2018-03-29 08:40:383/28/2018 - HPB CASE NO. 17-78, RECEIVED HPB APPROVAL
 FOR INFILL CONSTRUCTION IN DECEMBER OF 2017. APPLICANT
 HAS MET THE FOLLOWING CONDITIONS OF APPROVAL:
 1.) REVISE FRONT SETBACK TO FALL BETWEEN THE RANGE OF
 16? TO 25?.
 2.) ADJUST THE MASSING ON THE REAR OF THE STRUCTURE TO
 COMPLEMENT THE FRONT FA?ADE. THE BOXY PROJECTIONS AT
 THE SIDE ELEVATIONS SHOULD BE CAPPED WITH A HIP OR
 GABLE ROOF FOR ARCHITECTURALLY CONTINUITY.
 3.) APPLICANT SHALL USE SMOOTH STUCCO CLADDING FOR ALL
 PROPOSED MODELS. IF HARDIBOARD IS TO BE USED, IT SHALL
 COVER THE ENTIRE BUILDING ENVELOPE AND BE SMOOTH IN
 TEXTURE.
 4.) ROOFING MATERIAL SHALL BE CONSISTENT. APPLICANT
 SHOWS A STANDING SEAM METAL TYPE OF ROOFING ON THE
 RENDERINGS, BUT DESCRIBES ELASTOMERIC PAINT BEING
 APPLIED TO THE CONCRETE SURFACE IN THE PLANS.
 5.) ALL WINDOWS SHOULD BE CLEAR GLASS, NOT TINTED, PER
 THE DESIGN GUIDELINES OF THE HISTORIC DISTRICT. ON THE
 RIGHT AND LEFT ELEVATIONS, A WIDER 6/1-LIGHT WINDOW IS
 PRESENT AND SHOULD BE RECONFIGURED TO CREATE A PAIRED
 4/1-LIGHT WINDOWS FOR CONTINUITY OF DESIGN. THE FIXED
 GLASS WINDOW ON THE FRONT ELEVATION FOR THE BATHROOM
 SPACE SHOULD BE ADJUSTED TO A 4/1-LIGHT.
