 SHALL COMPLY WITH THE REQUIREMENTS OF THE FLORIDA
 BUILDING CODE, BUILDING.

 1) THE SITE PLAN CREATED BY ARCHITECT JEFFREY ORNSTEIN
 IDENTIFIES THE BUILDING FOR THE PROPOSED PERMITTED WORK
 AS ANNEX SUBJECT ONE STORY BUILDING WITH A FINISH FLOOR
 ELEVATION 15.5 FEET. PLEASE PROVIDE A CURRENT SURVEY
 FOR THIS BUILDING IN NAVD 88. THIS BUILDING IS IN AN AE
 FLOOD ZONE WITH A BFE OF 12.0 FEET NAVD88.
 THE CITY HAS GONE THROUGH A SERIES OF FREEBOARD CHANGES
 TO KEEP UP WITH THE FBC-BUILDING CODE PLUS INCREASE OUR
 FREEBOARD TO 2 FEET ABOVE THE BASE FLOOD.
 ARTICLE XVII ORDINANCES ARTICLE XVII FLOOD PREVENTION &
 CONTROL
 FBC BUILDING 1612 AND CITY OF WPB CODE OF SECTION
 94-546. STRUCTURE IS LOCATED IN AN "A" FLOOD ZONE. A
 FLOOD ELEVATION CERTIFICATE WILL BE REQUIRED. PLEASE
 REVIEW CITY ORDINANCE FOR THE CITY REQUIREMENTS REQUIRE
 AN ADDITIONAL 6 INCHES/ (12 INCHES OF ELEVATION IF
 PERMIT APPLICATION AFTER SEPT. 12/2016,
 AFTER OCT. 11/ 2017 AN ADDITIONAL ONE FOOT OF FREE
 BOARD WILL BE REQUIRED OR (2) FEET ABOVE BASE FLOOD.
  
 THE PROPOSED IMPROVEMENT ($138,917 PLUS $448,181.00

 BUILDING WHICH IS OUT OF THE FLOOD ZONE. WHAT WE NEED
 IS THE ASSESSED VALUE FOR THE ANNEXED BUILDING PLUS A
 NEW SURVEY IN NAVD88 TO DETERMINE IF THIS BUILDING
 COMPLIES WITH THE FEMA REGULATIONS. SINCE THE ANNEXED
 BUILDING IS IN AN AE FLOOD ZONE WITH A BFE OF 12.0 FT.
 NAVD 88 A FLOOD ELEVATION CERTIFICATE WILL BE REQUIRED.

 5) W. P. B. 107.3.4.1 PRODUCT APPROVALS. THOSE PRODUCTS
 WHICH ARE REGULATED BY THE DCA RULE 9N-03 SHALL BE
 REVIEWED AND APPROVED IN WRITING BY THE DESIGNER OF
 RECORD PRIOR TO SUBMITTAL FOR JURISDICTIONAL APPROVAL.
 FL 61G1-23.015 (2) THE ARCHITECT IS RESPONSIBLE FOR
 SUPERVISING AND REVIEWING ALL PROJECT DATA, REPORTS,

 6) 107.3.4.2 DEFERRED SUBMITTALS. FOR THE PURPOSES OF
 THIS SECTION, DEFERRED SUBMITTALS ARE DEFINED AS THOSE
 PORTIONS OF THE DESIGN THAT ARE NOT SUBMITTED AT THE
 TIME OF THE APPLICATION AND THAT ARE TO BE SUBMITTED TO
 THE BUILDING OFFICIAL WITHIN A SPECIFIED PERIOD.
 DEFERRAL OF ANY SUBMITTAL ITEMS SHALL HAVE THE PRIOR
 APPROVAL OF THE BUILDING OFFICIAL. THE REGISTERED
 DESIGN PROFESSIONAL IN RESPONSIBLE CHARGE SHALL LIST
 THE DEFERRED SUBMITTALS ON THE CONSTRUCTION DOCUMENTS
 FOR REVIEW BY THE BUILDING OFFICIAL.
  
 DOCUMENTS FOR DEFERRED SUBMITTAL ITEMS SHALL BE
 SUBMITTED TO THE REGISTERED DESIGN PROFESSIONAL IN
 RESPONSIBLE CHARGE WHO SHALL REVIEW THEM AND FORWARD
 THEM TO THE BUILDING OFFICIAL WITH A NOTATION
 INDICATING THAT THE DEFERRED SUBMITTAL DOCUMENTS HAVE
 BEEN REVIEWED AND FOUND TO BE IN GENERAL CONFORMANCE TO
 THE DESIGN OF THE BUILDING. THE DEFERRED SUBMITTAL
 ITEMS SHALL NOT BE INSTALLED UNTIL THE DEFERRED
 SUBMITTAL DOCUMENTS HAVE BEEN APPROVED BY THE BUILDING
 OFFICIAL.
  
 7) PLEASE IDENTIFY ON THE PRODUCT APPROVAL BEFORE
 SUBMITTING TO DESIGNER OF RECORD AND BEFORE SUBMISSION
 TO THE BUILDING DEPARTMENT. FOR ALL PRODUCTS WITH
 GLAZING, PLEASE IDENTIFY THE OPENING WIDTH & HEIGHT,
 TYPE OF GLAZING, MULLION SIZE, LENGTH IF UNREINFORCED
 OR REINFORCED INFORMATION IF REQUIRED, ATTACHMENTS AND
 ASSOCIATE PRESSURES FOR EACH OPENING SIZE. 2017 FBC-B
 1405.13.1 INSTALLATION. WINDOWS AND DOORS SHALL BE
 INSTALLED IN ACCORDANCE WITH APPROVED MANUFACTURER?S
 INSTRUCTIONS. FASTENER SIZE AND SPACING SHALL BE
 PROVIDED IN SUCH INSTRUCTIONS AND SHALL BE CALCULATED
 BASED ON MAXIMUM LOADS AND SPACING USED IN THE TESTS.
  
 8) SHEET 01 THE RESTROOM BACK WALL MEASUREMENT SHOWS 7
 FEET WHEREAS THE DETAIL OF THE RESTROOM SHOWS A
 BACKWALL MEASUREMENT OF 7 FEET 6 INCHES. DISCREPANCY IN
 PLANS. 107.2.1.2 ADDITIONAL INFORMATION IS REQUIRED.
  
 9) SHEET 02 LOUNGE AREA DETAIL SHOWS THE TOP OF THE
 CABINETS AT 36 INCHES IN HEIGHT. PLEASE SHOW COMPLIANCE
 WITH 2017 ACCESS. CODE SECTION SINKS. 2017
 FBC-ACCESSIBILITY CODE SECTION 606.3 HEIGHT.
 LAVATORIES AND SINKS SHALL BE INSTALLED WITH THE FRONT
 OF THE HIGHER OF THE RIM OR COUNTER SURFACE 34 INCHES
 MAXIMUM ABOVE THE FINISH FLOOR OR GROUND.
  
 10) WHEN RESUBMITTING PLANS PLEASE INDICATE THE
 REVISION & REMOVE ANY VOIDED SHEETS & REPLACE ANY PAGES
 AS NECESSARY. A TRANSMITTAL LETTER LISTING THE ORIGINAL
 REVIEW COMMENT NUMBER, WITH A DESCRIPTION OF THE
 REVISION MADE, IDENTIFYING THE SHEET OR SPECIFICATION
 PAGE WHERE THE CHANGES CAN BE FOUND WILL HELP TO
 EXPEDITE YOUR PERMIT. THANK YOU FOR YOUR ANTICIPATED
 COOPERATION.
  
 A THOROUGH REVIEW OF THE PLANS COULD NOT HAPPEN SINCE
 THERE WAS A GREAT DEFICIENCY IN PLANS AND REQUIRED
 DOCUMENTATION. WITH THE NEXT PLAN REVIEW CYCLE THERE
 MAYBE ADDITIONAL REVIEW COMMENTS BECAUSE OF NEW PLANS
 AND INFORMATION LACKING UNDER THE PRIOR REVIEW.
