 PLEASE ADDRESS THE ITEMS NOTED BELOW:
  
 1) COMPLIED. ALTHOUGH A COMPLETE SETS OF PLANS HAVE NOT
 BEEN REVIEWED IT APPEARS THAT ENOUGH INFORMATION HAS
 BEEN PROVIDED TO EVALUATE THE FOUNDATION PERMIT.
 ADDITIONAL COMMENTS WILL RESULT WHEN THE COMPLETE SET
 OF DRAWINGS FOR THE BUILDING ARE REVIEWED. HOWEVER,
 THEY SHOULD NOT AFFECT THE FOUNDATION.
  
 2) PARTIAL COMPLIANCE. THE THRESHOLD AGREEMENT THAT WAS
 SUBMITTED DOES NOT HAVE THE PROJECT ADDRESS OR PERMIT
 NUMBER SPECIFIED ON THE FORMS.
  
 NOTE; G) 110.8.4.3 ALL SHORING AND RESHORING
 PROCEDURES, PLANS AND DETAILS SHALL BE SUBMITTED TO THE
 ENFORCEMENT AGENCY FOR RECORDKEEPING. EACH SHORING AND
 RESHORING INSTALLATION SHALL BE SUPERVISED, INSPECTED
 AND CERTIFIED TO BE IN COMPLIANCE WITH THE SHORING
 DOCUMENTS BY THE CONTRACTOR.
  
 3) RESPONSE TO INSTALL SCULPTURES TO COMPLY IS NOTED
 AND SUBJECT TO THE CITY'S APPROVAL.
  
 4) PARTIAL COMPLIANCE. THE REPORT THAT WAS SUBMITTED
 DOES NOT INCLUDE THE SUBSURFACE EXPLORATION AND
 GEOTECHINCAL ENGINEERING EVALUATION FOR THE SOUTHERN
 PORTION OF THE PROJECT SITE. SUBMIT THE TWO PREVIOUS
 REPORTS FOR THE SOUTHERN PORTION MENTIONED IN THIS
 REPORT. PROVIDE A COPY OF THE SIGNED AND SEALED SOILS
 REPORT. FBC 1803.1
  
 5) NOT COMPLIED. IT APPEARS FROM THE SITE PLAN AND THE
 PALM BEACH COUNTY PROPERTY APPRAISER WEBSITE THAT THE
 PROJECT COVERS TWO LOTS. A UNITY OF TITLE IS REQUIRED:

 6) NOT COMPLIED. PORTIONS OF THE BUILDING ARE LOCATED
 IN A SPECIAL FLOOD HAZARD AREA. THE ELEVATIONS FOR THE
 PROJECT ARE IN NGVD 88. AS OF OCTOBER 5TH, 2017 THE
 CITY OF WEST PALM BEACH HAS ADOPTED NEW FLOOD INSURANCE
 RATE MAPS WHICH USE NAVD 88 AS THE VERTICAL DATUM. THE
 CITY ALSO ADOPTED A 2' FREEBOARD WHICH REQUIRES THE
 FINISH FLOOR AND EQUIPMENT TO BE A MINIMUM OF TWO FEET
 ABOVE THE BFE. IN ORDER TO AVOID ANY CONFUSION PLEASE
 REVISE THE PLANS TO SHOW ONLY THE CURRENT FLOOD
 ELEVATION DATA (NAVD 88). ELEVATION CERTIFICATES WILL
 BE REQUIRED TO SHOW COMPLIANCE WITH THE CITY'S FLOOD
 POLICY. THE CITY REQUIRES THREE ELEVATION CERTIFICATES.
 FIRST, A PRECONSTRUCTION ELEV. CERT. BASED ON THE
 CONSTRUCTION DRAWING. SECOND, A CONSTRUCTION ELEV.
 CERT. BASED ON THE LOWEST FLOOR FORMS. THIRD A FINAL
 ELEV. CERT. BASED ON THE FINISHED BUILDING. THE CITY'S
 FLOOD ORDINANCE ARTICLE XVII - FLOOD PREVENTION AND
 CONTROL SEC. 94-546 - PROVISIONS FOR FLOOD HAZARD
 REDUCTION.
  
 7) NOT COMPLIED. PROVIDE A COPY OF THE PERMIT ISSUED BY
 THE ARMY CORPS OF ENGINEERS/EPA TO FILL IN THE 9,610
 SQFT OF SUBMERGED LAND SHOWN ON THE SITE PLAN. FBC

 CONTROL OF THIS LANDOWNER. SOME TYPE OF DOCUMENTATION
 OF AN EASEMENT OR DEED RESTRICTION STATING THAT THERE
 WILL BE A ROADWAY AT THIS LOCATION IN PERPETUITY WILL
 NEED TO BE SUBMITTED FOR REVIEW. THE SOUTH WALL OF THE
 BUILDING (RESIDENTIAL TOWER AND PARKING GARAGE) APPEARS
 TO BE 10 TO 15 FEET FROM THE PROPERTY LINE AND BASED ON
 FBC TABLE 705.8 IS LIMITED TO AN ALLOWABLE AREA 45% OF
 THE EXTERIOR WALL AREA PER STORY. SHOW COMPLIANCE WITH
 FBC 705.8 & TABLE 705.8.

 THE FOLLOWING COMMENTS ARE NEW AND RESULTED FROM THE
 ADDITIONAL PLANS THAT WERE SUBMITTED FOR REFERENCE.
  
 12) THE OCCUPANT COUNTS IN SOME AREAS ARE TOO LOW. WHEN
 YOU DIVIDE THE AREA BY THE LOAD FACTOR AND HAVE A
 DECIMAL THE CODE REQUIRES THE NUMBER TO ROUND UP TO THE
 NEXT HIGHER WHOLE NUMBER OF OCCUPANTS.
  
 13) ON SHEET LS1-101 THE HORIZONTAL EXIT PASSAGEWAY
 FROM STAIR #4 TO THE EXTERIOR DOES NOT SHOW AN EXIT
 DOOR.
  
 14) THERE ARE 655 PARKING SPACES SPECIFIED ON THE
 PLANS. TWO PERCENT OR 14 ARE REQUIRED TO BE HANDICAPPED
 ACCESSIBLE AND 3 OF THEM ARE REQUIRED TO BE VAN
 ACCESSIBLE.
  
 15) THE EXIT LOAD CALCULATIONS SHOW THE COMBINED LOAD
 OF THE GARAGE AND THE RESIDENTIAL TOWER FOR STAIR #1.
 THE STAIR THAT SHARES THE COMBINED LOAD IS ACTUALLY
 STAIR #2. STAIRS #2 AND #3 ARE THE ONES ADJACENT TO THE
 GARAGE. FBC 107.2.1
  
 16) TWO OF THE EXIT ACCESS STAIRWAYS AND TWO OF THE
 GARAGE EMERGENCY EXITS DISCHARGE ONTO THE POOL DECK. BE
 AWARE OF THE POOL BARRIER REQUIREMENTS OF FBC

 17) THE DETAILS OF THE HANDRAILS FOR THE ADA ACCESSIBLE
 STAIRS ON SHEET A0.201 SHOWS A HORIZONTAL EXTENSION AT
 THE BOTTOM LANDING. THE HORIZONTAL EXTENSION IS NO
 LONGER REQUIRED. THE 2017 FLORIDA ACCESSIBILITY CODE
 SECTION 505.10.3 NOW REQUIRES THE HANDRAIL AT THE
 BOTTOM OF THE STAIR TO EXTEND AT THE SLOPE OF THE
 STAIRS FOR A DISTANCE EQUAL TO ON TREAD DEPTH BEYOND
 THE LAST STAIR RISER NOSING.
  
 18) FBC 403.6.1 REQUIRES TWO FIRE SERVICE ELEVATORS
 WHICH ARE REQUIRED TO HAVE A WEIGHT CAPACITY OF NOT
 LESS THAN 3,500 LBS.
  
 19) FBC 3002.4 REQUIRES AT LEAST ONE PASSENGER ELEVATOR
 THAT CAN ACCOMMODATE AN AMBULANCE STRETCHER 24 INCHES
 BY 76 INCHES IN THE HORIZONTAL OPEN POSITION.
  
 20) FBC 3007.6 REQUIRES A FIRE SERVICE ACCESS ELEVATOR
 LOBBY. UNDER EXCEPTION #2 THE LOBBY IS NOT REQUIRED IF
 CERTAIN CONDITIONS ARE MET INCLUDING PRESSURIZING THE
 FIRE SERVICE ELEVATORS AND PROVIDING FLOOR TO FLOOR
