 CHECKLIST.
 CODE: FBC 5TH EDITION (2014).
  
 1- AFTER PLANS ARE REVISED, BRING THEM TO PALM BEACH
 COUNTY (2300 N. JOG RD.) FOR IMPACT FEES ASSESSMENT.
 BRING BACK COUNTY STAMPED PLANS AND COPY OF PAID
 RECEIPT IF FEES ARE DUE. COUNTY IMPACT FEE ORDINANCE OF
 THE UNIFIED LAND DEVELOPMENT CODE.
  
 2- PROVIDE ENERGY CALCULATIONS (2 COPIES) AS REQUIRED
 BY SEC. R101.4.3 FBC-ENERGY CONSERVATION, 5TH EDITION
 (2014).
  
 3- SCOPE OF WORK IS NOT CLEAR. PERMIT APPLICATION
 DESCRIBES CONVERSION OF GARAGE TO "MOTHER-IN-LAW SUITE"
 AND IS REFERENCING EXPIRED PERMIT APPLICATION
 #08090338. THE EXPIRED PERMIT APPLICATION IS FOR THE
 CONVERSION OF THE GARAGE TO "GAME ROOM" NOT
 "MOTHER-IN-LAW SUITE". NOTE: THERE IS ANOTHER EXPIRED
 PERMIT APPLICATION #07110328 THAT WAS SUBMITTED FOR THE
 CONVERSION OF GARAGE TO GAME ROOM. MOTHER IN LAW SUITE
 AND GAME ROOM ARE TWO DIFFERENT USES. PROPOSED USE
 NEEDS TO BE CLEAR FOR PROPER PLAN REVIEW. ALSO,
 PROPOSED USE NEEDS TO BE APPROVED BY ZONING. REVISE
 DESCRIPTION ON THE PERMIT APPLICATION AND PLANS
 SUBMITTED TO CLEARLY REFLECT THE PROPOSED USE. SEC.
 107.2.1 AND SEC. 102.2 CITY AMENDMENTS.
  
 4- PROVIDE COMPLETE PLANS DRAWN TO SCALE AND CLEARLY
 SHOWING ALL THE SCOPE OF WORK IN DETAIL. CLEARLY
 IDENTIFY EACH ROOM AND SPECIFY ALL ROOMS DIMENSIONS.
 SEC. 107.2.1 CITY AMENDMENTS.
 NOTE: DRAWINGS SUBMITTED FOR EXPIRED PERMIT
 APPLICATIONS WERE DONE BY A PROFESSIONAL ENGINEER.
 PROFESSIONAL DESIGNERS ARE MORE FAMILIAR WITH THE
 PRODUCTION AND COORDINATION OF COMPLETE CONSTRUCTION
 DOCUMENTS. CONSTRUCTION DRAWINGS ARE NOT REQUIRED TO BE
 DONE BY LICENSED DESIGN PROFESSIONALS FOR ONE AND TWO
 FAMILY RESIDENCES, BUT ALL THE CONSTRUCTION DOCUMENTS
 NEED TO BE DRAWN TO SCALE AND WITH ALL THE DESIGN
 CRITERIA TO SHOW COMPLIANCE WITH ALL THE CODE
 REQUIREMENTS. ALL DRAWINGS NEED THE NAME AND SIGNATURE
 OF THE PERSON RESPONSIBLE FOR THE DESIGN. SEC. 107.2.1
 CITY AMENDMENTS.
  
 5- THE PLANS NEED TO SPECIFY THE CURRENT CODE AS
 REQUIRED BY CHAPTER 553 FLORIDA STATUTE. ALSO, SPECIFY
 ALL THE WIND LOADS AND BUILDING EXPOSURE (SEC. R301.1
 FBC-RESIDENTIAL), CONSTRUCTION TYPE (SEC. 602.1
 FBC-BUILDING) AND USE AND OCCUPANCY CLASSIFICATION
 (SEC. 302.1 FBC-BUILDING).
  
 6- THE EXISTING GARAGE STRUCTURE IS RISK CATEGORY I.
 CHANGING THE USE OF THE STRUCTURE FROM STORAGE TO
 LIVABLE AREA TRIGGERS A CHANGE OF RISK CATEGORY TO RISK
 CATEGORY II. THEREFORE, THERE IS MORE HAZARD TO HUMAN
 LIFE WHEN THE STRUCTURE FAILS:
 A) PROVIDE COMPLETE PLANS DRAWN TO SCALE AND
 SPECIFICATIONS SHOWING HOW THE STRUCTURE IS REINFORCED
 TO MEET ALL THE LOADS OF CURRENT BUILDING CODE AS
 REQUIRED BY SEC. R301.1 FBC-RESIDENTIAL, 5TH EDITION
 (2014).
  
 B) PROVIDE COMPLETE WALL SECTION SHOWING THE LOAD PATH
 FROM THE ROOF TO THE FOUNDATION SHOWING COMPLIANCE WITH
 ALL THE LOADS REQUIRED BY SEC. R301.1 FBC-RESIDENTIAL.
 SPECIFY ALL FRAMING MEMBERS AND CONNECTORS.
  
 C) SPECIFY ALL DOORS DESIGN PRESSURES. SEC. R301.1
 FBC-RESIDENTIAL.
  
 7- PROVIDE COMPLETE DETAILS DRAWN TO SCALE AND
 SPECIFICATIONS FOR THE FRAMING OF THE OPENING FOR ALL
 THE NEW FRENCH DOORS. SPECIFY ALL FRAMING MEMBERS AND
 CONNECTORS. SEC. R301.1 FBC-RESIDENTIAL, 5TH EDITION
 (2014).
  
 8- PROVIDE COMPLETE DETAILS AND SPECIFICATIONS SHOWING
 COMPLIANCE WITH THE ENERGY CODE. COORDINATE WITH ITEM
 #2 ABOVE. COORDINATE ALL THE CEILING AND WALLS R-VALUE
 INSULATION TO AVOID CONFLICTS/DELAYS. SEC. R103.2
 FBC-ENERGY CONSERVATION.
  
 9- PLANS TO SHOW COMPLIANCE WITH THE HEATING
 REQUIREMENTS OF SEC. R303.9 FBC-RESIDENTIAL.
  
 10- PROVIDE PRODUCT APPROVAL (2 COPIES) AS REQUIRED BY
 FAC 61G20-3.001 FOR:
 A) ALL EXTERIOR DOORS AS SHOWN ON PLANS.
  
 B) HURRICANE SHUTTERS IF DOORS HAVE GLAZING AND IT IS
 NOT IMPACT. AND, PROVIDE COMPLETE INSTALLATION
 SCHEDULE. SEE CITY SAMPLE.
  
 C) ALL STRUCTURAL CONNECTORS SPECIFIED ON THE REQUIRED
 FRAMING FRAMING DETAILS AND SECTIONS. PROVIDE ONLY THE
 FLORIDA PRODUCT APPROVAL COVER PAGE AND PAGE SHOWING
 THE SPECIFIED CONNECTOR.
  
 11- PERSON RESPONSIBLE FOR THE DESIGN TO REVIEW AND
 APPROVE ALL PRODUCT APPROVALS AS REQUIRED BY SEC.
 107.3.4.1 CITY AMENDMENTS.
  
 12- VALUATION DECLARED IN THE PERMIT APPLICATION IS
 EXTREMELY LOW FOR THE CONVERSION OF A GARAGE TO LIVABLE
 SPACE WITH COMPLETE BATHROOM, KITCHEN, NEW FRENCH
 DOORS, ETC. VALUATION TO INCLUDE ALL LABOR, MATERIALS,
 CONTRACTOR'S OVERHEAD AND PROFIT (EVEN FOR
 OWNER/BUILDERS) AND ALL DESIGN PROFESSIONAL FEES AS
 REQUIRED BY SEC. 109.3 CITY AMENDMENTS. REVISE
 VALUATION AS REQUIRED.
  
 ****PLEASE PROVIDE RESPONSE LETTER ADDRESSING EACH
 COMMENT TO HELP EXPEDITE THE REVIEW PROCESS.
