 PLEASE PROVIDE WRITTEN RESPONSES TO COMMENTS:
  
 1) ORDINANCE NO. 4245-09 CONTAINS THE LATEST
 DEVELOPMENT REGULATIONS FOR THE 1515 SITE APPROVAL.
 PLEASE ADDRESS THE FOLLOWING REQUIREMENTS:
  
 A. RECORD, IN THE PUBLIC RECORDS OF PALM BEACH COUNTY,
 AN ABANDONMENT OF ALL EASEMENTS THAT CONFLICT WITH THE
 BUILDING, AS WELL AS ANY OTHER UNNECESSARY EASEMENTS.
  
 B. VERIFY THAT THE PROJECT SHALL BE CONSTRUCTED USING
 AN AUGURED PILING OR SIMILAR PILING SYSTEM.
  
 C. THE DEVELOPER SHALL PERFORM A "CONDITION SURVEY" OF
 THE ADJOINING PROPERTIES PRIOR TO THE COMMENCEMENT OF
 ANY CONSTRUCTION ACTIVITIES. THE DEVELOPER SHALL
 CONFORM TO THE APPROPRIATE INDUSTRY STANDARDS APPROVED
 BY THE CITY'S CONSTRUCTION SERVICES DEPARTMENT IN
 MONITORING THE VIBRATION EFFECTS ON THE ADJOINING
 PROPERTIES; THIS SHALL INCLUDE, BUT IS NOT LIMITED TO,
 THE PLACEMENT OF SEISMIC METERS, INSPECTIONS, AND
 SIMILAR ACTIVITIES.
  
 D. REGISTER THE PROJECT WITH THE U.S. GREEN BUILDING
 COUNCIL.
  
 2) PROVIDE VERIFICATION THAT THE FOLLOWING ITEMS FROM
 THE MAY 11, 2017 MINOR AMENDMENT APPROVAL LETTER, HAVE
 BEEN MET:
  
 A. IF THE GARAGE IS REQUIRED TO BE VENTED, THE
 EQUIPMENT MAY NOT BE LOCATED ON A FACADE ADJACENT TO
 THE NEIGHBORING STRUCTURES OR RIGHTS-OF-WAY AND MUST
 NOT VENT FUMES OR DIRECT NOISE TOWARD THE NEIGHBORING
 STRUCTURES OR RIGHTS-OF-WAY.
  
 B. PRIOR TO THE ISSUANCE OF PERMITS FOR THE PROJECT,
 THE METHOD FOR CONTROLLING GROUNDWATER FROM ENTERING
 THE SUBTERRANEAN PARKING GARAGE AND HOW GROUNDWATER
 WILL BE DISCHARGED FROM THE SITE ARE TO BE APPROVED BY
 THE CITY'S ENGINEERING SERVICES DEPARTMENT.
  
 C. DRAINAGE CALCULATIONS THAT ACCOUNT FOR SEA LEVEL
 RISE IMPACTS ON THE ON-SITE STORMWATER SYSTEM SHALL BE
 SUBMITTED WITH THE ENGINEERING PERMIT APPLICATION.
  
 D. IN THE ENGINEERING PERMIT PLANS, SHOW CONFLICT
 INFORMATION (BOTTOM AND TOP OF CROSSING PIPES) AT THE
 CONFLICT POINTS OF THE PROPOSED WATER AND SANITARY
 SEWER PIPES WITH THE EXISTING AND PROPOSED STORM DRAINS
 JUST TO THE NORTH OF THE BUILDING AND INSIDE THE
 PROPERTY.
  
 E. THE ENGINEERING PERMIT PLANS SHALL SHOW THE CITY'S
 "POINT-OF-SERVICE" MANHOLE WITHIN THE CITY'S
 RIGHT-OF-WAY.
  
 F. THE ENGINEERING PERMIT PLANS SHALL SHOW THE "FIRE
 POINT-OF-SERVICE" PER 2016 NFPA 24, FROM THE CONNECTION
 POINT OF THE PROPOSED FIRE LINE TO THE EXISTING WATER
 MAIN LOCATED WITHIN THE CITY'S RIGHT-OF-WAY I.E. WHERE
 TAPPING SLEEVE AND VALVES IS SHOWN TO BE FOR BOTH SOUTH
 FLAGLER DR. AND ARKONA CT.
  
 G. THE FINAL WATER AND SEWER PLANS SHALL INCLUDE A NOTE
 STATING, "ALL BACKFLOW DEVICES MUST BE LEAD FREE."
  
 3) THE PLANS HAVE CHANGED FROM WHAT WAS APPROVED BY THE
 MAY 11, 2017 MINOR AMENDMENT. THESE CHANGES INCLUDE AN
 ENLARGED BASEMENT PARKING, A REWORKED ENTRY COURT AND A
 DIFFERENT POOL DECK LAYOUT. STAFF NEEDS TO REVIEW THE
 ENTIRE PACKAGE AS PART OF A MINOR AMENDMENT PRIOR TO
 ISSUING THE APPROVAL OF THE FOUNDATION PERMIT TO MAKE
 SURE EVERYTHING MEETS THE APPROVAL DOCUMENTS AS WELL AS
 THE CODE REQUIREMENTS, AND THUS THE FOUNDATION CAN BE
 BUILT AS SHOWN. ZONING STAFF HAS NOTED THAT THERE IS A
 DRIVE AISLE SHOWN AT 23 FEET IN WIDTH, WHICH IS LESS
 THAN THE REQUIRED 24 FOOT MINIMUM. A FULL REVIEW WILL
 BE DONE AS PART OF THE MINOR AMENDMENT.
  
 4) THE LIFE SAFETY AND THE SITE PLAN SHOW THE GARAGE AT
 8 FEET 7 INCHES, WHILE SHEET C.5.00 SHOWS THE SAME AREA
 AT 9.58 NGVD. PLEASE CLARIFY.
