 PLEASE ADDRESS THE ITEMS NOTED BELOW:
  
 1) THIS PROJECT IS LOCATED IN A SPECIAL FLOOD HAZARD
 AREA "AE" WITH A BASE FLOOD ELEVATION OF 6' BFE NAVD 88
 PLUS A 2' FREEBOARD. BASED ON THE VALUE OF THIS PROJECT
 COMBINED WITH IMPROVEMENTS MADE OVER THE LAST FIVE
 YEARS, THIS WILL BE A SUBSTANTIAL IMPROVEMENT TO A
 PRE-FIRM STRUCTURE. SUBMIT TWO SETS OF A PRE
 CONSTRUCTION ELEVATION CERTIFICATE BASED ON THE
 CONSTRUCTION DRAWINGS. SHOW HOW THE PROPOSED GARAGE
 WILL COMPLY WITH FBC-R322 AND THE CITY OF WEST PALM
 BEACH'S FLOOD ORDINANCE. SEE FEMA DOCUMENT P-758
 SUBSTANTIAL IMPROVEMENT/SUBSTANTIAL DAMAGE DESK
 REFERENCE FOR GUIDANCE.
  
 2) FBC 107.3.4 - PROVIDE TWO SETS OF PRODUCT APPROVALS
 FOR THOSE PRODUCTS WHICH ARE REGULATED BY FAC
 61G20-3.001 PER FLORIDA STATUTE 553.842 (5) THAT HAVE
 BEEN REVIEWED AND APPROVED IN WRITING BY THE DESIGNER
 OF RECORD. PROVIDE TWO COMPLETE PRODUCT APPROVALS WITH
 FL OR NOA NUMBERS INCLUDING INSTALLATION INSTRUCTIONS
 AND MAXIMUM DESIGN PRESSURES FOR EACH OF THE DIFFERENT
 ROOFING MATERIALS, WINDOWS (GLASS TYPES), STRUCTURAL
 MULLIONS AND EXTERIOR DOOR TYPES.
  
 3) IN THE ROOF SHEATHING FASTENING TABLE ON SHEET 2.1,
 THE 8D NAILS ARE NOT SPECIFIED AS RING SHANK.
 FBC-R803.2.3.1 SHEATHING FASTENINGS.
 WOOD STRUCTURAL PANEL SHEATHING SHALL BE FASTENED TO
 ROOF FRAMING WITH 8D RING-SHANK NAILS AT 6 INCHES ON
 CENTER AT EDGES AND 6 INCHES ON CENTER AT INTERMEDIATE
 FRAMING. RING-SHANK NAILS SHALL HAVE THE FOLLOWING
 MINIMUM DIMENSIONS:
 1. 0.113 INCH NOMINAL SHANK DIAMETER.
 2. RING DIAMETER OF 0.012 OVER SHANK DIAMETER.
 3. 16 TO 20 RINGS PER INCH.
 4. 0.280 INCH FULL ROUND HEAD DIAMETER.
 5. 2 INCH NAIL LENGTH.
 WHERE ROOF FRAMING WITH A SPECIFIC GRAVITY, 0.42 < G <
 0.49 IS USED, SPACING OF RING-SHANK FASTENERS SHALL BE
 4 INCHES ON CENTER IN NAILING ZONE 3 IN ACCORDANCE WITH
 FIGURE R803.2.3.1 WHERE VASD AS DETERMINED IN
 ACCORDANCE WITH SECTION R301.2.1.3 IS 130 MPH OR
 GREATER.
  
 4) FBC-R807.1 ATTIC ACCESS.
 BUILDINGS WITH COMBUSTIBLE CEILING OR ROOF CONSTRUCTION
 SHALL HAVE AN ATTIC ACCESS OPENING TO ATTIC AREAS THAT
 EXCEED 30 SQUARE FEET (2.8 M2) AND HAVE A VERTICAL
 HEIGHT OF 30 INCHES (762 MM) OR GREATER. THE VERTICAL
 HEIGHT SHALL BE MEASURED FROM THE TOP OF THE CEILING
 FRAMING MEMBERS TO THE UNDERSIDE OF THE ROOF FRAMING
 MEMBERS.
 THE ROUGH-FRAMED OPENING SHALL NOT BE LESS THAN 22
 INCHES BY 30 INCHES (559 MM BY 762 MM) AND SHALL BE
 LOCATED IN A HALLWAY OR OTHER READILY ACCESSIBLE
 LOCATION. WHEN LOCATED IN A WALL, THE OPENING SHALL BE
 A MINIMUM OF 22 INCHES WIDE BY 30 INCHES HIGH. WHEN THE
 ACCESS IS LOCATED IN A CEILING, MINIMUM UNOBSTRUCTED
 HEADROOM IN THE ATTIC SPACE SHALL BE
 AT SOME POINT 30 INCHES (762 MM) ABOVE THE ACCESS
 MEASURED VERTICALLY FROM THE BOTTOM OF CEILING FRAMING
 MEMBERS. SEE SECTION M1305.1.3 FOR ACCESS REQUIREMENTS
 WHERE MECHANICAL EQUIPMENT IS LOCATED IN ATTICS.
  
 5) ON THE WALL SECTION ON SHEET 4.1, THE ROOF MATERIAL
 NOTES SPECIFY A METAL ROOF ON 30# FELT OVER 90# FELT
 HOT MOPPED. IS THIS CORRECT? PLEASE CLARIFY. FBC
 107.2.1
  
 6) THE WINDOW INFILL DETAIL WILL NEED TO SHOW THE
 R-VALUE OF THE WALL INSULATION AS REQUIRED BY FBC
 ENERGY CONSERVATION R401.
  
 7) THE ROOF ZONE PRESSURES IN THE SCHEDULE APPEAR TO BE
 FOR A FLAT ROOF RATHER THAN A 5/12 SLOPED ROOF WHICH IS
 THE CASE WITH THIS PROJECT. FBC-R301.2.1
  
 8) WHEN RESUBMITTING, IT IS HELPFUL TO PROVIDE A
 RESPONSE LETTER ADDRESSING EACH ITEM ALONG WITH THE
 CITY RE-SUBMITTAL FORM. ADDITIONALLY, PLEASE INSERT
 CORRECTED PLAN SHEETS INTO THE SETS, REMOVE THE
 PREVIOUSLY REVIEWED SHEETS AND MARK VOID ON THEM, AND
