 COMMENTS
 CODE: FBC 6TH EDITION (2017) AND CITY AMENDMENTS.
  
 1- PLANS SHOW EXISTING KITCHEN, FAMILY ROOM AND DINING
 ROOM AREA. THIS AREA USED TO BE THE GARAGE AREA. THERE
 ARE NO PERMITS SHOWING THAT CONVERSION WAS ALLOWED.
 ALSO, PLANS SHOW THREE EXISTING BATHROOMS. ORIGINAL
 HOUSE HAD ONLY ONE BATHROOM. THERE ARE NO PERMITS FOR
 THE ADDITIONAL BATHROOMS. CLARIFY HOW CAN YOU HAVE
 THREE BATHROOMS IF THERE IS ONLY ONE BEDROOM?. THERE IS
 AN OPEN PERMIT APPLICATION ( PERMIT #18120043) THAT
 INCLUDES WORK TO LEGALIZE CONVERSION OF GARAGE TO
 LIVING AREA. THIS PERMIT HAVE NOT BEEN ISSUED AND IS
 NOT CLEAR IF CONTRACTOR IS GOING TO ADDRESS THE
 COMMENTS TO GET THAT PERMIT. SINCE CONTRACTOR FOR THAT
 PERMIT IS THE SAME CONTRACTOR APPLYING FOR THE
 ADDITION, THEN IT MAY BE POSSIBLE TO COMBINE THE TWO
 PERMITS INTO THIS ONE. THIS WAY THAT PERMIT CAN BE
 REVOKED AND THERE WILL BE NO OUTSTANDING PERMIT ON THIS
 PROPERTY. CONTRACTOR TO ADVICE IF HE WANTS TO ADD THAT
 SCOPE OF WORK TO THIS PERMIT. NOTE: PLANS NEED TO BE
 CORRECTED ACCORDINGLY SHOWING ALL THE EXISTING
 ALTERATIONS THAT WERE DONE WITHOUT PERMIT AS NEW AND
 NOT AS EXISTING. SEC. 107.2.1 CITY AMENDMENTS.
  
 2- PROVIDE ENERGY CALCULATIONS (2 COPIES) AS REQUIRED
 BY SEC. 1106 FBC-EXISTING BUILDING. AND SEC. R101.4.2
 AND R101.5 FBC-ENERGY CONSERVATION.
  
 3- PROVIDE SOIL TEST REPORT (2 COPIES) AS REQUIRED BY
 SEC. R401.4 FBC-RESIDENTIAL.
  
 4- ACCORDING TO NEW FEMA FLOOD MAPS MAPS EFFECTIVE
 OCTOBER 5, 2017 THIS PROPERTY IS LOCATED IN FLOOD ZONE
 AE. CURRENTLY, THE EXISTING BUILDING IS NOT TOUCHING
 THE CONTOUR LINE OF THE FLOOD ZONE AE. BUT PROPOSED
 ADDITION MAY BE TOUCHING THIS FLOOD ZONE AE. PROVIDE
 CURRENT SURVEY (TWO COPIES)SHOWING THE PROPOSED
 ADDITION AND LOCATION OF THE FLOOD ZONE AE CONTOUR LINE
 TO VERIFY IF PROPOSED ADDITION AND EXISTING HOUSE NEED
 TO COMPLY WITH CURRENT REQUIREMENTS FOR BUILDINGS
 LOCATED IN FLOOD ZONES. NOTE: BUILDINGS ON FLOOD ZONES
 NEED TO HAVE A FINISH FLOOR ELEVATION 2' ABOVE THE BASE
 FLOOD ELEVATION.

 5- BEDROOM EGRESS WINDOWS DON'T COMPLY WITH SEC.
 R310.2.1 FBC-RESIDENTIAL. WINDOW #1 SHOWS A 4'-3" HIGH
 SINGLE HUNG WINDOW. THIS WINDOW DOESN'T PROVIDE THE
 MIN. CLEAR HEIGHT OPENING OF 24". REVISE AS REQUIRED.
  
 6- IT LOOKS LIKE NEW ENTRY DOORS DON'T COMPLY WITH
 EGRESS SEC. R11.2 FBC-RESIDENTIAL. NEED AT LAST ONE
 DOOR THAT PROVIDES MIN. 32" CLEAR OPENING. REVISE SIZE
 OF DOORS.
  
 7- A) DESIGN PARAMETERS ON SHEET A1 SPECIFIED THAT
 BUILDING IS LOCATED IN EXPOSURE "D". WINDOWS DESIGN
 PRESSURES SHOWN ON THE EXTERIOR ELEVATIONS ON SHEET A2
 DON'T CORRESPOND TO EXPOSURE "D". REVISE AS REQUIRED.
 SEC. R301.2.1 FBC-RESIDENTIAL.
  
 B) PROVIDE THE DESIGN PRESSURES FOR EXTERIOR DOORS.
 SEC. R301.2.1 FBC-RESIDENTIAL. ONLY THE DESIGN
 PRESSURES FOR WINDOWS WERE GIVEN.
  
 8- REVISE THE MINIMUM COMPRESSIVE STRENGTH OF CONCRETE
 SLAB SPECIFIED ON THE SECTION A ON SHEET A1 AND
 FOUNDATION PLAN ON SHEET A3. 2,000PSI IS TOO LOW. SEE
 SEC. R402.2 FBC-RESIDENTIAL AND REVISE AS REQUIRED.
  
 9- SPECIFY ROOF CROSS VENTILATION AS REQUIRED BY SEC.
 R806 FBC-RESIDENTIAL. SPECIFY SIZE AND LOCATION OF
 VENTS. SECTION A ON SHEET A1 DOESN'T PROVIDE THIS
 INFORMATION.
  
 10- ROOF PITCH OF 2:12 TO LESS THAN 4:12 REQUIRES TWO
 LAYERS OF UNDERLAYMENT AS REQUIRED BY SEC. R905.1.1
 FBC-RESIDENTIAL. PROVIDE SPECIFICATIONS ON PLANS.
  
 11- SPECIFY ATTIC ACCESS SIZE AND LOCATION FOR THE
 PROPOSED ADDITION. SEC. R307.1 FBC-RESIDENTIAL.
  
 12-SHOW ON PLANS CARBON MONOXIDE ALARMS BY ALL THE
 BEDROOMS AS REQUIRED BY SEC. R315.1 FBC-RESIDENTIAL.
  
 13- PROVIDE PRODUCT APPROVAL (2 COPIES) AS REQUIRED BY
 FAC 61G20-3.001 FOR:
 (NOTE: THIS MAY BE SUBMITTED LATER AS A DEFERRED
 SUBMITTAL)
  
 A) INSWING ENTRY DOORS WITH TRANSOM ABOVE AS SHOWN ON
 PLANS.
  
 B)SINGLE HUNG WINDOWS.
  
 C) WINDOW MULLIONS AS SHOWN ON PLANS. REQUIRED: CLEARLY
 SPECIFY MULLION SIZE TO BE USED TO VERIFY COMPLIANCE
 WITH THE CALCULATED DESIGN PRESSURES.
  
 D) ROOF FINISH MATERIAL.
  
 E) PRECAST LINTELS AS SHOWN ON PLANS.
  
 14- ARCHITECT OF RECORD TO REVIEW AND APPROVE IN
 WRITING (NOT SIGNING AND SEALING) ALL PRODUCT APPROVALS
 AS REQUIRED BY SEC. 107.3.4.1 CITY AMENDMENTS.
  
 15- VALUATION DECLARED IN THE PERMIT APPLICATION IS TOO
 LOW. VALUATION TO INCLUDE ALL LABOR, MATERIALS,
 CONTRACTOR'S OVERHEAD AND PROFIT AND DESIGN
 PROFESSIONAL FEES AS REQUIRED BY SEC. 109.3 CITY
 AMENDMENTS. VALUATION WAS UPDATED TO $126,363. THE
 PERMIT FEE BALANCE IS $2828.90

 REVISION MADE, IDENTIFYING THE SHEET OR SPECIFICATION
