 PLEASE ADDRESS THE FOLLOWING COMMENTS. RESPOND TO THE
 COMMENTS IN WRITING AND/OR ON THE PLANS WHERE
 APPLICABLE:
  
 1.) SETBACK LINES DEPICTED IN THE SITE PLAN (SHEET
 A.01) ARE INCONSISTENT WITH THE SETBACK REQUIREMENTS OF
 THE ZONING AND LAND DEVELOPMENT REGULATIONS (ZLDRS).
 PLEASE ADDRESS FOR CONSISTENCY.
  
 2.) SHOW THE SETBACK DISTANCE ALL PROPOSED STRUCTURES
 TO THE PROPERTY LINES (I.E. BUILDING, SITE WALL,
 DRIVEWAY, ETC.)
  
 3.) HOW TALL IS THE PROPOSED SITE WALL FROM THE
 EXTERIOR OF THE WALL AT GRADE? PLEASE PROVIDE NOTE THE
 DIMENSION IN THE SITE PLAN. ALSO NOTE THAT A SEPARATE
 PERMIT AND REVIEW WILL BE REQUIRED FOR THE SITE WALL.

 4.) THE SITE WALL SEEMS TO EXTEND BEYOND THE PROPERTY
 LINE AND ENCROACH INTO THE ADJACENT YARD. THIS IS NOT
 PERMITTED. PLEASE ADDRESS.
  
 5.) CLEARLY SHOW THE EXTENT OF THE PROPOSED NEW SITE
 WALL AND THE EXISTING CONCRETE WALL IN THE SITE PLAN.
  
 6.) PROVIDE DIMENSION OF THE WIDTH OF THE DRIVEWAY AT
 THE PROPERTY LINE. THE WIDTH OF THE DRIVEWAY CANNOT
 EXCEED 20 FT. [ZLDR S.94-312]
  
 7.) STRUCTURAL OVERHANGS (I.E. TRELLIS, ETC.) SHALL NOT
 EXTEND MORE THAN 3 FT. INTO ANY SETBACK. PLEASE SHOW
 DIMENSIONS TO DEMONSTRATE CONSISTENCY WITH THE ZLDRS.

 8.) IN THE ELEVATION DRAWINGS, SHOW THE HEIGHT OF THE
 STRUCTURE AT THE TALLEST POINT PER THE DEFINITION OF
 HEIGHT IN THE ZLDRS.
  
 9.) BUILDING ELEVATIONS DO NOT SEEM TO MATCH THE FLOOR
 PLANS. PLEASE ADDRESS FOR CONSISTENCY.
  
 10.)THE VALUE OF THE CONSTRUCTION ($400,000.00) EXCEEDS
 50% OF THE STRUCTURE'S VALUE ($246,169.00) ACCORDING TO
 THE P.B.C. PROPERTY APPRAISER'S OFFICE; THEREFORE,
 PURSUANT TO SECTION 94-441(C)(2) OF THE ZONING AND LAND
 DEVELOPMENT REGULATIONS (ZLDR), THE LANDSCAPE ON THE
 SITE SHALL BE IN COMPLIANCE WITH ALL APPLICABLE
 REGULATIONS FOUND IN ARTICLE XIV OF THE ZLDR. IF THE
 SITE CONFORMS TO ARTICLE XIV, THEN TWO (2) COPIES OF A
 LANDSCAPE PLAN DEMONSTRATING COMPLIANCE SHALL BE
 INCLUDED WITH THE PERMIT RE-SUBMITTAL. IF THE SITE DOES
 NOT CONFORM TO ARTICLE XIV, THEN PRIOR TO THE ZONING
 APPROVAL OF THIS PERMIT A SEPARATE LANDSCAPE PERMIT AND
 IRRIGATION PERMIT SHALL BE SUBMITTED SHOWING MATERIAL
 TO BRING THE SITE INTO CONFORMITY.
  
 11.) THERE SEEMS TO BE OVERHEAD LINES AT THE REAR OF
 THE PROPERTY, WHICH INDICATES THAT A UTILITY EASEMENT
 EXISTS. HOWEVER, THIS IS NOT DEPICTED IN THE SURVEY.
 ALL EASEMENTS SHALL BE PROVIDED IN THE SURVEY, AS NO
 STRUCTURES CAN ENCROACH INTO ANY EASEMENTS WITHOUT
 CONSENT FROM THE HOLDER OF THE EASEMENT(S).
