 ARE REQUIRED TO COMPLY WITH AND REFERENCE THE FBC SIXTH
 EDITION (2017). THE FOUNDATION PERMIT FOR THIS PROJECT
 (#17111142) WAS APPLIED FOR ON 11/30/2017, THEREFORE
 THIS PROJECT IS UNDER THE FBC FIFTH EDITION (2014).
 REVISE PLANS TO ONLY REFERENCE THE FBC FIFTH EDITION
 (2014) FS CHAPTER 553
  
 2) SPECIFY THE TYPE OF OCCUPANCY AND CONSTRUCTION TYPE
 FOR THE BUILDING ON THE PLANS. FBC 302.1 AND 602.1
  
 3) THIS PROJECT IS LOCATED IN A SPECIAL FLOOD HAZARD
 AREA. THE FLOOD ZONE IS AE THE BASE FLOOD ELEVATION FOR
 THE BUILDING IS 7' NAVD 88 PLUS THE 2' FREEBOARD
 REQUIRED BY THE CITY OF WEST PALM BEACH'S FLOOD
 ORDINANCE. THE LOWEST FLOOR OF THE BUILDING AND THE
 EQUIPMENT SERVICING THE BUILDING IS REQUIRED TO BE AT
 OR ABOVE 9'-0" NAVD 88. ELEVATION CERTIFICATES FROM A
 FLORIDA LICENSED SURVEYOR WILL BE REQUIRED AT VARIOUS
 STAGES OF CONSTRUCTION. A PRE-CONSTRUCTION ELEVATION
 CERTIFICATED BASED ON THE PROPOSED PLANS IS REQUIRED AT
 THIS TIME.
  
 4) THERE ARE SEVERAL NOTES ON THE PLAN THAT CITE THE
 FBC RESIDENTIAL, THESE NOTES DO NOT APPLY TO THIS
 PROJECT. THIS BUILDING CONTAINS MULTIPLE RESIDENTIAL
 UNITS THAT ARE SPECIFIED AS CONDOMINIUMS AND AS SUCH
 ARE CONSIDERED R-2 OCCUPANCY TYPES AND ARE SUBJECT TO
 THE FBC BUILDING SCOPING REQUIREMENTS. FBC 101.2
  
 5) REVISE THE STAIR INFORMATION ON SHEET A201 TO 2014
 FBC SECTION 1607.8 FOR LOADS AND SECTION 1013.3 FOR
 REQUIRED 42" GUARD HEIGHT, EXCEPT WITHIN INDIVIDUAL
 DWELLING UNITS OF R-2 OCCUPANCIES.
  
 6) SHOW COMPLIANCE WITH FBC 1013.4 FOR GUARD OPENING
 LIMITATIONS.
  
 7) PROVIDE A FIRE SPRINKLER PLAN. FBC 903.2.11.3 ( SEE

 8) PROVIDE A LIFE SAFETY PLAN, SHOWING OCCUPANT LOADS,

 9) SHOW COMPLIANCE WITH FBC 901.8. FIRE PUMP AND
 AUTOMATIC SPRINKLER SYSTEM RISER ROOMS SHALL BE
 DESIGNED WITH ADEQUATE SPACE FOR ALL EQUIPMENT
 NECESSARY FOR THE INSTALLATION, AS DEFINED BY THE
 MANUFACTURER, WITH SUFFICIENT WORKING ROOM AROUND THE
 STATIONARY EQUIPMENT. CLEARANCES AROUND EQUIPMENT TO
 ELEMENTS OF PERMANENT CONSTRUCTION, INCLUDING OTHER
 INSTALLED EQUIPMENT AND APPLIANCES, SHALL BE SUFFICIENT
 TO ALLOW INSPECTION, SERVICE, REPAIR OR REPLACEMENT
 WITHOUT REMOVING SUCH ELEMENTS OF PERMANENT
 CONSTRUCTION OR DISABLING THE FUNCTION OF A REQUIRED
 FIRE-RESISTANCE-RATED ASSEMBLY. FIRE PUMP AND AUTOMATIC
 SPRINKLER SYSTEM RISER ROOMS SHALL BE PROVIDED WITH A
 DOOR(S) AND UNOBSTRUCTED PASSAGEWAY LARGE ENOUGH TO
 ALLOW REMOVAL OF THE LARGEST PIECE OF EQUIPMENT.
  
 10) THERE IS A CONFLICT IN THE FINISH FLOOR ELEVATIONS
 BETWEEN SHEET C-1 AND SHEET A201. SHEET C-1 HAS THE
 ELEVATIONS IN NAVD 88 AND A201 IS IN NGVD 29. ALL OF
 THE ELEVATIONS ARE TO USE THE CURRENT VERTICAL DATA
 USED BY FEMA, WHICH IS NAVD 88.
  
 11) ON SHEET A207, THE FLOOR PLAN FOR THE SEVENTH FLOOR
 IS INCORRECTLY LABELED AS THE SECOND FLOOR. FBC 107.2.1
  
 12) ON SHEET A301 THE GROUND FLOOR CEILING PLAN DOES
 NOT SHOW THE OPENING FOR THE STAIRWAY TO THE SECOND
 FLOOR. FBC 107.2.1
  
 13) NOTE: THIS PROJECT IS FOR A PRIVATE MULTI-FAMILY
 RESIDENCE AND NO FEDERAL FUNDING IS BEING USED,
 THEREFORE IT IS NOT REQUIRED TO COMPLY WITH THE ADA,
 HOWEVER, IT IS REQUIRED TO COMPLY WITH FAIR HOUSING.
 SHOW COMPLIANCE WITH FAIR HOUSING REQUIREMENTS FOR
 SCHEDULE A OR B BATHROOM REQUIREMENTS AS SPECIFIED IN
 THE FAIR HOUSING ACT DESIGN MANUAL. FBC ACCESSIBILITY -

 14) THE COMPONENT AND CLADDING PRESSURES FOR THE

 THE SCHEDULES ON SHEET A601. THE STRUCTURAL SHEETS HAVE
 BEEN REMOVED AND ARE UNDER ANOTHER PERMIT. FBC 107.2.1
  
 15) SHOW COMPLIANCE WITH THE FOLLOWING: FBC 1207.2
 AIR-BORNE SOUND. WALLS, PARTITIONS AND FLOOR/CEILING
 ASSEMBLIES SEPARATING DWELLING UNITS FROM EACH OTHER OR
 FROM PUBLIC OR SERVICE AREAS SHALL HAVE A SOUND
 TRANSMISSION CLASS (STC) OF NOT LESS THAN 50 (45 IF
 FIELD TESTED) FOR AIR-BORNE NOISE WHEN TESTED IN
 ACCORDANCE WITH ASTM E 90. PENETRATIONS OR OPENINGS IN
 CONSTRUCTION ASSEMBLIES FOR PIPING; ELECTRICAL DEVICES;
 RECESSED CABINETS; BATHTUBS; SOFFITS; OR HEATING,
 VENTILATING OR EXHAUST DUCTS SHALL BE SEALED, LINED,
 INSULATED OR OTHERWISE TREATED TO MAINTAIN THE REQUIRED
 RATINGS. THIS REQUIREMENT SHALL NOT APPLY TO DWELLING
 UNIT ENTRANCE DOORS; HOWEVER, SUCH DOORS SHALL BE TIGHT
 FITTING TO THE FRAME AND SILL.
 1207.3 STRUCTURE-BORNE SOUND.
 FLOOR/CEILING ASSEMBLIES BETWEEN DWELLING UNITS OR
 BETWEEN A DWELLING UNIT AND A PUBLIC OR SERVICE AREA
 WITHIN THE STRUCTURE SHALL HAVE AN IMPACT INSULATION
 CLASS (IIC) RATING OF NOT LESS THAN 50 (45 IF FIELD
 TESTED) WHEN TESTED IN ACCORDANCE WITH ASTM E 492.
 TESTING REPORTS FOR SOUND PROOFING INSULATION FOR TILE
 FLOORING OR OTHER HARD SURFACE FLOORING MATERIAL IS
 REQUIRED TO BE SUBMITTED. THIS CAN BE A DEFERRED
 SUBMITTAL.
  
 16) FBC 107.3.4 - PROVIDE TWO SETS OF PRODUCT APPROVALS
 FOR THOSE PRODUCTS WHICH ARE REGULATED BY FAC
 61G20-3.001 PER FLORIDA STATUTE 553.842 (5) THAT HAVE
 BEEN REVIEWED AND APPROVED IN WRITING BY THE DESIGNER
 OF RECORD. PROVIDE TWO COMPLETE PRODUCT APPROVALS WITH
 FL OR NOA NUMBERS INCLUDING INSTALLATION INSTRUCTIONS
 AND MAXIMUM DESIGN PRESSURES FOR EACH OF THE DIFFERENT
 ROOFING MATERIALS, WINDOW/GLASS TYPES, STRUCTURAL
 MULLIONS, ROOF HATCHES AND EXTERIOR DOOR TYPES. YOU MAY
 REQUEST THAT THESE ITEMS BE DEFERRED TO A LATER DATE.
 SEE BELOW.
 107.3.4.2 DEFERRED SUBMITTALS. FOR THE PURPOSES OF THIS
 SECTION, DEFERRED SUBMITTALS ARE DEFINED AS THOSE
 PORTIONS OF THE DESIGN THAT ARE NOT SUBMITTED AT THE
 TIME OF THE APPLICATION AND THAT ARE TO BE SUBMITTED TO
 THE BUILDING OFFICIAL WITHIN A SPECIFIED PERIOD.
 DEFERRAL OF ANY SUBMITTAL ITEMS SHALL HAVE THE PRIOR
 APPROVAL OF THE BUILDING OFFICIAL. THE REGISTERED
 DESIGN PROFESSIONAL IN RESPONSIBLE CHARGE SHALL LIST
 THE DEFERRED SUBMITTALS ON THE CONSTRUCTION DOCUMENTS
 FOR REVIEW BY THE BUILDING OFFICIAL. DOCUMENTS FOR
 DEFERRED SUBMITTAL ITEMS SHALL BE SUBMITTED TO THE
 REGISTERED DESIGN PROFESSIONAL IN RESPONSIBLE CHARGE
 WHO SHALL REVIEW THEM AND FORWARD THEM TO THE BUILDING
 OFFICIAL WITH A NOTATION INDICATING THAT THE DEFERRED
 SUBMITTAL DOCUMENTS HAVE BEEN REVIEWED AND FOUND TO BE
 IN GENERAL CONFORMANCE TO THE DESIGN OF THE BUILDING.
 THE DEFERRED SUBMITTAL ITEMS SHALL NOT BE INSTALLED
 UNTIL THE DEFERRED SUBMITTAL DOCUMENTS HAVE BEEN
 APPROVED BY THE BUILDING OFFICIAL.
  
 17) THE ROOF HATCH SHOWN ON THE PLANS DOES NOT COMPLY
 WITH THE REQUIREMENTS FOR SIZE AND GUARDS. 1009.16
 STAIRWAY TO ROOF. IN BUILDINGS FOUR OR MORE STORIES
 ABOVE GRADE PLANE, ONE STAIRWAY SHALL EXTEND TO THE
 ROOF SURFACE, UNLESS THE ROOF HAS A SLOPE STEEPER THAN
 FOUR UNITS VERTICAL IN 12 UNITS HORIZONTAL (33-PERCENT
 SLOPE). IN BUILDINGS WITHOUT AN OCCUPIED ROOF, ACCESS
 TO THE ROOF FROM THE TOP STORY SHALL BE PERMITTED TO BE
 BY AN ALTERNATING TREAD DEVICE.
 1009.16.1 ROOF ACCESS. WHERE A STAIRWAY IS PROVIDED TO
 A ROOF, ACCESS TO THE ROOF SHALL BE PROVIDED THROUGH A
 PENTHOUSE COMPLYING WITH SECTION 1509.2.
 EXCEPTION: IN BUILDINGS WITHOUT AN OCCUPIED ROOF,
 ACCESS TO THE ROOF SHALL BE PERMITTED TO BE A ROOF
 HATCH OR TRAP DOOR NOT LESS THAN 16 SQUARE FEET (1.5
 M2) IN AREA AND HAVING A MINIMUM DIMENSION OF 2 FEET
 (610 MM).
 1009.16.2 PROTECTION AT ROOF HATCH OPENINGS. WHERE THE
 ROOF HATCH OPENING PROVIDING THE REQUIRED ACCESS IS
 LOCATED WITHIN 10 FEET (3049 MM) OF THE ROOF EDGE, SUCH
 ROOF ACCESS OR ROOF EDGE SHALL BE PROTECTED BY GUARDS
 INSTALLED IN ACCORDANCE WITH THE PROVISIONS OF SECTION
 1013.
  
 18) ON SHEET A602, #4 THE ENLARGED STAIR PLAN FOR THE
 SEVENTH FLOOR, THE ELEVATOR EQUIPMENT IS NOT LABELED
 AND SOME OF THE DIMENSIONS OF THE ROOM AND IT'S STAIR
 LANDING ARE MISSING. FBC 107.2.1
  
 19) THE STAIR PLANS ON SHEET A602 HAVE ARE SPECIFIED AS
 BEING 1/4" SCALE AND THEY ARE ACTUALLY 3/8" SCALE. FBC
 107.2.1
  
 20) THE PLANS SHOW A SHIPS LADDER FOR ACCESS TO THE
 ELEVATOR EQUIPMENT ROOM. THE ROOM FOR ELEVATOR
 EQUIPMENT THAT MUST BE ACCESSED FOR MAINTENANCE IS
 REQUIRED TO BE ACCESSED BY A STAIRWAY. FBC 1009.17
  
 21) SHOW COMPLIANCE WITH FBC 1009.3.1.4 OPENINGS.
 OPENINGS IN AN EXIT ACCESS STAIRWAY ENCLOSURE SHALL BE
 PROTECTED IN ACCORDANCE WITH SECTION 716 AS REQUIRED
 FOR FIRE BARRIERS. DOORS SHALL BE SELF- OR
 AUTOMATIC-CLOSING BY SMOKE DETECTION IN ACCORDANCE WITH
 SECTION 716.5.9.3.
 1009.3.1.4.1 PROHIBITED OPENINGS. OPENINGS OTHER THAN
 THOSE NECESSARY FOR THE PURPOSE OF THE EXIT ACCESS
 STAIRWAY ENCLOSURE SHALL NOT BE PERMITTED IN EXIT
 ACCESS STAIRWAY ENCLOSURES. THE ELEVATOR EQUIPMENT ROOM
 IS NOT ALLOWED TO OPEN INTO THE EXIT ACCESS STAIRWAY AS
 SHOWN ON THE PLANS.
  
 22) SHOW COMPLIANCE WITH FBC 1009.3.1.2 FIRE-RESISTANCE
 RATING. EXIT ACCESS STAIRWAY ENCLOSURES SHALL HAVE A
 FIRE-RESISTANCE RATING OF NOT LESS THAN 2 HOURS WHERE
 CONNECTING FOUR STORIES OR MORE.
  
 23) SHOW COMPLIANCE WITH FBC 1022.5 PENETRATIONS.
 PENETRATIONS INTO AND OPENINGS THROUGH INTERIOR EXIT
 STAIRWAYS AND RAMPS ARE PROHIBITED EXCEPT FOR REQUIRED
 EXIT DOORS, EQUIPMENT AND DUCTWORK NECESSARY FOR
 INDEPENDENT VENTILATION OR PRESSURIZATION, SPRINKLER
 PIPING, STANDPIPES, ELECTRICAL RACEWAY FOR FIRE
 DEPARTMENT COMMUNICATION SYSTEMS AND ELECTRICAL RACEWAY
 SERVING THE INTERIOR EXIT STAIRWAY AND RAMP AND
 TERMINATING AT A STEEL BOX NOT EXCEEDING 16 SQUARE
 INCHES (0.010 M2). SUCH PENETRATIONS SHALL BE PROTECTED
 IN ACCORDANCE WITH SECTION 714. THERE SHALL BE NO
 PENETRATIONS OR COMMUNICATING OPENINGS, WHETHER
 PROTECTED OR NOT, BETWEEN ADJACENT INTERIOR EXIT
 STAIRWAYS AND RAMPS.
  
 24) SHOW COMPLIANCE WITH FBC 3002.1 HOISTWAY ENCLOSURE
 PROTECTION. ELEVATOR, DUMBWAITER AND OTHER HOISTWAY
 ENCLOSURES SHALL BE SHAFT ENCLOSURES COMPLYING WITH
 SECTION 713. FBC 713.4 FIRE-RESISTANCE RATING. SHAFT
 ENCLOSURES SHALL HAVE A FIRE-RESISTANCE RATING OF NOT
 LESS THAN 2 HOURS WHERE CONNECTING FOUR STORIES OR
 MORE, AND NOT LESS THAN 1 HOUR WHERE CONNECTING LESS
 THAN FOUR STORIES. THE NUMBER OF STORIES CONNECTED BY
 THE SHAFT ENCLOSURE SHALL INCLUDE ANY BASEMENTS BUT NOT
 ANY MEZZANINES. SHAFT ENCLOSURES SHALL HAVE A
 FIRE-RESISTANCE RATING NOT LESS THAN THE FLOOR ASSEMBLY
 PENETRATED, BUT NEED NOT EXCEED 2 HOURS. SHAFT
 ENCLOSURES SHALL MEET THE REQUIREMENTS OF SECTION
 703.2.1.
  
 25) SHOW COMPLIANCE WITH FBC 3002.4 ELEVATOR CAR TO
 ACCOMMODATE AMBULANCE STRETCHER. ANY BUILDING THAT IS
 MORE THAN THREE STORIES HIGH OR IN WHICH THE VERTICAL
 DISTANCE BETWEEN THE BOTTOM TERMINAL LANDING AND THE
 TOP TERMINAL LANDING EXCEEDS 25 FEET (7620 MM), MUST BE
 CONSTRUCTED TO CONTAIN AT LEAST ONE PASSENGER ELEVATOR
 THAT IS OPERATIONAL FOR BUILDING OCCUPANTS AND FIRE
 DEPARTMENT EMERGENCY ACCESS TO ALL FLOORS. THE ELEVATOR
 CAR SHALL BE OF SUCH A SIZE AND ARRANGEMENT TO
 ACCOMMODATE AN AMBULANCE STRETCHER 24 INCHES BY 76
 INCHES (610 MM BY 2134 MM) WITH NOT LESS THAN 5-INCH
 (127 MM) RADIUS CORNERS, IN THE HORIZONTAL, OPEN
 POSITION AND SHALL BE IDENTIFIED BY THE INTERNATIONAL
 SYMBOL FOR EMERGENCY MEDICAL SERVICES (STAR OF LIFE).
 THE SYMBOL SHALL NOT BE LESS THAN 3 INCHES (76 MM) IN
 HEIGHT AND SHALL BE PLACED INSIDE ON BOTH SIDES OF THE
 HOISTWAY DOOR FRAME.
  
 26) 3006.4 MACHINE ROOMS AND MACHINERY SPACES. ELEVATOR
 MACHINE ROOMS AND MACHINERY SPACES SHALL BE ENCLOSED
 WITH FIRE BARRIERS CONSTRUCTED IN ACCORDANCE WITH
 SECTION 707 OR HORIZONTAL ASSEMBLIES CONSTRUCTED IN
 ACCORDANCE WITH SECTION 711, OR BOTH. THE
 FIRE-RESISTANCE RATING SHALL BE NOT LESS THAN THE
 REQUIRED RATING OF THE HOISTWAY ENCLOSURE SERVED BY THE
 MACHINERY. OPENINGS IN THE FIRE BARRIERS SHALL BE
 PROTECTED WITH ASSEMBLIES HAVING A FIRE PROTECTION
 RATING NOT LESS THAN THAT REQUIRED FOR THE HOISTWAY
 ENCLOSURE DOORS.
 EXCEPTIONS: 1. WHERE MACHINE ROOMS AND MACHINERY SPACES
 DO NOT ABUT AND HAVE NO OPENINGS TO THE HOISTWAY
 ENCLOSURE THEY SERVE THE FIRE BARRIERS CONSTRUCTED IN
 ACCORDANCE WITH SECTION 707 OR HORIZONTAL ASSEMBLIES
 CONSTRUCTED IN ACCORDANCE WITH SECTION 711, OR BOTH,
 SHALL BE PERMITTED TO BE REDUCED TO A 1-HOUR
 FIRE-RESISTANCE RATING.
  
 27) F] 913.2 PROTECTION AGAINST INTERRUPTION OF
 SERVICE. THE FIRE PUMP, DRIVER AND CONTROLLER SHALL BE
 PROTECTED IN ACCORDANCE WITH NFPA 20 AGAINST POSSIBLE
 INTERRUPTION OF SERVICE THROUGH DAMAGE CAUSED BY
 EXPLOSION, FIRE, FLOOD, EARTHQUAKE, RODENTS, INSECTS,
 WINDSTORM, FREEZING, VANDALISM AND OTHER ADVERSE
 CONDITIONS.
 913.2.1 PROTECTION OF FIRE PUMP ROOMS. FIRE PUMPS SHALL
 BE LOCATED IN ROOMS THAT ARE SEPARATED FROM ALL OTHER
 AREAS OF THE BUILDING BY 2-HOUR FIRE BARRIERS
 CONSTRUCTED IN ACCORDANCE WITH SECTION 707 OR 2-HOUR
 HORIZONTAL ASSEMBLIES CONSTRUCTED IN ACCORDANCE WITH
 SECTION 711, OR BOTH.
 EXCEPTIONS:
 1. IN OTHER THAN HIGH-RISE BUILDINGS, SEPARATION BY
 1-HOUR FIRE BARRIERS CONSTRUCTED IN ACCORDANCE WITH
 SECTION 707 OR 1-HOUR HORIZONTAL ASSEMBLIES CONSTRUCTED
 IN ACCORDANCE WITH SECTION 711, OR BOTH, SHALL BE
 PERMITTED IN BUILDINGS EQUIPPED THROUGHOUT WITH AN
 AUTOMATIC SPRINKLER SYSTEM IN ACCORDANCE WITH SECTION
