 ADMINISTRATION.
  
 2017 EXISTING BUILDING CODE. 801.3 COMPLIANCE. ALL NEW
 CONSTRUCTION ELEMENTS, COMPONENTS, SYSTEMS, AND SPACES
 SHALL COMPLY WITH THE REQUIREMENTS OF THE FLORIDA
 BUILDING CODE, BUILDING.

 ACTION: DENIED
  
 1) THE PERMIT APPLICATION INDICATES A VALUE OF $15,000
 DOLLARS OF VALUE FOR THE WHOLE PROJECT. THIS SHOULD
 INCLUDE ALL SUB-TRADES TO BE INCLUDED IN THIS PROJECT.
 THE VALUE FOR THIS PERMIT SEEMS LOW FOR THE AMOUNT OF
 WORK TO BE COMPLETED, ESPECIALLY IN A HIGH RISE WHERE
 ADDITIONAL TIME IS REQUIRED FOR THE STOCKING OF
 MATERIAL AND THE REMOVAL OF WASTE.
  
 108.3* BUILDING PERMIT VALUATION. IF, IN THE OPINION OF
 THE BUILDING OFFICIAL, THE CLAIMED VALUATION OF
 BUILDING, ALTERATION, STRUCTURE, ELECTRICAL, GAS,
 MECHANICAL, OR PLUMBING SYSTEMS APPEARS TO BE UNDER
 ESTIMATED ON THE APPLICATION, THE PERMIT SHALL BE
 DENIED. FOR PERMITTING PURPOSES, VALUATION OF BUILDINGS
 AND SYSTEMS SHALL BE TOTAL REPLACEMENT PURPOSES,
 VALUATION OF BUILDINGS AND SYSTEMS SHALL BE THE TOTAL
 REPLACEMENT VALUE TO INCLUDE STRUCTURAL, ELECTRICAL,
 PLUMBING, MECHANICAL, INTERIOR FINISHES, NORMAL SITE
 WORK (EXCAVATION AND BACKFILL FOR BUILDINGS),
 ARCHITECTURAL AND DESIGN FEES, MARKETING COST, OVERHEAD
 AND PROFIT; EXCLUDING ONLY LAND VALUE. VALUATION
 REFERENCES MAY INCLUDE THE LATEST PUBLISHED DATA OF
 NATIONAL CONSTRUCTION COST ANALYSIS SERVICES
 (MARSHALL-SWIFT, MEANS, ETC.) WITH REGIONAL ADJUSTMENTS
 FOR LOCATION AS PUBLISHED BY THE INTERNATIONAL CODE
 CONGRESS.
  
 THIS MAIN BUILDING PERMIT WILL INCLUDE THE FEES FOR THE
 MECHANICAL, ELECTRICAL, PLUMBING & ROOFING PERMITS.
 WHEN THE GENERAL CONTRACTOR COMES IN FOR A BUILDING
 PERMIT WITH THE SIGNED PERMIT APPLICATION FORM BY THE
 QUALIFIER AND OWNER AND BRINGS IN THE LISTED
 SUB-PERMITS M-E-P & ROOFING PERMITS SIGNED BY THE
 QUALIFIER OF EACH COMPANY, THEIR INSURANCES AND
 LICENSURE UP TO DATE, THE M-E-P AND ROOFING PERMITS ARE
 FREE OF CHARGE. IF THE M-E-P & ROOFING PERMITS COME IN
 LATER THERE WILL BE AN $80.00 ADMINISTRATIVE FEE FOR
 EACH PERMIT.
  
 ALL OTHER PERMITS FIRE SPRINKLER, FIRE ALARM, RACK
 STORAGE, EXHAUST HOODS, ANSUL SYSTEMS OR ALTERNATIVE
 AUTOMATIC FIRE-EXTINGUISHING SYSTEMS, WALK IN COOLERS &
 FREEZERS, ALL LOW VOLTAGE PERMITS, GENERATORS & FUEL
 TANKS, GAS PERMIT, POOL, JACUZZI AND ASSOCIATED
 SUB-PERMITS, AWNING, SCREEN ENCLOSURES, CANOPY, FENCE,
 LANDSCAPE, IRRIGATION, AUGER CAST PILE AND OR
 FOUNDATION OR STRUCTURE ONLY PERMIT WILL BE SEPARATE
 REVIEWS AND ASSOCIATED FEES WITH EACH PERMIT.
 PLEASE PROVIDE AN ITEMIZED LIST AND SUBTRACT THESE LINE
 ITEMS AND THEIR VALUE FROM THE OVERALL BUILDING VALUE
 STATED ON THE PERMIT APPLICATION FOR THIS PROJECT. THE
 REMAINING BALANCE WILL BE AFFECTIVELY THE VALUE OF THE
 BUILDING YOU WILL BE PAYING FOR THIS PERMIT. THE
 BUILDING DEPARTMENT DOES NOT WANT TO COLLECT TWICE FOR
 THE VALUE OF THESE SUB-PERMITS NOT COVERED UNDER THE
 PRIME OR MASTER PERMIT.

 ALTERATION (DEFINITION OF) INCLUDE THE REMOVAL AND
 REPLACEMENT OR THE COVERING OF EXISTING MATERIALS,
 ELEMENTS, EQUIPMENT, OR FIXTURES USING NEW MATERIALS,
 ELEMENTS, EQUIPMENT, OR FIXTURES THAT SERVE THE SAME
 PURPOSE. SHEET 005_A1.20 THE CONSTRUCTION PLAN IN THE
 OPEN AREA 1960 APPEARS TO BE A DOORWAY THAT IS BEING
 CLOSED OFF CREATING THE NEW TENANT SPACE. THERE IS A
 WALL TAG P3 AND 2 KEY NOTES 102 & 105. THIS IS A NEWLY
 CREATED ELEMENT MAKING THIS A LEVEL 2 ALTERATION. SEE
 SCOPING FOR LEVEL 2 ALTERATION UNDER THE:

 ALTERATIONS INCLUDE THE RECONFIGURATION OF SPACE, THE
 ADDITION OR ELIMINATION OF ANY DOOR OR WINDOW, THE
 RECONFIGURATION OR EXTENSION OF ANY SYSTEM, OR THE
 INSTALLATION OF ANY ADDITIONAL EQUIPMENT.
  
 3) SHEET 005_A1.20 THE CONSTRUCTION PLAN SHOWING THE
 NEWLY CREATED WALL HAS CREATED A DEAD END CORRIDOR IN
 THE EXISTING TENANT SPACE, PLEASE PROVIDE A DIMENSION
 TO THIS CORRIDOR TO SEE IF THE DEAD END CORRIDOR
 CONFORMS TO 1020.4 OF THE FBC-B.
  
 4) SHEET 004_A0.50 DETAIL # 5 SHOWS VARIOUS BASE
 CABINETS BUT THERE IS NO HEIGHT GIVEN FOR THESE
 CABINETS. PLEASE SHOW COMPLIANCE WITH:
 2017 FBC-ACCESSIBILITY CODE SECTION 902.1 .WORK
 SURFACES SHALL COMPLY WITH 902.3. ADVISORY 902.1
 GENERAL. EXAMPLES OF WORK SURFACES INCLUDE WRITING
 SURFACES, STUDY CARRELS, STUDENT LABORATORY STATIONS,
 BABY CHANGING AND OTHER TABLES OR FIXTURES FOR PERSONAL
 GROOMING, COUPON COUNTERS, AND WHERE COVERED BY THE ADA
 SCOPING PROVISIONS, EMPLOYEE WORK STATIONS.
 902.3 HEIGHT. THE TOPS OF DINING SURFACES AND WORK
 SURFACES SHALL BE 28 INCHES MINIMUM AND 34 INCHES
 MAXIMUM ABOVE THE FINISH FLOOR OR GROUND.
  
 5) WHEN RESUBMITTING PLANS PLEASE INDICATE THE REVISION
 & REMOVE ANY VOIDED SHEETS & REPLACE ANY PAGES AS
 NECESSARY. A TRANSMITTAL LETTER LISTING THE ORIGINAL
 REVIEW COMMENT NUMBER, WITH A DESCRIPTION OF THE
 REVISION MADE, IDENTIFYING THE SHEET OR SPECIFICATION
 PAGE WHERE THE CHANGES CAN BE FOUND WILL HELP TO
 EXPEDITE YOUR PERMIT. THANK YOU FOR YOUR ANTICIPATED

 A THOROUGH REVIEW OF THE PLANS COULD NOT HAPPEN SINCE
 THERE WAS A GREAT DEFICIENCY IN PLANS AND REQUIRED
 DOCUMENTATION. WITH THE NEXT PLAN REVIEW CYCLE THERE
 MAYBE ADDITIONAL REVIEW COMMENTS BECAUSE OF NEW PLANS
 AND INFORMATION LACKING UNDER THE PRIOR REVIEW.
