CODE, BUILDING.
  
 1- THE FRAMING OF THE PROPOSED WOOD DECK DOESN'T SEEM
 TO BE A CONVENTIONAL FLOOR FRAMING DESIGN. ENGINEER OF
 RECORD TO PROVIDE A COMPLETE ENGINEERING ANALYSIS
 SHOWING HOW THE PROPOSED FRAMING WILL MEET ALL DESIGN
 LOADS. LIVE LOADS, DEAD LOADS, WIND LOADS, ETC. ALSO,
 ENGINEER TO SPECIFY THE THICKNESS OF THE DECK BOARD AND
 PROVIDE COMPLETE SPECIFICATIONS FROM DECK MANUFACTURER
 SHOWING THAT THE DECK BOARD MEETS THE DESIGN SPAN SHOWN
 ON PLANS. SEC. 107.2.1.2 CITY AMENDMENTS AND SEC. R507
 FBC-RESIDENTIAL.
  
 2- ENGINEER TO SPECIFY ALL DESIGN LOADS INCLUDING THE
 LIVE LOADS AS REQUIRED BY SEC. R301.1 AND TABLE R301.5
 FBC-RESIDENTIAL.
  
 3- THERE IS A DISCREPANCY BETWEEN THE ENGINEER PLANS
 SUBMITTED AND THE "ITEM AND DESCRIPTION" SPECIFIED ON
 THE CONTRACTOR'S COPY OF CONTRACT SUBMITTED. REVISE AS
 REQUIRED TO MATCH TO AVOID CONFLICTS/DELAYS. SEC.
 107.2.1 CITY AMENDMENTS.
  
 4- BASED ON PLANS SUBMITTED, IT LOOKS LIKE THE 4X4 WOOD
 POSTS ARE GOING TO BE BURIED IN THE GROUND. PROVIDE
 SPECIFICATIONS FOR THE TYPE OF WOOD THAT IS DESIGNED
 FOR THIS TYPE OF INSTALLATION. NOTE: COORDINATE WITH
 SPECIFICATIONS SHOWN ON THE CONTRACTOR'S CONTRACT. TO
 AVOID CONFLICTS/DELAYS. SEC. R317.1.2 FBC-RESIDENTIAL.
  
 5- DESIGN CRITERIA ON PLANS SPECIFY THAT THIS IS A
 "BUILDING CODE LEVEL II ALTERATION". THIS IS INCORRECT.
 THIS IS AN ADDITION (SEC. 507 FBC-EXISTIN BUILDING) .
 SEE THE DESCRIPTION OF LEVEL II ALTERATION ON SEC. 504
 FBC-EXISTING BUILDING AND REVISE AS REQUIRED.
  
 WHEN RESUBMITTING PLANS PLEASE INDICATE THE REVISION &
 REMOVE ANY VOIDED SHEETS & REPLACE ANY PAGES AS
 NECESSARY. A TRANSMITTAL LETTER FROM THE ENGINEER
 LISTING THE ORIGINAL REVIEW COMMENT NUMBER, WITH A
 DESCRIPTION OF THE REVISION MADE, IDENTIFYING THE SHEET
 OR SPECIFICATION PAGE WHERE THE CHANGES CAN BE FOUND
 WILL HELP TO EXPEDITE YOUR PERMIT. THANK YOU FOR YOUR
