 CODE: FBC 6TH EDITION (2017) AND CITY AMENDMENTS.
  
 1- PROVIDE DRAINAGE PLAN SHOWING COMPLIANCE WITH THE
 FOLLOWING:
 FBC R 401.3 (DRAINAGE)
 FBC 107.2.5 (SITE PLAN)
 FBC 110.9 (IMPACT OF CONSTRUCTION)
  
 NOTE:
 CURRENTLY, THERE IS A PERMIT RECENTLY ISSUED FOR THE
 CONSTRUCTION OF A POOL IN THE REAR OF THE HOUSE. TAKE
 THIS INTO CONSIDERATION WHEN DOING THE DRAINAGE PLAN.
  
 2- PROVIDE ENERGY CALLCULATIONS (2 COPIES). SEC. R101.5
 FBC-ENERGY CONSERVATION.
  
 3- PROVIDE SITE PLAN (OR SURVEY. SEE ZONING COMMENTS)
 SHOWING LOCATION OF PROPOSED ADDITION AND SHOWING THE
 SETBACKS FROM PROPERTY LINE. SEC. 107.3.5.3 CITY
 AMENDMENTS.
  
 4- BASED ON THE INFORMATION SUBMITTED TO OBTAIN THE
 POOL PERMIT, IT LOOKS LIKE THERE MAY BE A CONFLICT WITH
 THE PROPOSED ADDITION. ENGINEER OF RECORD TO
 ACKNOWLEDGE IN WRITING THAT THE POOL LOCATION WOULD NOT
 AFFECT THE STRUCTURAL STABILITY OF THE PROPOSED
 ADDITION. SEC. 107.2.1.2 CITY AMENDMENTS.
  
 5- ENGINEER TO PROVIDE COMPLETE SECOND FLOOR FRAMING
 PLAN AND ROOF FRAMING PLAN. SPECIFY ALL FRAMING MEMBERS
 STRUCTURAL CONNECTORS. SEC. R301.1 FBC-RESIDENTIAL.
 NOTE: SIZE OF FLOOR TRUSSES SHOWN ON THE TYPICAL WALL
 SECTION AND EXTERIOR ELEVATIONS DON'T MATCH.
  
 6- ENGINEER TO SPECIFY ALL THE DEAD AND LIVE DESIGN
 LOADS AS REQUIRED BY SEC. R301.1 FBC-RESIDENTIAL.
 NOTE: INCLUDE THE ATTIC LIVE LOADS AS REQUIRED BY
 FOOTNOTES "B" AND "G" ON TABLE R301.5 FBC-RESIDENTIAL.
  
 7- FOUNDATION PLAN:
 A)PROVIDE COMPLETE DETAIL/SECTION AND SPECIFICATIONS
 FOR THE ATTACHMENT OF PROPOSED CONCRETE SLAB TO THE
 EXISTING EXTERIOR WALL. ENGINEER TO SPECIFY WHY THERE
 IS NO FOOTING FOR PROPOSED 16" MIDDLE COLUMN AS SHOWN
 ON PLANS. SEC. R601.2 FBC-RESIDENTIAL.
  
 B) ENGINEER TO PROVIDE SPECIFICATIONS FOR THE SOIL
 BEARING CAPACITY REQUIRED FOR THE SUPPORT OF THE
 PROPOSED TWO STORY ADDITION. SEC. R401.2
 FBC-RESIDENTIAL AND SEC. 107.2.1.2 CITY AMENDMENTS.
 NOTE: SOIL BORING TEST MAY BE REQUIRED TO CONFIRM SOIL
 BEARING CAPACITY.
  
 C) PROVIDE COMPLETE DETAILS AND SPECIFICATIONS FOR ALL
 CONCRETE BLOCK COLUMNS. ENGINEER TO CLARIFY WHY
 SPECIFYING ONLY ONE VERTICAL REINFORCEMENT AT EACH
 COLUMN. SEC. R601.2 FBC-RESIDENTIAL AND SEC. 107.2.1.2
 CITY AMENDMENTS.
  
 8- WIND LOAD INFORMATION ON SHEET 2 OF 6: ENGINEER TO
 SPECIFY (A)THE ULTIMATE DESIGN WIND SPEED AND THE
 NOMINAL DESIGN WIND SPEED. (B)THE BUILDING HEIGHT AND
 (C) THE COMPONENT AND CLADDING DESIGN DESIGN PRESSURES
 AS REQUIRED BY SEC. R301.2.1 FBC-RESIDENTIAL.
 NOTE:
 THE WINDOWS DESIGN PRESSURES SHOWN ON DESIGN PRESSURES
 SHOWN ON SHEET 2 OF 6 ARE INCORRECT. REVISE AS
 REQUIRED.
  
 9- SEC. R803.2.3.1 FBC-RESIDENTIAL REQUIRES RING SHANK
 NAILS. REVISE SPECIFICATIONS ON THE ROOF SHEATHING
 NAILING PATTERN ON SHEET 2 OF 6. OR ENGINEER TO PROVIDE
 ENGINEER ANALYSIS SHOWING THAT SPECIFIED NAILS WILL
 MEET OR EXCEED THE VALUES OF THE RING SHANK NAILS.
  
 10- PROVIDE SECOND FLOOR PLAN SHOWING THE EXISTING
 ROOMS ADJACENT TO THE PROPOSED ADDITION. IDENTIFY ALL
 ROOM AREAS. CLEARLY IDENTIFY THE AREAS TO BE
 DEMOLISHED. AND, PROVIDE COMPLETE FLOOR PLAN SHOWING
 THE PROPOSED ADDITION AND THE EXISTING. SEC. 107.2.1
 CITY AMENDMENTS.
  
 11- CLEARLY SPECIFY SIZE OF BEDROOM EGRESS WINDOWS TO
 VERIFY COMPLIANCE WITH ALL CLEAR OPENINGS (WIDTH,
 HEIGHT AND TOTAL CLEAR OPENING) REQUIRED BY SEC.
 R310.2.1 FBC-RESIDENTIAL.
 NOTE: MANUFACTURER'S CUT SHEETS MAY BE REQUIRED TO SHOW
 AL CLEAR OPENINGS).
  
 12- ENGINEER OF RECORD TO SPECIFY ROOF TILE FASTENING
 AS REQUIRED BY SEC. 107.2.1.1 CITY AMENDMENTS. IF
 SPECIFYING SCREWS, THEN SPECIFY SIZE AND NUMBER OF
 SCREWS. IF SPECIFYING ROOF TILE ADHESIVE, THEN SPECIFY
 PADDY SIZE AND PRODUCT APPROVAL IS REQUIRED.
  
 13- PROVIDE PRODUCT APPROVAL (2 COPIES) AS REQUIRED BY
 FAC 61G20-3.001 FOR:
 A) ROOF TILE AS SPECIFIED ON PLANS.
  
 B)ROOF TILE ADHESIVE IF SPECIFIED BY THE ENGINEER OF
 RECORD.
  
 C) WINDOWS AS SPECIFIED ON PLANS.
  
 D) WINDOW MULLIONS AS SHOWN ON PLANS. REQUIRED: CLEARLY
 SPECIFY MULLION SIZE TO BE USED TO VERIFY COMPLIANCE
 WITH THE CALCULATED DESIGN PRESSURES.
  
 E)ALUMINUM SOFFIT AS SPECIFIED ON TYPICAL WALL SECTION.
  
 F) 24"X24" RIDGE VENTS SPECIFIED BY THE ENGINEER.
  
 14-ENGINEER OF RECORD TO REVIEW AND APPROVE IN WRITING
 (NOT SIGNING AND SEALING) ALL PRODUCT APPROVALS AS
 REQUIRED BY SEC. 107.3.4.1 CITY AMENDMENTS.
  
 15- ENGINEER TO SPECIFY ATTIC ACCESS SIZE AND LOCATION.
 SEC. R307.1 FBC-RESIDENTIAL
  
 16- PROVIDE COMPLETE WINDOW FRAMING DETAILS AND
 SPECIFICATIONS. SPECIFY ALL FRAMING MEMBERS AND
 CONNECTORS. SEC. R601.2 FBC-RESIDENTIAL.
  
 17- ENGINEER TO SPECIFY THE 7/8" MIN. STUCCO THICKNESS
 AS REQUIRED BY TABLE R702.1(1).
  
 18- ENGINEER OF RECORD TO SPECIFY ON PLANS INSULATION R
 VALUE FOR FLOOR/CEILING ASSEMBLY SEPARATING A/C AREA
 FROM NON A/C AREAS AS REQUIRED BY SEC. R103.2
 FBC-ENERGY CONSERVATION.
 NOTE: ENERGY CALCULATIONS AND PLANS TO BE COORDINATED
 TO AVOID CONFLICTS/DELAYS.
  
 19-SPECIFY CARBON MONOXIDE ALARMS WITHING ALL THE
 LOCATIONS REQUIRED BY SEC. R315.1 FBC-RESIDENTIAL.
 NOTE: THIS IS REQUIRED EVEN FOR ALL EXISTING BEDROOMS.
  
 20- VALUATION DECLARED IN THE PERMIT APPLICATION IS TOO
 LOW. VALUATION TO INCLUDE ALL LABOR, MATERIALS,
 CONTRACTOR'S OVERHEAD AND PROFIT AND DESIGN
 PROFESSIONAL FEES AS REQUIRED BY SEC. 109.3 CITY
 AMENDMENTS. VALUATION WAS UPDATED TO $86,940. THE
 PERMIT FEE BALANCE IS $1980.84.
  
 21- PLEASE NOTE THAT SUBMITTAL OF ADDITIONAL AND/OR
 REVISED MATERIALS MAY RESULT IN NEW PLAN REVIEW
 COMMENTS.
 WHEN RESUBMITTING, IT IS HELPFUL THAT ENGINEER OF
 RECORD PROVIDES A RESPONSE LETTER ADDRESSING EACH ITEM.
