 2017 EXISTING BUILDING CODE. 801.3 COMPLIANCE. ALL NEW
 CONSTRUCTION ELEMENTS, COMPONENTS, SYSTEMS, AND SPACES
 SHALL COMPLY WITH THE REQUIREMENTS OF THE FLORIDA
 BUILDING CODE, BUILDING.

 1) THE COVERSHEET A00 UNDER THE HEADING OF TYPE OF
 CONSTRUCTION LIST THE BUILDING CONSTRUCTION TYPE AS
 III-B. PLEASE NOTE THE ORIGINAL BUILDING WAS BUILT
 UNDER THE 2001 FBC-B. THE BUILDING WAS DESIGNED AS A
 SHELL, OCCUPANCY TYPE F1 AND THE CONSTRUCTION TYPE IV
 PROTECTED, THIS WAS WHEN THERE WAS 6 BUILDING TYPE
 CLASSIFICATIONS. UNDER THE 2017 CODE THE COMPARISON
 WOULD BE CONSTRUCTION TYPE II-A. PLEASE REVISE THE
 BUILDING TYPE AS IT PERTAINS TO TODAYS BUILDING CODE.
  
 2) THE DEMOLITION PLAN A0-0 HAS A NOTE ON THE EXTERIOR
 WALL, REMOVE CONCRETE WALL AS REQUIRED FOR NEW DOOR.
 THERE IS NO REFERENCE IN THE ARCHITECTURAL PLANS FOR
 THE DESIGN CRITERIA FOR THE NEW DOOR. THIS SHEET
 REFERENCES THE REMOVAL OF THE CONCRETE WALL AS
 REQUIRED. THE PERMIT THIS BUILDING WAS BUILT UNDER
 (03010432) SHOWS IN THE STRUCTURAL SHEETS, THIS IS A
 TILT PANEL WALL SYSTEM, PLEASE PROVIDE ENGINEERING FOR
 THE NEW DOOR OPENING IN THE TILT WALL PANEL. 107.2.1.2
 ADDITIONAL INFORMATION IS REQUIRED.
  
 3) THE DEMOLITION PLAN A0-0 HAS A NOTE ( E ) FOR THE
 REMOVAL AND DISCARDING OF AN OVERHEAD DOOR. THE FLOOR
 PLAN A1.0 DOES SHOW WHERE THE OVERHEAD DOOR WAS LOCATED
 AND THE NEW SIDE DOOR POSITIVE AND NEGATIVE PRESSURES.
 THE PLAN DOES NOT GIVE THE MEAN ROOF HEIGHT NOR ANY
 OTHER WIND DESIGN CRITERIA AS TO HOW THESE PRESSURES
 WERE DERIVED? IF THEY ARE VULT OR VASD?

 ENGINEERING DOCUMENTS TO THE ENGINEER OF RECORD FOR

 7) 107.3.4.2 DEFERRED SUBMITTALS. FOR THE PURPOSES OF
 THIS SECTION, DEFERRED SUBMITTALS ARE DEFINED AS THOSE
 PORTIONS OF THE DESIGN THAT ARE NOT SUBMITTED AT THE
 TIME OF THE APPLICATION AND THAT ARE TO BE SUBMITTED TO
 THE BUILDING OFFICIAL WITHIN A SPECIFIED PERIOD.
 DEFERRAL OF ANY SUBMITTAL ITEMS SHALL HAVE THE PRIOR
 APPROVAL OF THE BUILDING OFFICIAL. THE REGISTERED
 DESIGN PROFESSIONAL IN RESPONSIBLE CHARGE SHALL LIST
 THE DEFERRED SUBMITTALS ON THE CONSTRUCTION DOCUMENTS
 FOR REVIEW BY THE BUILDING OFFICIAL.
  
 DOCUMENTS FOR DEFERRED SUBMITTAL ITEMS SHALL BE

 INDICATING THAT THE DEFERRED SUBMITTAL DOCUMENTS HAVE
 BEEN REVIEWED AND FOUND TO BE IN GENERAL CONFORMANCE TO
 THE DESIGN OF THE BUILDING. THE DEFERRED SUBMITTAL
 ITEMS SHALL NOT BE INSTALLED UNTIL THE DEFERRED
 SUBMITTAL DOCUMENTS HAVE BEEN APPROVED BY THE BUILDING
 OFFICIAL.
  
 8) IDENTIFY GLAZING/ MULLIONS. PLEASE IDENTIFY ON THE
 PRODUCT APPROVAL BEFORE SUBMITTING TO DESIGNER OF
 RECORD AND BEFORE SUBMISSION TO THE BUILDING
 DEPARTMENT. FOR ALL PRODUCTS WITH GLAZING, PLEASE
 IDENTIFY THE OPENING WIDTH & HEIGHT, TYPE OF GLAZING,
 MULLION SIZE, LENGTH IF UNREINFORCED OR REINFORCED
 INFORMATION IF REQUIRED, ATTACHMENTS AND ASSOCIATE
 PRESSURES FOR EACH OPENING SIZE. 2017 FBC-B 1405.13.1
 INSTALLATION. WINDOWS AND DOORS SHALL BE INSTALLED IN
 ACCORDANCE WITH APPROVED MANUFACTURER?S INSTRUCTIONS.
 FASTENER SIZE AND SPACING SHALL BE PROVIDED IN SUCH
 INSTRUCTIONS AND SHALL BE CALCULATED BASED ON MAXIMUM
 LOADS AND SPACING USED IN THE TESTS.
  
 9) THE SHEET A0-0 DEMOLITION PLAN NOTE ( E ) INDICATES
 THE REMOVAL AND DISCARDING OF AN OVERHEAD DOOR.
 SHEET A1-2 DETAIL 4 DOES PROVIDE A DETAIL OF A NEW
 INSET EXTERIOR WALL AND CEILING SYSTEM:
  
 9A) THE DETAIL INDICATES ANCHORING OF A 6 INCH STEEL
 BOTTOM PLATE TO THE CONCRETE BUT THE PLAN DOES NOT
 INDICATE HOW TO SEAL FROM WATER INTRUSION FROM THE
 RAIN.
 2017 FBC-B 1403.2 WEATHER PROTECTION. EXTERIOR WALLS
 SHALL PROVIDE THE BUILDING WITH A WEATHER-RESISTANT
 EXTERIOR WALL ENVELOPE. THE EXTERIOR WALL ENVELOPE
 SHALL INCLUDE FLASHING, AS DESCRIBED IN SECTION 1405.4.
  
 9B) IN THIS SAME DETAIL THE PLAN INDICATES THE
 INSTALLATION OF HORIZONTAL ROOF / CEILING FRAMING OF A
 NEW VESTIBULE. THE PLAN INDICATES THE USE OF 6 INCH
 STRUCTURAL STUDS AT 16 INCHES ON CENTER. THE DETAIL
 DOES NOT PROVIDE THE GAUGE OF THE STUD NOR THE DESIGN
 STIFFENING LIP LENGTH. THE VERTICAL WALLS BELOW ONLY
 STATES METAL STUDS NO DESIGN CRITERIA. PLEASE SHOW
 COMPLIANCE WITH 2017 FBC-B TABLE 2506.2 ASTM C955,
 SECTION 8.
  
 9C) THE DETAIL ALSO INDICATES THE USE OF 5/8 INCH
 SHEATHING, AND DECKING PLEASE REMEMBER THE BUILDING
 TYPE IS A II-A REQUIRING FIRE RETARDANT TREATED
 PLYWOOD. SEE 2017 FBC-B 603.1.1.2.
  
 9D) THE PLANS IN THIS SAME DETAIL INDICATE THE USE OF
 7/8 INCH STUCCO ON PAPER BACKED LATH. SHOW COMPLIANCE
 WITH 2017 FBC-B SECTION 2510.6 WATER-RESISTIVE
 BARRIERS. WATER-RESISTIVE BARRIERS SHALL BE INSTALLED
 AS REQUIRED IN SECTION 1404.2 AND, WHERE APPLIED OVER
 WOOD-BASED SHEATHING, SHALL INCLUDE A WATER-RESISTIVE
 VAPOR-PERMEABLE BARRIER WITH A PERFORMANCE AT LEAST
 EQUIVALENT TO TWO LAYERS OF WATER-RESISTIVE BARRIER
 COMPLYING WITH ASTM E2556, TYPE I. THE INDIVIDUAL
 LAYERS SHALL BE INSTALLED INDEPENDENTLY SUCH THAT EACH
 LAYER PROVIDES A SEPARATE CONTINUOUS PLANE AND ANY
 FLASHING (INSTALLED IN ACCORDANCE WITH SECTION 1405.4)
 INTENDED TO DRAIN TO THE WATER-RESISTIVE BARRIER IS
 DIRECTED BETWEEN THE LAYERS.
  
 9E) WITH THE PLYWOOD DECKING AT THE NEW ENTRY IF THIS
 AREA IS TO BE USED FOR STORAGE, PLEASE PROVIDE THE
 DESIGN FOR THE LOADING, AND THE CALCULATIONS FOR THE
 STRUCTURAL WALLS AND DECKING ABOVE. IF NOT A PLACARD
 WILL BE REQUIRED STATING NO STORAGE.

 106.1 LIVE LOADS POSTED. WHERE THE LIVE LOADS FOR WHICH
 EACH FLOOR OR PORTION THEREOF OF A
 COMMERCIAL OR INDUSTRIAL BUILDING IS OR HAS BEEN
 DESIGNED TO EXCEED 50 PSF , SUCH
 DESIGN LIVE LOADS SHALL BE CONSPICUOUSLY POSTED BY THE
 OWNER IN THAT PART OF EACH STORY IN WHICH
 THEY APPLY, USING DURABLE SIGNS. IT SHALL BE UNLAWFUL
 TO REMOVE OR DEFACE SUCH NOTICES.
  
 106.2 ISSUANCE OF CERTIFICATE OF OCCUPANCY. A

 10) SHEET A1-0 & A1-2 BOTH SHOW NEW 1 HOUR FIRE RATED
 WALLS, THE DETAIL OF THE 1 HOUR FIRE RATED WALLS SHOW
 THE STUD THICKNESS TO BE A 3 ? INCH STUD AT 16 INCHES
 ON CENTER. PLEASE PROVIDE THE HEIGHT OF THE STUDS TO BE
 INSTALLED IN THIS AREA? THE MAXIMUM HEIGHT OF THE
 TESTED ASSEMBLY IS NOT GIVEN. 107.2.1.2
 ADDITIONAL INFORMATION IS REQUIRED.
  
 11) SHEET A1-0 SHOWS THE NEW EXIT DOORWAY, EXTERIOR
 LANDING AND NOTE THAT THE FUTURE SIDEWALK IS TO CONNECT
 TO THE STREET. PLEASE PROVIDE THE DISTANCE AND THE
 HEIGHT VARIATION TO THE STREET LEVEL. THE SLOPE MAY
 QUALIFY AS A RAMP AND NEED TO MEET ALL OF THE
 ACCESSIBILITY REQUIREMENTS FOUND UNDER THE 2017
 FBC-ACCESSIBILITY CODE SECTIONS 405. 1-10.
  
 12) SHEET A-10 IN THE NEW 1 HOUR FIRE RATED WALL THE
 PLANS SHOW A NEW OVERHEAD FIRE SHUTTER WITH FUSIBLE
 LINK. FIRE SHUTTERS ARE NORMALLY USED INSTEAD OF A
 DOOR, CREATING THE FIRE RATING OF THE OPENING AS
 REQUIRED BY FBC-B TABLE 716.5. THE ISSUE WITH THIS
 CONFIGURATION WITH THE DOORS BENEATH THE FIRE SHUTTER
 THE FUSIBLE LINK MELTS AND THE SHUTTER STARTS IT
 DOWNWARD DECENT JUST AS SOMEONE STARTS TO GO THROUGH
 THE DOORS BELOW, THE FIRE SHUTTER WILL GET STUCK
 STICKING THE TOP OF THE DOOR ENABLING THE SHUTTER TO
 CLOSE AND NOT PROTECTING THE OPENING.
  
 13) SHEET E2 THE EXISTING EXIT DOOR IN THE WAREHOUSE
 AREA CLOSE TO THE FIRE SPRINKLER ROOM IS MISSING THE
 EXIT SIGN ABOVE THE DOOR. 2017 FBC-B 1013.1 EXIT SIGNS
 WHERE REQUIRED.
  
 14) WHEN RESUBMITTING PLANS PLEASE INDICATE THE
 REVISION & REMOVE ANY VOIDED SHEETS & REPLACE ANY PAGES
 AS NECESSARY. A TRANSMITTAL LETTER LISTING THE ORIGINAL
 REVIEW COMMENT NUMBER, WITH A DESCRIPTION OF THE
 REVISION MADE, IDENTIFYING THE SHEET OR SPECIFICATION
 PAGE WHERE THE CHANGES CAN BE FOUND WILL HELP TO
 EXPEDITE YOUR PERMIT. THANK YOU FOR YOUR ANTICIPATED
 COOPERATION.
  
 A THOROUGH REVIEW OF THE PLANS COULD NOT HAPPEN SINCE
 THERE WAS A GREAT DEFICIENCY IN PLANS AND REQUIRED
 DOCUMENTATION. WITH THE NEXT PLAN REVIEW CYCLE THERE
 MAYBE ADDITIONAL REVIEW COMMENTS BECAUSE OF NEW PLANS
 AND INFORMATION LACKING UNDER THE PRIOR REVIEW.
