 CODE: FBC 6TH EDITION (2017) AND CITY AMENDMENTS.
  
 1- PLANS SUBMITTED NEED TO HAVE THE SEAL AND SIGNATURE
 OF THE ARCHITECT OF RECORD SHOWN ON THE TITLE BLOCK
 (REGINALD ACOX & ASSOCIATES) AS REQUIRED BY CHAPTER 481
 F.S WHEN SUBMITTING DOCUMENTS FOR PUBLIC RECORDS.
  
 2- PLANS SUBMITTED SHOW NEW BEDROOMS AND NEW BATHROOM.
 ACCORDING TO CITY RECORDS AND PROPERTY APPRAISER THIS
 AREA WAS PERMITTED AS A GARAGE. THERE ARE NO CITY
 RECORDS FOR THE CONVERSION OF GARAGE TO BEDROOMS AND
 BATHROOM. REVISE SCOPE OF WORK ON THE PERMIT
 APPLICATION TO REFLECT THE CONVERSION OF GARAGE TO
 LIVABLE SPACE. THIS IS A CHANGE OF USE WITHOUT A CHANGE
 OF OCCUPANCY. SEC. 506 FBC-EXISTING BUILDING AND SEC.
 1001.2.1 FBC-EXISTING BUILDING.
  
 3- SCOPE OF WORK SHOWN ON PLANS IS NOT CLEAR. ALL THE
 WORK SHOWN ON THE EXISTENT GARAGE CONVERTED TO
 BEDROOMS/BATHROOM IS CONSIDERED TO BE NEW. CLEARLY
 DEFINE THE SCOPE OF WORK ON THE SECOND FLOOR AND ON THE
 REST OF THE HOUSE. CLEARLY IDENTIFY WHAT IS NEW, WHAT
 IS REPLACED, ETC. CLEARLY IDENTIFY ALL NEW WALLS.
 CLEARLY SPECIFY WHICH WINDOWS/DOORS ARE NEW AND WHICH
 WINDOWS/DOORS ARE REPLACED. SEC. 107.2.1 CITY
 AMENDMENTS.
 NOTE: FOR WINDOWS THAT ARE GOING TO BE REPLACED,
 CLEARLY SPECIFY THE SIZE AND TYPE OF EXISTING WINDOW
 AND SIZE AND TYPE OF PROPOSED WINDOWS, SPECIALLY THE
 BEDROOM WINDOWS TO VERIFY COMPLIANCE WITH THE EGRESS
 REQUIREMENTS SEC. 702.5 FBC-EXISTING BUILDING.
  
 4- WINDOWS ON NEW BEDROOMS WHERE THE GARAGE USED TO BE
 DON'T COMPLY WITH THE EGRESS REQUIREMENTS OF SEC.
 R310.2.1 FBC-RESIDENTIAL. REVISE AS REQUIRED. CLEARLY
 SPECIFY THE WINDOWS SIZE (WIDTH AND HEIGHT) AND TYPE.
  
 5- PROVIDE ENERGY CALCULATIONS (2 COPIES)AS REQUIRED BY
 SEC. 1106.1 FBC-EXISTING BUILDING.
  
 6- ARCHITECT OF RECORD TO SHOW ON PLANS COMPLIANCE WITH
 THE HEATING REQUIREMENTS FOR THE NEW BEDROOMS AS
 REQUIRED BY SEC. R303.10 FBC-RESIDENTIAL.
  
 7- ARCHITECT OF RECORD TO SHOW ON PLANS THE INSULATION
 R VALUES FOR WALLS AND CEILINGS AS REQUIRED BY SEC.
 R103.2 FBC-ENERGY CONSERVATION. NOTE: COORDINATE WITH
 ENERGY CALCULATIONS TO AVOID CONFLICTS/DELAYS.
  
 8- ARCHITECT OF RECORD TO SPECIFY THE DESIGN PRESSURES
 FOR DOORS AND WINDOWS UNDER THE DESIGN CRITERIA
 PROVIDED. SEC. R301.2.1 FBC-RESIDENTIAL.
  
 9- THERE IS A NOTE A THE BOTTOM RIGHT OF THE FLOOR PLAN
 STATING THAT "REPAIR OR REPLACE ALL EXISTING BUILDING
 COMPONENTS AS NEEDED". THIS STATEMENT IS TOO GENERAL.
 ARCHITECT TO CLERKLY IDENTIFY WHICH BUILDING COMPONENTS
 NEED TO BE REPLACED AND PROVIDE COMPLETE SPECIFICATIONS
 FOR NEW COMPONENT. SEC. 107.2.1 CITY AMENDMENTS. SEC.
 801.3 FBC-EXISTING BUILDING AND SEC. 107.2.1 CITY
 AMENDMENTS.
  
 10- ARCHITECT OF RECORD TO CLARIFY HOW ARE THE GARAGE
 DOORS OPENED TO ACCESS THE OUTSIDE STORAGE AREA SHOWN
 ON THE FLOOR PLAN.? SEC. 107.2.1 CITY AMENDMENTS.
  
 11- PROVIDE PRODUCT APPROVAL (2 COPIES) AS REQUIRED BY
 FAC 61G20-3.001 FOR ALL NEW DOORS, WINDOWS AND DOORS
 AND WINDOWS TO BE REPLACED. AND, WINDOW MULLIONS
 (SPECIFY SIZE) AND SHUTTERS (WITH COMPLETE INSTALLATION
 SCHEDULE) IF DOORS AND WINDOWS DON'T HAVE IMPACT
 GLAZING.
  
 12- DESIGNER OF RECORD TO REVIEW AND APPROVE IN WRITING
 (NOT SIGNING AND SEALING) ALL PRODUCT APPROVALS AS
 REQUIRED BY SEC. 107.3.4.1 CITY AMENDMENTS.
  
 13- DIMENSION OF THE HALLWAY BETWEEN THE NEW BEDROOMS
 AND NEW BATHROOM IS NOT GIVEN. BASED ON THE SCALE
 PROVIDED, THE WIDTH OF THIS HALLWAY DOESN'T COMPLY WITH
 SEC. R311.6 FBC-RESIDENTIAL. PROVIDE DIMENSION ON FLOOR
 PLAN. (DIMENSION TO BE VERIFIED BY INSPECTOR).
  
 14- VALUATION DECLARED IN THE PERMIT APPLICATION IS TOO
 LOW BASED ON THE SCOPE OF WORK. VALUATION TO INCLUDE
 ALL LABOR, MATERIALS, CONTRACTOR'S OVERHEAD AND PROFIT
 AND DESIGN PROFESSIONAL FEES AS REQUIRED BY SEC. 109.3
 CITY AMENDMENTS. UPDATE VALUATION AS REQUIRED.
  
 PLEASE NOTE THAT SUBMITTAL OF ADDITIONAL AND/OR REVISED
 MATERIALS MAY RESULT IN NEW PLAN REVIEW COMMENTS.
 WHEN RESUBMITTING PLANS PLEASE INDICATE THE REVISION &
 REMOVE ANY VOIDED SHEETS & REPLACE ANY PAGES AS
 NECESSARY. A TRANSMITTAL LETTER LISTING THE ORIGINAL
 REVIEW COMMENT NUMBER, WITH A DESCRIPTION OF THE
 REVISION MADE, IDENTIFYING THE SHEET OR SPECIFICATION
 PAGE WHERE THE CHANGES CAN BE FOUND WILL HELP TO
 EXPEDITE YOUR PERMIT. THANK YOU FOR YOUR ANTICIPATED
