 SHALL COMPLY WITH THE REQUIREMENTS OF THE FLORIDA
 BUILDING CODE, BUILDING.

 1) PLEASE ASK FOR A RECORDS RESEARCH REQUEST FOR THIS
 PROPERTY. IT WOULD APPEAR THAT THIS BUILDING MAY HAVE
 BEEN CONVERTED FROM A 2 UNIT TO A 4 UNIT APARTMENT
 BUILDING WITHOUT A PERMIT. CONTACT CRAIG MCPHERSON FOR
 A RECORDS RESEARCH REQUEST BE COMPLETED FOR THIS

 IT ALSO APPEARS THAT THERE HAS NEVER BEEN A RENTAL
 LICENSE FOR THIS PROPERTY, NEITHER FOR 2 UNITS OR 4
 UNITS. WE HAVE RESEARCHED THIS BY ADDRESS AS WELL AS BY
 PCN.
 IN REVIEWING THE CITY RECORDS (GREEN CARDS) FOR 919 2ND
 ST. IT WAS BUILT AS AN APT. / DUPLEX. THE GREEN CARD
 WAS CREATED IN 11/08/62.
  
 2017 EXISTING BUILDING CODE LEVEL II 801.3 COMPLIANCE.
 ALL NEW CONSTRUCTION ELEMENTS, COMPONENTS, SYSTEMS, AND
 SPACES SHALL COMPLY WITH THE REQUIREMENTS OF THE
 FLORIDA BUILDING CODE, BUILDING. CREATION OR EXTENSION
 OF NONCONFORMITY. ALL NEW WORK, RE-CONFIGURATION SHALL
 NOT CREATE OR EXTEND ANY NONCONFORMITY IN THE EXISTING
 BUILDING TO WHICH THE RE-CONFIGURATION OF SPACE IS
 BEING MADE WITH REGARD TO ACCESSIBILITY, STRUCTURAL
 STRENGTH, FIRE SAFETY, MEANS OF EGRESS, OR THE CAPACITY
 OF MECHANICAL, PLUMBING, OR ELECTRICAL SYSTEMS.
  
 2) THE ONLY SHEET SUBMITTED IS AN ELECTRICAL SHEET E1
 IN THE BOTTOM CENTER THERE IS WHAT APPEARS TO BE A
 CONCEPTUAL DRAWING OF STAIR LAYOUT. THERE IS NOT ENOUGH
 INFORMATION ON THIS SHEET TO DO A REVIEW. THERE IS A
 NOTE THAT STATES THE RISERS ARE TO BE MAXIMUM OF 8
 INCHES AND THE MINIMUM OF 6.75 INCHES.
 PLEASE REVIEW THE 2017 FBC-B 1011.5.2 1011.5.2 RISER
 HEIGHT AND TREAD DEPTH. STAIR RISER HEIGHTS SHALL BE 7
 INCHES MAXIMUM AND 4 INCHES MINIMUM.
  
 3) THERE IS A 2ND NOTE THAT INDICATES SEE DETAIL 2
 SHEET S-1. THERE IS NO SHEET S-1 ATTACHED. 107.2.1.2
 ADDITIONAL INFORMATION IS REQUIRED.
  
 4) 107.3.5 MINIMUM PLAN REVIEW CRITERIA FOR BUILDINGS.

 THE DESIGNER OF RECORD HAS NOT INDICATED TO WHAT CODE
 THE STAIRS WERE DESIGNED TO, TO WHAT LIVE LOAD, TYPE OF
 MATERIAL FOR THE SUPPORTING STRINGERS, SPECIES, GRADE
 OR SIZE OF THE TIMBERS, HOW MANY STRINGERS THERE WILL
 BE OR HOW MANY THE VERTICAL UPRIGHTS AND SPACING, NO
 INFORMATION ON THE LANDING AND THE HANDRAIL GUARDRAIL
 SYSTEMS. MISSING ANCHORS FOR WIND AND THE WIND DESIGN
 CRITERIA.
  
 5) PLEASE ALSO BE AWARE OF THE CODE VIOLATION OF THE
 WINDOWS WITHIN 10 FEET OF THE STAIR. 2017 FBC-B 1027.6
 EXTERIOR EXIT STAIRWAY AND RAMP PROTECTION. EXTERIOR
 EXIT STAIRWAYS AND RAMPS SHALL BE SEPARATED FROM THE
 INTERIOR OF THE BUILDING AS REQUIRED IN SECTION 1023.2.
 OPENINGS SHALL BE LIMITED TO THOSE NECESSARY FOR EGRESS
 FROM NORMALLY OCCUPIED SPACES. WHERE A VERTICAL PLANE
 PROJECTING FROM THE EDGE OF AN EXTERIOR EXIT STAIRWAY
 OR RAMP AND LANDINGS IS EXPOSED BY OTHER PARTS OF THE
 BUILDING AT AN ANGLE OF LESS THAN 180 DEGREES THE
 EXTERIOR WALL SHALL BE RATED IN ACCORDANCE WITH SECTION
 1023.7.
 1023.7 INTERIOR EXIT STAIRWAY AND RAMP EXTERIOR WALLS.
 EXTERIOR WALLS OF THE INTERIOR EXIT STAIRWAY OR RAMP
 SHALL COMPLY WITH THE REQUIREMENTS OF SECTION 705 FOR
 EXTERIOR WALLS. WHERE NONRATED WALLS OR UNPROTECTED
 OPENINGS ENCLOSE THE EXTERIOR OF THE STAIRWAY OR RAMPS
 AND THE WALLS OR OPENINGS ARE EXPOSED BY OTHER PARTS OF
 THE BUILDING AT AN ANGLE OF LESS THAN 180 DEGREES, THE
 BUILDING EXTERIOR WALLS WITHIN 10 FEET (3048 MM)
 HORIZONTALLY OF A NONRATED WALL OR UNPROTECTED OPENING
 SHALL HAVE A FIRE-RESISTANCE RATING OF NOT LESS THAN 1
 HOUR. OPENINGS WITHIN SUCH EXTERIOR WALLS SHALL BE
 PROTECTED BY OPENING PROTECTIVES HAVING A FIRE
 PROTECTION RATING OF NOT LESS THAN 3/4 HOUR. THIS
 CONSTRUCTION SHALL EXTEND VERTICALLY FROM THE GROUND TO
 A POINT 10 FEET ABOVE THE TOPMOST LANDING OF THE
 STAIRWAY OR RAMP, OR TO THE ROOF LINE, WHICHEVER IS
 LOWER.
  
 6) MINIMUM STAIRWAY WIDTH SEE 2017 FBC-B 1011.2 WIDTH
 AND CAPACITY. THE REQUIRED CAPACITY OF STAIRWAYS SHALL
 BE DETERMINED AS SPECIFIED IN SECTION 1005.1, BUT THE
 MINIMUM WIDTH SHALL BE NOT LESS THAN 44 INCHES. SEE
 SECTION 1009 FOR ACCESSIBLE MEANS OF EGRESS STAIRWAYS.
 EXCEPTIONS: 1.STAIRWAYS SERVING AN OCCUPANT LOAD OF
 LESS THAN 50 SHALL HAVE A WIDTH OF NOT LESS THAN 36
 INCHES.
  
 7) WHEN RESUBMITTING PLANS PLEASE INDICATE THE REVISION
 & REMOVE ANY VOIDED SHEETS & REPLACE ANY PAGES AS
 NECESSARY. A TRANSMITTAL LETTER LISTING THE ORIGINAL
 REVIEW COMMENT NUMBER, WITH A DESCRIPTION OF THE
 REVISION MADE, IDENTIFYING THE SHEET OR SPECIFICATION
 PAGE WHERE THE CHANGES CAN BE FOUND WILL HELP TO
 EXPEDITE YOUR PERMIT. THANK YOU FOR YOUR ANTICIPATED
 COOPERATION.
  
 A THOROUGH REVIEW OF THE PLANS COULD NOT HAPPEN SINCE
 THERE WAS A GREAT DEFICIENCY IN PLANS AND REQUIRED
 DOCUMENTATION. WITH THE NEXT PLAN REVIEW CYCLE THERE
 MAYBE ADDITIONAL REVIEW COMMENTS BECAUSE OF NEW PLANS
 AND INFORMATION LACKING UNDER THE PRIOR REVIEW.
