 PLEASE ADDRESS THE ITEMS NOTED BELOW:
  
 1) UP DATE BUILDING CODE DATA AND APPLICABLE CODES ON
 THE PLANS TO THE 2017 FBC SIXTH EDITION. THE PLANS HAVE
 SEVERAL REFERENCES TO THE FBC FIFTH EDITION (2014). THE
 FBC SIXTH EDITION (2017) WENT INTO EFFECT ON JANUARY 1,
 2018. ALL NEW PERMITS APPLIED FOR ON OR AFTER THAT DATE
 ARE REQUIRED TO COMPLY WITH AND REFERENCE THE FBC SIXTH
 EDITION (2017). FS CHAPTER 553
  
 2) UP DATE THE BUILDING ELEVATION DATA ON SHEET
 A-0.0.01A TO REFLECT THE CURRENTLY ADOPTED FLOOD MAPS
 AND DATUM. AS OF OCTOBER 5TH, 2017 THE CITY HAS ADOPTED
 NEW FLOOD INSURANCE RATE MAPS WHICH USE NAVD 88 AS THE
 VERTICAL DATUM. THE CITY ALSO ADOPTED A 2' FREEBOARD
 WHICH REQUIRES THE FINISH FLOOR AND EQUIPMENT TO BE A
 MINIMUM OF TWO FEET ABOVE THE BFE.
  
 3) THE FIRE RESISTANCE RATING REQUIREMENTS ON SHEET
 A-0.0.01A IS MISLEADING WITHOUT THE REQUIRED MINIMUM
 FIRE SEPARATION BEING PROVIDED. SEE FBCR TABLE R302.1.
  
 4) FBC- R310.2.1 IS THE CODE SECTION FOR EMERGENCY
 ESCAPE AND RESCUE IN THE 2017 FBC SIXTH EDITION. THE
 CODE SECTION PROVIDED ON THE PLANS IS INCORRECT. FBC
 107.2.1
  
 5) THE NOTE UNDER EXTERIOR OPENINGS ON SHEET A-0.0.01A
 IS NOT WORDED CORRECTLY. FBC R311.3.2 STATES THAT THE
 LANDINGS AT EXTERIOR DOORS SHALL NOT BE MORE THAN 7-3/4
 INCHES BELOW THE TOP OF THE THRESHOLD.
  
 6) SUBMIT TWO SETS OF FORMS AND DOCUMENTS TO SHOW
 COMPLIANCE WITH FBC ENERGY CONSERVATION SECTION
 R103.1.1.2 CODE COMPLIANCE CERTIFICATION. THE
 BUILDING'S OWNER, THE OWNER'S ARCHITECT, OR OTHER
 AUTHORIZED AGENT LEGALLY DESIGNATED BY THE OWNER SHALL
 CERTIFY THAT THE BUILDING IS IN COMPLIANCE WITH THE
 CODE, AS PER SECTION 553.907, FLORIDA STATUTES, PRIOR
 TO RECEIVING THE PERMIT TO BEGIN CONSTRUCTION OR
 RENOVATION. R405.4.2 COMPLIANCE REPORT. COMPLIANCE
 SOFTWARE TOOLS SHALL GENERATE A REPORT THAT DOCUMENTS
 THAT THE PROPOSED DESIGN COMPLIES WITH SECTION R405.3.
 A COMPLIANCE REPORT ON THE PROPOSED DESIGN SHALL BE
 SUBMITTED WITH THE APPLICATION FOR THE BUILDING PERMIT.
 COMPLIANCE REPORTS SHALL INCLUDE INFORMATION IN
 ACCORDANCE WITH SECTIONS R405.4.2.1 AND R405.4.2.2.
 WHERE THE PROPOSED DESIGN OF A BUILDING COULD BE BUILT
 ON DIFFERENT SITES WHERE THE CARDINAL ORIENTATION OF
 THE BUILDING ON EACH SITE IS DIFFERENT, COMPLIANCE OF
 THE PROPOSED DESIGN FOR THE PURPOSES OF THE APPLICATION
 FOR THE BUILDING PERMIT SHALL BE BASED ON THE
 WORST-CASE ORIENTATION, WORST-CASE CONFIGURATION,
 WORST-CASE BUILDING AIR LEAKAGE AND WORST- CASE DUCT
 LEAKAGE. SUCH WORST-CASE PARAMETERS SHALL BE USED AS
 INPUTS TO THE COMPLIANCE SOFTWARE FOR ENERGY ANALYSIS.
  
 7) THE 2014 EDITION IS REFERENCED ON THE ATTIC
 VENTILATION ANALYSIS ON SHEET A-1.4.01A. PLEASE UPDATE
 TO THE 2017 FBC.
  
 8) PROVIDE TWO SETS OF SITE DRAINAGE PLANS FOR THE
 SPECIFIC LOTS WITH THE SUBMITTAL DOCUMENTS WHEN
 APPLYING FOR PERMITS UNDER THE MASTER. FBC 107.2.5 THE
 CONSTRUCTION DOCUMENTS SUBMITTED WITH THE APPLICATION
 FOR PERMIT SHALL BE ACCOMPANIED BY A SITE PLAN SHOWING
 TO SCALE THE SIZE AND LOCATION OF NEW CONSTRUCTION AND
 EXISTING STRUCTURES ON THE SITE, DISTANCES FROM LOT
 LINES, THE ESTABLISHED STREET GRADES AND THE PROPOSED
 FINISHED GRADES AND, AS APPLICABLE, FLOOD HAZARD AREAS,
 FLOODWAYS, AND DESIGN FLOOD ELEVATIONS; AND IT SHALL BE
 DRAWN IN ACCORDANCE WITH AN ACCURATE BOUNDARY LINE
 SURVEY. IN THE CASE OF DEMOLITION, THE SITE PLAN SHALL
 SHOW CONSTRUCTION TO BE DEMOLISHED AND THE LOCATION AND
 SIZE OF EXISTING STRUCTURES AND CONSTRUCTION THAT ARE
 TO REMAIN ON THE SITE OR PLOT. THE BUILDING OFFICIAL IS
 AUTHORIZED TO WAIVE OR MODIFY THE REQUIREMENT FOR A
 SITE PLAN WHEN THE APPLICATION FOR PERMIT IS FOR
 ALTERATION OR REPAIR OR WHEN OTHERWISE WARRANTED.
 FBC-R401.3 DRAINAGE. SURFACE DRAINAGE SHALL BE DIVERTED
 TO A STORM SEWER CONVEYANCE OR OTHER APPROVED POINT OF
 COLLECTION THAT DOES NOT CREATE A HAZARD. LOTS SHALL BE
 GRADED TO DRAIN SURFACE WATER AWAY FROM FOUNDATION
 WALLS. THE GRADE SHALL FALL A MINIMUM OF 6 INCHES (152
 MM) WITHIN THE FIRST 10 FEET (3048 MM).
 EXCEPTION: WHERE LOT LINES, WALLS, SLOPES OR OTHER
 PHYSICAL BARRIERS PROHIBIT 6 INCHES (152 MM) OF FALL
 WITHIN 10 FEET (3048 MM), DRAINS OR SWALES SHALL BE
 CONSTRUCTED TO ENSURE DRAINAGE AWAY FROM THE STRUCTURE.
 IMPERVIOUS SURFACES WITHIN 10 FEET (3048 MM) OF THE
 BUILDING FOUNDATION SHALL BE SLOPED A MINIMUM OF 2
 PERCENT AWAY FROM THE BUILDING.
  
 9) PROVIDE STRUCTURAL DETAILS FOR THE TRUSS TO WALL
 CONNECTIONS FOR THE OPTIONAL CUPOLA THAT IS SHOWN ON
 SHEETS S-2.01B,C AND S-3.00B,C. THE NOTE ON SHEET
 S-2.01B,C FOR THE CUPOLA STATES THAT THE TOWER
 STRUCTURE IS BY TRUSS SPECIALTY ENGINEER. IT APPEARS
 THAT THE WALLS FOR THE CUPOLA ARE TO BE HAND FRAMED ON
 SITE PER DETAIL S-3.00B,C. CLARIFY.FBC 107.2.1
  
 10) SHOW COMPLIANCE WITH FBC-R318.1 R318.1 TERMITE
 PROTECTION. TERMITE PROTECTION SHALL BE PROVIDED BY
 REGISTERED TERMITICIDES, INCLUDING SOIL APPLIED
 PESTICIDES, BAITING SYSTEMS, AND PESTICIDES APPLIED TO
 WOOD, OR OTHER APPROVED METHODS OF TERMITE PROTECTION
 LABELED FOR USE AS A PREVENTATIVE TREATMENT TO NEW
 CONSTRUCTION. SEE SECTION 202, REGISTERED TERMITICIDE.
 UPON COMPLETION OF THE APPLICATION OF THE TERMITE
 PROTECTIVE TREATMENT, A CERTIFICATE OF COMPLIANCE SHALL
 BE ISSUED TO THE BUILDING DEPARTMENT BY THE LICENSED
 PEST CONTROL COMPANY THAT CONTAINS THE FOLLOWING
 STATEMENT: THE BUILDING HAS RECEIVED A COMPLETE
 TREATMENT FOR THE PREVENTION OF SUBTERRANEAN TERMITES.
 TREATMENT IS IN ACCORDANCE WITH RULES AND LAWS
 ESTABLISHED BY THE FLORIDA DEPARTMENT OF AGRICULTURE
 AND CONSUMER SERVICES.
  
 11) FOOTING TE IN THE SCHEDULE ON SHEET S-4.00A IS 1
 FOOT THICK AND ACCORDING TO SECTION 1/S-3.00A IS A
 MONOLITHIC SLAB. DRAWING 1/S-3.00A,B AND C SHOWS THE
 EXTERIOR GRADE LEVEL WITH THE FINISH FLOOR. IN ORDER TO
 BE A MINIMUM OF 12" BELOW GRADE AND 4" ABOVE GRADE, THE
 FOOTING IS REQUIRED TO BE A MINIMUM OF 16" THICK.
 FBC-R403.1.4 MINIMUM DEPTH. EXTERIOR FOOTINGS SHALL BE
 PLACED NOT LESS THAN 12 INCHES (305 MM) BELOW THE
 UNDISTURBED GROUND SURFACE. FBC-R404.1.6 HEIGHT ABOVE
 FINISHED GRADE. CONCRETE AND MASONRY FOUNDATION WALLS
 SHALL EXTEND ABOVE THE FINISHED GRADE ADJACENT TO THE
 FOUNDATION AT ALL POINTS A MINIMUM OF 4 INCHES (102 MM)
 WHERE MASONRY VENEER IS USED AND A MINIMUM OF 6 INCHES
 (152 MM) ELSEWHERE.
  
 12) DETAIL HOW THE RAIN WATER FROM THE SLOPED ROOF WILL
 BE DIVERTED AROUND THE ENTRY TOWERS SHOWN FOR MODELS B
 AND C. IF A ROOF CRICKET WILL BE USED PROVIDE DETAILS.

 13) THE WIND DESIGN PRESSURES FOR COMPONENTS AND
 CLADDING ON SHEET S-4.00A APPEAR TO HAVE ERRORS. THE
 NEGATIVE PRESSURES FOR ROOF ZONES 2 AND 3 SHOULD NOT BE
 THE SAME. THE PRESSURES ALSO APPEAR TO BE HIGH. PROVIDE
 THE CALCULATIONS USED TO DETERMINE THESE PRESSURES. FBC
 107.2.1.2 SINCE THE WINDOW AND DOOR PRESSURES ON THE
 PRODUCT APPROVALS ARE BASED ON VASD AND IN ORDER TO
 AVOID CONFUSION, PLEASE PROVIDE A COMPONENT AND
 CLADDING SCHEDULE WITH 132MPH EXPOSURE C NOMINAL VASD
 PRESSURES. FBC 301.2.1.3
  
 14) THE ROOF PLAN NOTES CALLS FOR 10D GALVANIZED COMMON
 NAILS. ON OTHER PLAN SHEETS 10D RING SHANK NAILS ARE

 15) IT IS NOT CLEAR ON THE ROOF FRAMING PLAN
 S-2.01A,B,C WHICH ANCHORS ARE SPECIFIED FOR EACH OF THE

 16) SUBMIT TWO SETS OF SPECIFICATIONS AND INSTALLATION
 INSTRUCTIONS FOR THE OUTDOOR RANGE AT THE OUTDOOR
 SUMMER KITCHEN. FBC 107.2.1
  
 17) FBC 107.3.4 - PROVIDE TWO SETS OF PRODUCT APPROVALS
 FOR THOSE PRODUCTS WHICH ARE REGULATED BY FAC

 BEEN REVIEWED AND APPROVED IN WRITING BY THE DESIGNER
 OF RECORD. PROVIDE TWO COMPLETE PRODUCT APPROVALS WITH
 FL OR NOA NUMBERS INCLUDING INSTALLATION INSTRUCTIONS
 AND MAXIMUM DESIGN PRESSURES FOR EACH OF THE DIFFERENT
 ROOFING MATERIALS, WINDOW/GLASS TYPES, STRUCTURAL
 MULLIONS AND EXTERIOR DOOR TYPES.
  
 18) SUBMIT TWO SETS OF PRODUCT APPROVALS FOR THE
 OUTDOOR STONE VENEER FACING. FBC 107.3.4
  
 19) SUBMIT TWO SETS OF PRODUCT APPROVALS FOR THE OFF
 RIDGE ROOF VENTS (NOA 17-1031.03). FBC 107.3.4
