 NOTE: ALL NEW CONSTRUCTION ELEMENTS, COMPONENTS,
 SYSTEMS, AND SPACES SHALL COMPLY WITH THE REQUIREMENTS
 OF THE FLORIDA BUILDING CODE, BUILDING.
 SEC. 801.3 FBC-EXISTING BUILDING.
  
  
 1-SHEET SP-1:
 DESIGN PROFESSIONAL INDICATES ON THE FIRST PARAGRAPH OF
 THE SCOPE OF WORK THAT "THIS PROJECT CONSISTS OF AN
 INTERIOR ALTERATION TO AN EXISTING (1954) TWO STORY
 MIXED OCCUPANCY COMMERCIAL BUILDING. THERE ARE NO
 STRUCTURAL MODIFICATIONS INCLUDED WITHIN THIS
 ALTERATION PROJECT.
 THE EXISTING BUILDING PREVIOUS USE WAS MIXED. MORTUARY
 AT 1ST FLOOR WITH LIVING QUARTERS/APARTMENTS AT SECOND
 FLOOR.
 THE PROPOSED USE USE IS ALSO MIXED. THE GROUND FLOOR
 SERVING AS A PLACE OF WORSHIP/PRAYER WITH 2ND FLOOR
 BEING LIVING QUARTERS/APARTMENTS."
  
 THE SCOPE OF WORK SHOWN ON PLANS IS CONSIDERED A CHANGE
 OF OCCUPANCY AND ALTERATION LEVEL 3. PLANS SUBMITTED
 DON'T SHOW ANY INCIDENTAL WORK TO ENGINEERING. THE
 SCOPE OF WORK IS ARCHITECTURE NOT ENGINEERING. PLANS
 NEED TO BE PREPARED BY A LICENSE ARCHITECT. SEC.
 481.229(4) F.S.
  
 2- SCOPE OF WORK ON SHEET SP-1. THE DESIGN PROFESSIONAL
 NEEDS TO SELECT WHICH COMPLIANCE METHOD IS GOING TO BE
 APPLIED TO THE PROPOSED SCOPE OF WORK AS REQUIRED BY
 SEC. 301.1 FBC-EXISTING BUILDING CODE.
  
 DESIGN PROFESSIONAL INDICATES ON THE SCOPE OF WORK THAT
 "THIS ALTERATION UTILIZES CHAPTER 3 EXCEPTION FOR THE
 LAWS/CODE IN EXISTENCE AT THE TIME THE BUILDING WAS
 ORIGINALLY CONSTRUCTED IN 1954". THIS EXCEPTION DOESN'T
 APPLY BECAUSE THE EXCEPTION APPLIES ONLY TO
 "ALTERATIONS". THIS IS A CHANGE OF OCCUPANCY AND
 ALTERATION LEVEL 3.
  
 THE FOLLOWING ARE THE COMMENTS ABOUT THE PROPOSED SCOPE
 OF WORK:
 A) BASED ON SCOPE OF WORK SHOWN ON PLANS THE SCOPE OF
 WORK IS A CHANGE OF OCCUPANCY AND ALTERATION LEVEL 3.
 SOME AREAS ARE CHANGE OF USE GROUP WITHOUT CHANGE OF
 OCCUPANCY AND OTHER AREAS ARE CHANGE OF USE GROUP WITH
 A CHANGE OF OCCUPANCY CLASSIFICATION. SCOPE OF WORK
 WILL NEED TO COMPLY WITH THE PERTAINING REQUIREMENTS OF
 CHAPTER 10 FBC-EXISTING BUILDING.
  
 B) USE OF SECOND FLOOR NEEDS TO BE CLARIFIED ALSO.
 SCOPE OF WORK SAYS LIVING QUARTERS/APARTMENTS, WHILE
 LIFE SAFETY PLAN CALLS FOR BOARDING GROUP R-3. PROPOSED
 USE NEEDS TO BE CLEAR. NEED TO SPECIFY IF APARTMENTS OR
 BOARDING HOUSE. NEED TO SPECIFY NUMBER OF PEOPLE
 (COORDINATE WITH COMMENTS TO LIFE SAFETY PLAN) AND
 CLEARLY SPECIFY IF TRANSIENT OR NON-TRANSIENT. SEC.
 R310.5 FBC-BUILDING.
  
 3- THIS IS A COMMERCIAL BUILDING WITH MIXED USES. BASED
 ON THE PROPOSED CHANGE OF OCCUPANCY OF SECOND FLOOR
 FROM APARTMENTS TO "BOARDING GROUP R-3" AS SHOWN ON
 PLANS, THEN NEED TO COMPLY WITH THE FOLLOWING (OR
 PROVIDE COMPLY INFORMATION SHOWING WHY IT WILL EXEMPT
 OF THESE REQUIREMENTS):
  
 A)SECOND FLOOR NEEDS TO SHOW COMPLIANCE WITH THE
 VERTICAL ACCESSIBILITY AS REQUIRED BY SEC. 1006.1
 FBC-EXISTING BUILDING AND SEC. 201.1.1
 FBC-ACCESSIBILITY.
  
 B) SECOND FLOOR NEEDS TO COMPLY WITH THE REQUIREMENTS
 OF SEC. 233 FBC-ACCESSIBILITY.
  
 4- NEED TO SHOW COMPLIANCE WITH THE ACCESSIBLE ROUTE TO
 THE ENTRANCE OF THE EAST AREA OF THE BUILDING ON THE
 GROUND FLOOR AS REQUIRED BY SEC. 206 FBC-ACCESSIBILITY.
 (OR PROVIDE COMPLY INFORMATION SHOWING WHY IT WILL
 EXEMPT OF THESE REQUIREMENTS):
  
 5- SITE PLAN ON SHEET SP-1: PROVIDE THE TOTAL GROSS
 AREA OF THE BUILDING. PROVIDE THE FIRST FLOOR AREA AND
 THE SECOND FLOOR AREA. ONLY THE NET SQUARE FOOTAGE AREA
 WAS PROVIDED. SEC. 503.1 FBC-BUILDING.

 FIRE RATED FLOOR CEILING ASSEMBLY SEPARATING THE GROUND
 FLOOR TO THE SECOND FLOOR. SPECIFICATIONS SHOWN ON THE
 FLOOR CEILING PLANS ON SHEET S-3 DON'T SEEM TO COMPLY.

 8- SECOND FLOOR LIFE SAFETY PLAN SHEET SL-1:
 CLARIFY/REVISE NUMBER OF OCCUPANTS ON THE SECOND FLOOR.
 CLARIFY IF THE BEDROOMS ARE DOUBLE OCCUPANCY OR SINGLE
 OCCUPANCY. PLANS SHOW LIKE DOUBLE BEDS. COORDINATE WITH
 NUMBER OF PEOPLE PER GROSS SQUARE FOOTAGE AS REQUIRED
 BY TABLE 1004.1.2 FBC-BUILDING.
  
 9-GROUND FLOOR LIFE SAFETY SHEET LS-1:
 A)BASED ON THE NUMBER OF PEOPLE SHOWN TWO MEANS OF
 EGRESS ARE REQUIRED FOR THE OCCUPANTS ON THE WEST PART
 AREA OF THE BUILDING. SEC. 1006.2.1 FBC-BUILDING.
  
 B)REVISE NUMBER OF OCCUPANTS SHOWN ON THE SMALL
 ASSEMBLY AREA ON THE EAST SIDE OF THE BUILDING. THE
 OCCUPANT LOAD CAN NOT BE MORE THAN ONE OCCUPANT PER 7
 SQUARE FEET OF OCCUPIABLE FLOOR SPACE AS REQUIRED BY
 SEC. 1004.2 FBC-BUILDING.
  
 C) CLARIFY/REVISE NUMBER OF OCCUPANTS ON THE PROPOSED
 COMPUTER/AFTER SCHOOL STUDY ROOM. NUMBER OF CHAIRS
 SHOWN AND NUMBER SPECIFIED DON'T MATCH. TABLE 1004.1.2

 G)BASED ON THE SWING OF DOOR IT LOOKS LIKE THE DOOR
 FROM THE RENOVATED BREAK ROOM/DINING IS REDUCING THE
 WIDTH OF THE EGRESS DOOR LEADING TOWARDS THE RECEPTION
 AREA. REVISE AS REQUIRED. SEC. 1003.6 FBC-BUILDING.
  
 H)IT LOOKS LIKE THE TWO EXITS FROM THE SMALL ASSEMBLY
 AREA ON THE EAST SIDE OF THE BUILDING ARE LOCATED LESS
 THAN HALF THE LENGTH OF THE AREA SERVED. REVISE AS
 REQUIRED BY SEC. 1007.1.1 FBC-BUILDING.
  
 10- SECOND FLOOR PLAN ON SHEET S-1:
 A)PROVIDE COMPLIANCE WITH THE WINDOW OPENING PROTECTION
 AS REQUIRED BY SEC. 1015.8 FBC-BUILDING.
  
 B) RENOVATED BEDROOM #7 DOESN'T COMPLY WITH THE MINIMUM
 ROOM DIMENSIONS REQUIRED BY SEC. 1208.1 FBC-BUILDING.
  
 11-FIRST FLOOR PLAN ON SHEET S-1:
 A)DOORS "DR22" AND "DR21" DON'T COMPLY WITH THE MIN.
 32" CLEAR OPENING REQUIRED BY SEC. 1010.1 FBC-BUILDING.
 NOTE: DOUBLE DOORS REQUIRE AT LEAST ONE LEAF TO HAVE
 32" CLEAR OPENING.
  
 B)LAUNDRY ROOM ON THE WEST SIDE OF THE BUILDING
 REQUIRES 1 HOUR FIRE SEPARATION PROTECTION AS REQUIRED
 BY TABLE 509 FBC-BUILDING. PROVIDE COMPLETE DETAILS ANS
 SPECIFICATIONS.
  
 C)RESTROOM ON THE WEST SIDE OF THE BUILDING DOESN'T
 COMPLY WITH SEC. 213.2 FBC-ACCESSIBILITY. ALSO,
 MANEUVERING DIMENSIONS AT THE FOYER AREA LEADING TO THE
 RESTROOM NEEDS TO BE REVISED. SEC. 404.2.4
 FBC-ACCESSIBILITY. PROVIDE COMPLETE COMPLIANCE OR
 DEMONSTRATE HOW IT IS EXEMPTED.
  
 D) RENOVATED BREAKROOM ON THE WEST SIDE OF THE BUILDING
 DOESN'T COMPLY WITH SEC. 212 FBC-ACCESSIBILITY. PROVIDE
 COMPLETE COMPLIANCE OR DEMONSTRATE HOW IT IS EXEMPTED.
  
 E) RESTROOMS ON THE EAST SIDE OF THE BUILDING DOESN'T
 COMPLY WITH SEC. 213.2 FBC-ACCESSIBILITY. THE DOOR
 SWING DOESN'T COMPLY WITH SEC. 603.2.3
 FBC-ACCESSIBILITY. ALSO, MANEUVERING DIMENSIONS AT THE
 FOYER AREA LEADING TO THE RESTROOM NEEDS TO BE REVISED.
 SEC. 404.2.4 FBC-ACCESSIBILITY. PROVIDE COMPLETE
 COMPLIANCE OR DEMONSTRATE HOW IT IS EXEMPTED.
  
 F) PROVIDE COMPLIANCE WITH THE PANIC HARDWARE ON DOORS
