 ADMINISTRATION.
  
 2017 EXISTING BUILDING CODE. 801.3 COMPLIANCE. ALL NEW
 CONSTRUCTION ELEMENTS, COMPONENTS, SYSTEMS, AND SPACES
 SHALL COMPLY WITH THE REQUIREMENTS OF THE FLORIDA
 BUILDING CODE, BUILDING.

 1) THE SUBMITTED PLANS ARE COPYRIGHTED PLANS, SIGNED
 AND SEALED BY A REGISTERED ENGINEER OF FLORIDA AND
 WOULD REQUIRE THE PLANS TO BE SIGNED AND SEALED PLANS.
 NO ONE BUT THE ENGINEER OF RECORD CAN DRAW ON THEIR SET
 OF PLANS AND THEN THEY (THE ENGINEER) SIGN AND DATE THE
 CHANGES MADE.
 FL ADMIN CODE 61G15-23.002 ENGINEERS. EFFECTIVE DATE
 05/06/2009. (2)(A) EVERY SHEET OF PLANS AND PRINTS
 WHICH MUST BE SEALED UNDER THE PROVISIONS OF CHAPTER
 471, F.S., SHALL BE SEALED, SIGNED AND DATED BY THE
 PROFESSIONAL ENGINEER IN RESPONSIBLE CHARGE.
  
 2) THE PLANS SUBMITTED HAVE BEEN REPRODUCED AND REDUCED
 IN SIZE. THE ORIGINAL PLANS WERE THE MINIMUM SIZE THE
 CITY ACCEPTS 1/8 INCH SCALE DRAWINGS. THE SUBMITTED
 PLANS ARE REDUCED AND ACCEPTABLE FOR RECORD RETENTION.
 2017 WEST PALM BEACH AMENDMENTS TO THE FLORIDA BUILDING
 CODE, CHAPTER 1, ADMINISTRATIVE CODE SECTION 107.2.1.3
 QUALITY OF BUILDING PLANS. BUILDING PLANS SHALL BE
 DRAWN TO A MINIMUM 1/8
 INCH SCALE UPON SUBSTANTIAL PAPER. THE BUILDING
 OFFICIAL MAY ESTABLISH THROUGH DEPARTMENTAL POLICY,
 OTHER STANDARDS FOR PLANS AND SPECIFICATIONS, IN ORDER
 TO PROVIDE CONFORMITY TO ITS RECORD RETENTION PROGRAM.
 THIS POLICY MAY INCLUDE SUCH THINGS AS MINIMUM SIZE,
 SHAPE, CONTRAST, CLARITY, OR OTHER ITEMS RELATED TO
 RECORDS MANAGEMENT. ELECTRONIC MEDIA MUST BE COMPATIBLE
 WITH THE ARCHIVE REQUIREMENTS OF FLORIDA STATUTES.
  
 3A) WE NEED A DESIGNER OF RECORD TO EXPLAIN WHY A WALL
 IS BEING REMOVED FROM WHAT APPEARS TO BE AN ENCLOSED
 STAIR WAY. THIS STAIRWAY IS WHAT APPEARS TO BE THE ONLY
 STAIRWAY FOR ROOMS 403 & 405 ON THE 4TH FLOOR? SHOW
 COMPLIANCE WITH 2017 FBC-B TABLE 1006.3.2(1).
  
 3B) DOES THIS BUILDING HAVE A FIRE SPRINKLER?
  
 4) 2017 WEST PALM BEACH AMENDMENTS TO THE FLORIDA
 BUILDING CODE, CHAPTER 1, ADMINISTRATIVE CODE
 107.3.5 MINIMUM PLAN REVIEW CRITERIA FOR BUILDINGS.
 OCCUPANCY GROUP AND SPECIAL OCCUPANCY REQUIREMENTS
 SHALL BE DETERMINED.
 MINIMUM TYPE OF CONSTRUCTION SHALL BE DETERMINED (SEE
 SECTION 503)
 HEIGHT OF BUILDING IN STORIES
 FIRE SPRINKLERS? REQUIRED?
  
 5) UNDER THE EXISTING BUILDING CODE WHICH METHOD OF
 COMPLIANCE WAS USED IN THE DESIGN OF THESE PLANS. 2017
 EXISTING BUILDING CODE THE REPAIR, ALTERATION, CHANGE
 OF OCCUPANCY, ADDITION OR RELOCATION OF ALL EXISTING
 BUILDINGS SHALL COMPLY WITH ONE OF THE METHODS LISTED
 IN SECTIONS 301.1.1 THROUGH 301.1.3 AS SELECTED BY THE
 APPLICANT.
  
 6) CREATION OR EXTENSION OF NONCONFORMITY. 2017
 EXISTING BUILDING CODE LEVEL II 701.3 COMPLIANCE. ALL
 NEW CONSTRUCTION ELEMENTS, COMPONENTS, SYSTEMS, AND
 SPACES SHALL COMPLY WITH THE REQUIREMENTS OF THE
 FLORIDA BUILDING CODE, BUILDING. CREATION OR EXTENSION
 OF NONCONFORMITY. ALL NEW WORK, RE-CONFIGURATION SHALL
 NOT CREATE OR EXTEND ANY NONCONFORMITY IN THE EXISTING
 BUILDING TO WHICH THE RE-CONFIGURATION OF SPACE IS
 BEING MADE WITH REGARD TO ACCESSIBILITY, STRUCTURAL
 STRENGTH, FIRE SAFETY, MEANS OF EGRESS, OR THE CAPACITY
 OF MECHANICAL, PLUMBING, OR ELECTRICAL SYSTEMS.
  
 7) WHEN RESUBMITTING PLANS PLEASE INDICATE THE REVISION
 & REMOVE ANY VOIDED SHEETS & REPLACE ANY PAGES AS
 NECESSARY. A TRANSMITTAL LETTER LISTING THE ORIGINAL
 REVIEW COMMENT NUMBER, WITH A DESCRIPTION OF THE
 REVISION MADE, IDENTIFYING THE SHEET OR SPECIFICATION
 PAGE WHERE THE CHANGES CAN BE FOUND WILL HELP TO
 EXPEDITE YOUR PERMIT. THANK YOU FOR YOUR ANTICIPATED
 COOPERATION.
  
 A THOROUGH REVIEW OF THE PLANS COULD NOT HAPPEN SINCE
 THERE WAS A GREAT DEFICIENCY IN PLANS AND REQUIRED
 DOCUMENTATION. WITH THE NEXT PLAN REVIEW CYCLE THERE
 MAYBE ADDITIONAL REVIEW COMMENTS BECAUSE OF NEW PLANS
 AND INFORMATION LACKING UNDER THE PRIOR REVIEW.
