 PLEASE ADDRESS THE ITEMS NOTED BELOW:
  
 1) IT APPEARS FROM THE SITE PLAN AND THE PALM BEACH
 COUNTY PROPERTY APPRAISER WEBSITE THAT THE PROJECT
 COVERS TWO LOTS. A UNITY OF TITLE IS REQUIRED:

 THE CITY OF WEST PALM BEACH'S FLOOD ORDINANCE FOR NEW
 STRUCTURES. NOT COMPLIED. PORTIONS OF THE BUILDING ARE
 LOCATED IN A SPECIAL FLOOD HAZARD AREA. THE ELEVATIONS
 FOR THE PROJECT ARE IN NGVD 88. AS OF OCTOBER 5TH, 2017
 THE CITY OF WEST PALM BEACH HAS ADOPTED NEW FLOOD
 INSURANCE RATE MAPS WHICH USE NAVD 88 AS THE VERTICAL
 DATUM. THE CITY ALSO ADOPTED A 2' FREEBOARD WHICH
 REQUIRES THE FINISH FLOOR AND EQUIPMENT TO BE A MINIMUM
 OF TWO FEET ABOVE THE BFE. IN ORDER TO AVOID ANY
 CONFUSION PLEASE REVISE THE PLANS TO SHOW ONLY THE
 CURRENT FLOOD ELEVATION DATA (NAVD 88). ELEVATION
 CERTIFICATES WILL BE REQUIRED TO SHOW COMPLIANCE WITH
 THE CITY'S FLOOD POLICY. THE CITY REQUIRES THREE
 ELEVATION CERTIFICATES. FIRST, A PRECONSTRUCTION ELEV.
 CERT. BASED ON THE CONSTRUCTION DRAWING. SECOND, A
 CONSTRUCTION ELEV. CERT. BASED ON THE LOWEST FLOOR
 FORMS. THIRD A FINAL ELEV. CERT. BASED ON THE FINISHED
 BUILDING. THE CITY'S FLOOD ORDINANCE ARTICLE XVII -
 FLOOD PREVENTION AND CONTROL SEC. 94-546 - PROVISIONS
 FOR FLOOD HAZARD REDUCTION.
  
 3) PENDING. PROVIDE A COPY OF THE PERMIT ISSUED BY THE
 ARMY CORPS OF ENGINEERS/EPA TO FILL IN THE 9,610 SQFT
 OF SUBMERGED LAND SHOWN ON THE SITE PLAN. FBC 107.2.1
  
 4) THE PROPOSED "DECLARATION" INDICATED IN THE
 "TEMPORARY CONSTRUCTION ACCESS EASEMENT AGREEMENT" DOES
 NOT ADEQUATELY RESOLVE THE ISSUE OF MAXIMUM ALLOWABLE
 AREA OF OPENINGS BASED ON FIRE SEPARATION DISTANCE AND
 DEGREE OF OPENING PROTECTION REQUIRED BY FBC TABLE
 705.8. SINCE THE ADJACENT PROPERTY IS NOT UNDER THE
 CONTROL OF THE BUILDING OWNER, A RESTRICTIVE COVENT OR
 SOME OTHER LEGAL DOCUMENT THAT WILL PREVENT THE
 ADJACENT LANDOWNER FROM AMENDING THE EASEMENT SO THAT
 THE REQUIRED CLEARANCES ARE MAINTAINED FOR THE LIFE OF
 THE BUILDING. NOT COMPLIED. THE PROPERTY TO THE SOUTH
 WHERE THE PROPOSED PERMANENT ROADWAY WILL IS NOT UNDER
 THE CONTROL OF THIS LANDOWNER. SOME TYPE OF
 DOCUMENTATION OF AN EASEMENT OR DEED RESTRICTION
 STATING THAT THERE WILL BE A ROADWAY AT THIS LOCATION
 IN PERPETUITY WILL NEED TO BE SUBMITTED FOR REVIEW. THE
 SOUTH WALL OF THE BUILDING (RESIDENTIAL TOWER AND
 PARKING GARAGE) APPEARS TO BE 10 TO 15 FEET FROM THE
 PROPERTY LINE AND BASED ON FBC TABLE 705.8 IS LIMITED
 TO AN ALLOWABLE AREA 45% OF THE EXTERIOR WALL AREA PER
 STORY. SHOW COMPLIANCE WITH FBC 705.8 & TABLE 705.8.
  
 5) ON SHEET 00.200 PROJECT DATA, THE 2010 FBC, FIRE
 PREVENTION CODE AND ACCESSIBILITY CODE ARE SPECIFIED
 AND THE CORRECT REFERENCES FOR THIS PROJECT IS THE 2017
 EDITIONS OF THOSE CODE. FBC CHAPTER 35.
  
 6) TWO OF THE EXIT ACCESS STAIRWAYS AND TWO OF THE
 GARAGE EMERGENCY EXITS DISCHARGE ONTO THE POOL DECK. BE
 AWARE OF THE POOL BARRIER REQUIREMENTS OF FBC
 454.1.3.1.9.
  
 7) FBC 403.6.1 REQUIRES TWO FIRE SERVICE ELEVATORS
 WHICH ARE REQUIRED TO HAVE A WEIGHT CAPACITY OF NOT
 LESS THAN 3,500 LBS.
  
 8) FBC 3002.4 REQUIRES AT LEAST ONE PASSENGER ELEVATOR
 THAT CAN ACCOMMODATE AN AMBULANCE STRETCHER 24 INCHES
 BY 76 INCHES IN THE HORIZONTAL OPEN POSITION.
  
 9) JUSTIFY THE OCCUPANT LOADS IN THE ASSEMBLY AREAS OF
 15 SQFT PER PERSON IN THE PARTY AREA AND LOBBIES. FBC

 10) SHOW THAT THE TWO EXITS FROM THE ROOF POOL DECKS
 COMPLY WITH FBC 1007.1.1 FOR EXIT SEPARATION DISTANCE.
  
 11) SHOW THE SEPARATION OF EXITS, THE NUMBER OF
 OCCUPANTS USING EACH EXIT AND DOOR SIZE WITH CAPACITY
 FOR EACH STORY AND EACH AREA REQUIRING TWO OR MORE
 EXITS. FBC 1006.2.1, 1007.1 AND 1010.1
  
 12) SHOW THE PATHS OF TRAVEL, EXITS, ETC. FOR THE FIRST
 FLOOR OF THE PARKING GARAGE ON THE LIFE SAFETY PLANS.

 LEVEL 01, DOORS ARE SHOWN FOR THE RESIDENTIAL ACTIVE
 USE ROOMS AND THE BIKE PARKING ROOM THAT OPEN DIRRECTLY
 INTO A TRAFFIC LANE. HOW WILL THE OCCUPANTS USING THESE
 EXITS BE PROTECTED IN THE TRAFFIC AREAS. PLEASE

 14) SHOW HOW ACCESS TO BATHROOMS WILL BE PROVIDED THE
 RESIDENTIAL ACTIVE USE ROOMS LOCATED AT THE PARKING

 15) THE LOCATION OF THE POOL EQUIPMENT ROOM ON SHEET
 A1.101 AND SHEET A1.201G ARE NOT THE SAME. PLEASE

 16) VERIFY THAT THE MINIMUM REQUIRED VERTICAL CLEARANCE
 OF 8'-2" IS PROVIDED FOR VAN PARKING SPACES AND ACCESS
 ISLES AND THE VEHICULAR ROUTES THAT SERVE THEM. FBC

 17) ON SHEET A4.301 WALL SECTION BETWEEN THE BUILDING &
 GARAGE THE DISTANCE BETWEEN FLOOR OF LEVEL 06 OF THE
 GARAGE AND LEVEL 07 OF THE BUILDING IS SHOWN AS 9'-8".
 THESE TWO STRUCTURES ARE DIFFERENT OCCUPANCY TYPES AND
 HAVE A FIRE WALL SEPARATING THEM. BECAUSE THE SIXTH
 LEVEL OF THE GARAGE IS OPEN ABOVE THERE IS A
 POSSIBILITY THAT A CAR FIRE COULD SPREAD TO THE
 OPENINGS IN THE ADJACENT RESIDENTIAL BUILDING. SHOW HOW
 THIS ISSUE WILL BE RESOLVED. FBC 706.6.1
  
 18) THIS PROJECT IS A THRESHOLD BUILDING. PLEASE UPLOAD
 THE THRESHOLD DOCUMENTS FOR THIS PROJECT. THRESHOLD
 BUILDING / FL S. S. 553.71(7) "THRESHOLD BUILDING"
 MEANING ANY BUILDING WHICH IS GREATER THAN (3) STORIES
 OR 50 FT. IN HEIGHT, OR WHICH HAS AN ASSEMBLY OCCUPANCY
 CLASSIFICATION AS DENIED IN THE FLORIDA BUILDING CODE
 WHICH EXCEEDS 5,000 SQ. FT. IN AREA AND AN OCCUPANT
 CONTENT OF GREATER THAN 500 PERSONS.
  
 19) 109.3 BUILDING PERMIT VALUATION.
 IF, IN THE OPINION OF THE BUILDING OFFICIAL, THE
 CLAIMED VALUATION OF BUILDING, ALTERATION, STRUCTURE,
 ELECTRICAL, GAS, MECHANICAL, OR PLUMBING SYSTEMS
 APPEARS TO BE UNDER ESTIMATED ON THE APPLICATION, THE
 PERMIT SHALL BE DENIED. FOR PERMITTING PURPOSES,
 VALUATION OF BUILDINGS AND SYSTEMS SHALL BE TOTAL
 REPLACEMENT PURPOSES, VALUATION OF BUILDINGS AND
 SYSTEMS SHALL BE THE TOTAL REPLACEMENT VALUE TO INCLUDE
 STRUCTURAL, ELECTRICAL, PLUMBING, MECHANICAL, INTERIOR
 FINISHES, NORMAL SITE WORK (EXCAVATION AND BACKFILL FOR
 BUILDINGS), ARCHITECTURAL AND DESIGN FEES, MARKETING
 COST, OVERHEAD AND PROFIT; EXCLUDING ONLY LAND VALUE.
 VALUATION REFERENCES MAY INCLUDE THE LATEST PUBLISHED

 (MARSHALL-SWIFT, MEANS, ETC.) WITH REGIONAL ADJUSTMENTS
 FOR LOCATION AS PUBLISHED BY THE INTERNATIONAL CODE
 CONGRESS.
 THIS MAIN BUILDING PERMIT WILL INCLUDE THE FEES FOR THE
 MECHANICAL, ELECTRICAL, PLUMBING & ROOFING PERMITS.
 WHEN THE GENERAL CONTRACTOR COMES IN FOR A BUILDING
 PERMIT WITH THE SIGNED PERMIT APPLICATION FORM BY THE
 QUALIFIER AND OWNER AND BRINGS IN THE LISTED
 SUB-PERMITS M-E-P & ROOFING PERMITS SIGNED BY THE
 QUALIFIER OF EACH COMPANY, THEIR INSURANCES AND
 LICENSURE UP TO DATE, THE M-E-P AND ROOFING PERMITS ARE
 FREE OF CHARGE. IF THE M-E-P & ROOFING PERMITS COME IN
 LATER THERE WILL BE AN $80.00 ADMINISTRATIVE FEE FOR
 EACH PERMIT.
 ALL OTHER PERMITS FIRE SPRINKLER, FIRE ALARM, LOW
 VOLTAGE, RACK STORAGE, EXHAUST HOODS, ANSUL SYSTEMS OR
 ALTERNATIVE AUTOMATIC FIRE-EXTINGUISHING SYSTEMS, WALK
 IN COOLERS & FREEZERS, ALL LOW VOLTAGE PERMITS,
 GENERATORS & FUEL TANKS, GAS PERMIT, POOLS, WATER
 FEATURES, FOUNTAINS, JACUZZI AND ASSOCIATED
 SUB-PERMITS, AWNING, SCREEN ENCLOSURES, CANOPY, FENCE,
 LANDSCAPE, IRRIGATION, AUGER CAST PILE AND OR
 FOUNDATION OR STRUCTURE ONLY PERMIT WILL BE SEPARATE
 REVIEWS AND ASSOCIATED FEES WITH EACH PERMIT.
 PLEASE PROVIDE AN ITEMIZED LIST AND SUBTRACT THESE LINE
 ITEMS AND THEIR VALUE FROM THE OVERALL BUILDING VALUE
 STATED ON THE PERMIT APPLICATION FOR THIS PROJECT. THE
 REMAINING BALANCE WILL EFFECTIVELY BE THE VALUE OF THE
 BUILDING THAT THE PERMIT FEES WILL BE BASED ON FOR THIS
 PERMIT. THE BUILDING DEPARTMENT DOES NOT WANT TO
 COLLECT TWICE FOR THE VALUE OF THESE SUB-PERMITS NOT
 COVERED UNDER THE PRIME OR MASTER PERMIT.
  
 20) WHEN RESUBMITTING PAPER PLANS PLEASE INDICATE THE
 REVISION & REMOVE ANY VOIDED SHEETS & REPLACE ANY PAGES
 AS NECESSARY. A TRANSMITTAL LETTER LISTING THE ORIGINAL
 REVIEW COMMENT NUMBER, WITH A DESCRIPTION OF THE
 REVISION MADE, IDENTIFYING THE SHEET OR SPECIFICATION
 PAGE WHERE THE CHANGES CAN BE FOUND WILL HELP TO
