 PLEASE ADDRESS THE FOLLOWING COMMENTS. RESPOND TO THE
 COMMENTS IN WRITING AND/OR ON THE PLANS WHERE
 APPLICABLE:
  
 1.) INCONSISTENCIES DETECTED BETWEEN THE SURVEY OF THE
 PROPERTY AND THE PROPOSED SITE PLAN (I.E. BUILDING
 FOOTPRINT AND SETBACK DIMENSIONS, PAVED AREAS, FENCE
 ALONG THE PROPERTY LINE, ETC.). PLEASE ADDRESS FOR
 CONSISTENCY.
  
 2.) PER THE SURVEY, THERE IS AN EXISTING 3 FT. UTILITY
 EASEMENT (U.E.) LOCATED ALONG THE REAR PROPERTY LINE.
 PLEASE SHOW IN THE SITE PLAN (SHEET A001).
  
 3.) CHECK CALCULATIONS AND MEASUREMENTS IN THE ZONING
 DATA TABULAR ON SHEET A001. STAFF HAS DETECTED MULTIPLE
 INCORRECT DIMENSIONS AND CALCULATIONS. PLEASE CORRECT.
  
 4.) THE MINIMUM REQUIRED REAR SETBACK IS 8.9 FT. THE
 SITE PLAN SHOWS A PROPOSED BUILDING REAR SETBACK OF 8.8
 FT. PLEASE REVISE TO SHOW MINIMUM REQUIRED REAR
 SETBACK. [ZLDR S.94-74(A)(3)(C)]
  
 5.) STRUCTURAL OVERHANGS SHALL NOT EXTEND FARTHER THAN
 3 FT. INTO A REQUIRED SETBACK. PLEASE PROVIDE
 DIMENSIONS TO DEMONSTRATE COMPLIANCE. [ZLDR

 6.) MECHANICAL EQUIPMENT (INCLUDING A/C COMPRESSOR UNIT

 FT. INTO A REQUIRED SETBACK. PLEASE PROVIDE THE WIDTH
 OF THE CONCRETE PAD TO DEMONSTRATE COMPLIANCE. [ZLDR

 7.) SHOW WIDTH AND LENGTH OF THE PROPOSED NEW DRIVEWAY.
 THE DRIVEWAY CANNOT EXCEED 20 FT. IN WIDTH. [ZLDR

 8.) THE VALUE OF THE CONSTRUCTION ($249,000.00) EXCEEDS
 50% OF THE STRUCTURE'S VALUE ($105,215.00) ACCORDING TO
 THE P.B.C. PROPERTY APPRAISER'S OFFICE; THEREFORE,
 PURSUANT TO SECTION 94-441(C)(2) OF THE ZONING AND LAND
 DEVELOPMENT REGULATIONS (ZLDR), THE LANDSCAPE ON THE
 SITE SHALL BE IN COMPLIANCE WITH ALL APPLICABLE
 REGULATIONS FOUND IN ARTICLE XIV OF THE ZLDR. IF THE
 SITE CONFORMS TO ARTICLE XIV, THEN TWO (2) COPIES OF A
 LANDSCAPE PLAN DEMONSTRATING COMPLIANCE SHALL BE
 INCLUDED WITH THE PERMIT RE-SUBMITTAL. IF THE SITE DOES
 NOT CONFORM TO ARTICLE XIV, THEN PRIOR TO THE ZONING
 APPROVAL OF THIS PERMIT A SEPARATE LANDSCAPE PERMIT AND
 IRRIGATION PERMIT SHALL BE SUBMITTED SHOWING MATERIAL
 TO BRING THE SITE INTO CONFORMITY.
  
 9.) PER ZLDR S.94-482, THE REQUIRED FRONT YARD (AREA
 WITHIN THE FIRST 25 FT. OF MONCEAUX ROAD) SHALL PROVIDE
 A MINIMUM OF 1,000 SQ. FT. OF LANDSCAPED/PERVIOUS
 SURFACE AREA CONSISTING OF LIVING PLANT MATERIAL. SHOW
 CALCULATIONS OF REQUIRED FRONT YARD TO DEMONSTRATE
 COMPLIANCE.
  
 10.) SHOW SETBACK DIMENSIONS FOR THE PROPOSED NEW
 DRIVEWAY. THE DRIVEWAY MUST BE SETBACK AT LEAST 3 FT.
 FROM THE SIDE PROPERTY LINE. [ZLDR S.94-482(D)(2)]
  
 11.) A MINIMUM OF TWO (2) PARKING SPACES SHALL BE
 PROVIDED ON SITE. PLEASE DEMONSTRATE THAT THE DRIVEWAY
 IS SUFFICIENT TO ACCOMMODATE THE MINIMUM REQUIRED
 PARKING, SINCE THERE IS NO GARAGE STRUCTURE.
