 CODE: FBC 6TH EDITION (2017).
  
 1- STRUCTURE IS LOCATED IN FLOOD ZONE AE (BFE:12.1).
 BASED ON THE VALUE OF THE EXISTING STRUCTURE, THE
 PROPOSED ADDITION IS CONSIDERED "SUBSTANTIAL
 IMPROVEMENT". THE ADDITION AND THE EXISTING STRUCTURE
 NEED TO BE RAISED 2 FEET ABOVE THE BASE FLOOD ELEVATION
 AS REQUIRED BY CITY ORDINANCE 4729-17. NOTE: PLANS TO
 SHOW COMPLIANCE WITH THE FLOOD RESISTANT CONSTRUCTION
 SEC. R322.1 FBC-RESIDENTIAL. AND, ALL PLANS, SURVEYS,
 ETC TO SPECIFY THE PROPOSED FINISH FLOOR ELEVATION
 BASED ON THE REVISED FLOOD MAPS OF 10/05/17.
  
 SUBSTANTIAL IMPROVEMENT DEFINITION:
 SUBSTANTIAL IMPROVEMENT MEANS ANY COMBINATION OF
 REPAIR, RECONSTRUCTION, REHABILITATION, ALTERATION,
 ADDITION, OR OTHER IMPROVEMENT OF A BUILDING OR
 STRUCTURE, FOR WHICH THE CUMULATIVE COST IN ANY FIVE
 YEAR PERIOD EQUALS OR EXCEEDS 50 PERCENT OF THE MARKET
 VALUE OF THE BUILDING OR STRUCTURE AT THE END OF THE
 FIVE YEAR PERIOD AND BEFORE THE IMPROVEMENT OR REPAIR
 IS STARTED. IF THE STRUCTURE HAS INCURRED "SUBSTANTIAL
 DAMAGE," ANY REPAIRS ARE CONSIDERED SUBSTANTIAL
 IMPROVEMENT REGARDLESS OF THE ACTUAL REPAIR WORK
 PERFORMED.

 STRUCTURES IN FLOOD HAZARD AREAS NOT DESIGNATED AS
 COASTAL A ZONES SHALL HAVE THE LOWEST FLOORS ELEVATED
 TO OR ABOVE THE BASE FLOOD ELEVATION PLUS TWO FEET OR
 THE DESIGN FLOOD ELEVATION
  
 2- BEFORE A PERMIT TO CONSTRUCT CAN BE ISSUED, IMPACT
 FEES MUST BE PAID TO PALM BEACH COUNTY. UPON APPROVAL,
 ONE SET OF PLANS SHALL BE SIGNED OUT AND SUBMITTED TO
 PALM BEACH COUNTY FOR AN IMPACT FEE REVIEW. THE PLANS
 WITH THE IMPACT FEE STAMP AND A COPY OF THE PAID
 RECEIPT MUST BE RETURNED TO THE CITY BUILDING
 DEPARTMENT BEFORE THE BUILDING PERMIT CAN BE ISSUED.

 3- PROVIDE DRAINAGE PLAN SHOWING COMPLIANCE WITH
 FBC-R401.3 DRAINAGE. SURFACE DRAINAGE SHALL BE DIVERTED
 TO A STORM SEWER CONVEYANCE OR OTHER APPROVED POINT OF
 COLLECTION THAT DOES NOT CREATE A HAZARD. LOTS SHALL BE
 GRADED TO DRAIN SURFACE WATER AWAY FROM FOUNDATION
 WALLS. THE GRADE SHALL FALL A MINIMUM OF 6 INCHES (152
 MM) WITHIN THE FIRST 10 FEET (3048 MM).
  
 4- REVISE WINDOWS AND DOORS STRUCTURAL BUCK DETAILS
 SHOWN ON SHEET A3. TAPERED BUCKS ARE NOT ALLOWED. SEC.
 R609.7.2 FBC-RESIDENTIAL.
  
 5- WINDOW SCHEDULE ON SHEET A1: CLEARLY SPECIFY TYPE OF
 WINDOW (FOR EXAMPLE SINGLE HUNG). SEC. 107.2.1 CITY
 AMENDMENTS.
  
 6- GRAVITY LOADS ON SHEET S1 ARE NOT CLEAR: CLEARLY
 SPECIFY ALL LIVE LOADS AND ALL DEAD LOADS AT TOP AND
 BOTTOM OF ROOF TRUSSES. SEC. R301.1 FBC-RESIDENTIAL.
 NOTE: SEE TABLE R301.5 FBC-RESIDENTIAL FOR REQUIRED
 LIVE LOADS. ALSO, COORDINATE WITH LIVE LOAD SPECIFIED
 ON NOTE BELOW THE TRUSS ANCHOR CONNECTOR ON SHEET S2.
  
 7- SURVEY SUBMITTED: REVISE FLOOD INFORMATION USING THE
 NEW FLOOD MAPS. AS OF OCTOBER 5TH, 2017 THE CITY HAS
 ADOPTED NEW FLOOD INSURANCE RATE MAPS WHICH USE NAVD 88
 AS THE VERTICAL DATUM. THE CITY ALSO ADOPTED A 2'
 FREEBOARD WHICH REQUIRES THE FINISH FLOOR AND EQUIPMENT
 TO BE A MINIMUM OF TWO FEET ABOVE THE BFE.
 CITY ORDINANCE 4729-17. SEE SURVEY NOTES. SURVEY CAN
 NOT BE USED FOR CONSTRUCTION PURPOSES.
  
 8- REVISE ENERGY CALCULATIONS SUBMITTED:
 A) ITEM #10 IS INCORRECT. PLANS CALL FOR VENTED ATTIC.
 REVISE AS REQUIRED. SEC. R101.5.1.1.2 FBC-RESIDENTIAL.
  
 B) ITEM #14 IS INCORRECT. CLARIFY WHY THE WATER HEATER
 SYSTEM IS NOT REQUIRED. THIS IS A NEW WATER HEATER.
 WATER HEATER IS REQUIRED. SEE PLANS AND REVISE AS
 REQUIRED. SEC. R101.5.1.1.2 FBC-RESIDENTIAL.
  
 C) CEILING R-VALUE SHOWN ON PAGE 2 OF 4 IS INCORRECT.
 PLANS CALL FOR R-20 BATT INSULATION. REVISE AS

 B) PRECAST LINTELS AS SPECIFIED ON PLANS.
  
 C) ALL SIMPSON STRUCTURAL CONNECTORS SPECIFIED ON PLANS
 AND DETAILS. PROVIDE ONLY THE FLORIDA PRODUCT APPROVAL
 COVER PAGE AND PAGE SHOWING THE SPECIFIED CONNECTOR OR
 DESIGN PROFESSIONAL TO LIST THE FLORIDA PRODUCT
 APPROVAL NUMBER NEXT TO EACH SPECIFIED CONNECTOR.
